Summer House is a renovated and beautifully updated beachfront condominium complex designed to provide an exceptional vacation experience. Our multi-million dollar project is now complete, and we invite you to enjoy this premier resort in the heart of Orange Beach, Alabama.

Your home away from home:
Master Suite: A private retreat with a king bed, en-suite bath with walk-in tiled shower, flat-screen TV, and sliding glass doors that open directly to the balcony and stunning Gulf views.

Guest Bedrooms: One guest room with a king bed and another with two queen beds, both with their own TVs for added comfort.

Living & Dining: An inviting living area with plenty of seating, a large Smart TV, plus direct balcony access. Enjoy meals together at the dining table for six, grab a quick snack at the breakfast bar for two, or dine outdoors in the fresh sea air.

Kitchen: Fully equipped with full-size appliances, cookware, utensils, and both Keurig and drip coffee makers—perfect for everything from quick bites to full family dinners.

Conveniences: Keyless entry, full-sized washer and dryer, and an iron with ironing board to make your stay easy and comfortable.

Summer Sands places you in the heart of Orange Beach, close to local restaurants, shops, and grocery stores. Whether you’re here to unwind by the water, stay active, or explore everything the coast has to offer, you’ll have the perfect home base for your vacation.

Important Information for Your Stay:
Guests must be at least 25 years of age to book this property.

Maximum of 8 guests.

For the comfort of all guests, smoking is strictly prohibited within the Condo and on the balcony. Evidence of smoking will result in an additional cleaning fee. Illegal substances of any kind are strictly prohibited and violators will be prosecuted to the full extent of the law.

Vehicles parked on the property must display a Guest Registration Certificate (GRC), available for purchase upon arrival for $50 per vehicle at the security booth. Summer House enforces a strict two-vehicle limit per unit. Overflow parking is available across the street next to the administration offices.

Pets are not allowed on property for guests and renters, per Summer House Association policy.

We take pride in providing a clean and well-maintained property and appreciate your cooperation in adhering to these guidelines.

Booking and Payment Details:
A $250 security deposit is required at the time of booking. This deposit will be refunded within 7 days of checkout, provided there are no damages or missing items.

Full payment of rental fees is due 60 days prior to the check-in date. For reservations made within 30 days of the check-in date, full payment is due at the time of booking.

Our Cancellation Policy:
Cancellations made at least 30 days prior to the arrival date will receive a full refund.
Cancellations made at least 14 days prior to the arrival date will receive a 50% refund.
No refunds will be issued for cancellations made within 14 days of the arrival date.

We stayed at this condo for 6 nights and thoroughly enjoyed our stay! The condo was very clean with a wonderful balcony view of the white sand beach. Plenty of room to feel right at home. Everything you need for a relaxing vacation. Several food store options within four blocks, and TONS of great restaurant options. We had never been to this area before and we were pleasantly surprised with Orange Beach and Gulf Shores. Fun area!

We had a great time. We absolutely loved the condo. Property was clean and pool was beautiful! Only 2 issues was 1 of the elevators was down the entire time and we got there a little early and we didn’t know who to contact to see if we could get in a little early. Not the end of the world though. We just went in out to the beach. Will definitely stay again!!!

Excellent Spring Break

This was our first trip to Orange Beach! We loved the beaches, restaurants, and had fun exploring the gulf stye park. Hope to come back again. Condo was perfect for our family of 6. Enjoyed the large deck, full kitchen, laundry, and proximity to stores and restaurants! Ocean was chilly but the sand made excellent castles and holes for burying people!

This condo is located in a great area and not hard to find. I’m so glad I chose this as our home away from home. It was perfect for my family. The view of the beach was perfect. The pool area is beautiful. The building is under renovation and parking was a little tight until it is completed. I would definitely recommend this place. The owner was really helpful with an issue we had and it was taken care of immediately.

Ocean Beach

We loved the layout of the condo. It was clean. They called us a bit early because the cleaning crew got done early so we got to go ahead and check in the condo a little bit early. Beautiful view from the nice big balcony. The ocean had jellyfish really bad all week that we were there so we didn't get to really get in the ocean (which we enjoy a bunch) so we hung out at the pool which was nice. Thank you for sharing your place with us.

A sweet slice of paradise!

We loved our stay! The property was as advertised! A short distance to shops/restaurants and the beach wasn’t too busy! You can sit and drink a morning cup of coffee while watching the marine life move along the coast! All the beds were soft and cozy! Love the walk in shower for my little baby it was east o clean him off from the sandy beach. I highly recommend bringing extra cleaning and toiletries. We loved being able to do laundry to go home with clean belongings! The floor did make our feet discolored no matter what efforts we took to wipe them clean(no biggie, beach/sand feet life lol) anyways, if you are looking for a great place to stay this is it! We were just outside of the hustle and bustle of gulf shores but still had a slice of paradise! We will be back next year!! Can’t wait!!! Just need the dates to open lol

Great Condo and Great Location

The property was under construction which we were made aware of but it was worse than we expected. It was very noisy and loud and extremely messy. The parking was a nightmare. They had extra parking across the street, but crossing a 4 lane was not ideal. The condo was wonderful. it was well stocked, clean and comfortable. The only item we wished it had was higher chairs on the balcony to be able to see the view without looking thru the railing or standing. The bed configuration worked well for our family. The location is very convenient to the grocery, shopping and eating. The walk to the beach was short and had no stairs. The pool and pool area was well maintained. We will be back when the construction is complete. It will be beautiful when it is done. The host was very responsive to questions prior to arrival and while we were there. Thanks

Lots of room, Great view

We came to Orange Beach for Spring Break with our three teenagers. We were happy to find this condo available at the last minute. It appealed to me because there were enough beds that all three teenagers could have their own and not have to share or have someone sleeping on a sofa bed. The kitchen had everything we needed to make a few meals and save a little money on dining out. The view of the beach was awesome and the balcony furniture was very comfortable. The condo was very close to a Wal-Mart Neighborhood Grocery Store and a Publix. Restaurants and entertainment were also close and convenient. I wish we could have spent more time out at the beach, but temperatures were a little chilly. I felt safe here and we felt safe letting our kids go down to the beach/pool without us (although they didn't stay long because of the weather!) We spent a day at Gulf State Park and rode bicycles rented from Beach Bike Rentals on Perdido Beach Blvd. There are great trails in the park and the bike rentals were perfect. Lots of good restaurants to choose from, but we enjoyed Doc's the most! Overall we had a great experience and if we ever travel to Orange Beach again, we will gladly rent this unit again.

Comforts of home

We were very happy with our stay. Had plenty of room and felt very comfortable. There was an issue with the guest bathroom toilet which Pam had repaired immediately the next day. The condo was very clean. I appreciated all the extra towels. I've never stayed in a rental with enough towels for everyone! The kitchen was well stocked and all the cooking utensils were in good shape ( not rusty, which I've experienced in other rentals). We enjoyed the balcony and the incredible ocean view. The beds were very comfortable. The condo property is well maintained. It is a gated community so it was nice knowing security was present. We had no issues with the elevators, they were clean and very quick to arrive. Overall, you cannot go wrong renting from Pam. She checked on us on day of arrival and responded immediately when I reached out to her regarding the toilet. We are already planning our 2023 trip and hope to rent this great unit again. Thanks Pam and Jim for letting us use your unit as our home away from home!

Perfect family vacation

The condo was everything it said it would be. The view from the balcony was perfect! From morning coffee, to dinner in the evenings, there was dolphin sightings every day, which was definitely a highlight of our trip. I would recommend this condo to any of my family or friends. If we return to Orange Beach, this will be our go to property!

July trip

We overall enjoyed our stay at this condo. We did have issues with the cleanliness of the floors, even after the cleaning service came out a 2nd time after check in to clean them. We ended up going and buying a swiffer ourselves to clean the floors as one was not provided with the condo and the floors were still dirty after the 2nd cleaning. Also, a majority of the dishes were dirty when we went to pull them out along with crumbs and sand in the kitchen drawers. We cleaned the dishes and utensils ourselves and the rest of the stay was great. Location was really good, the beds were comfortable and the setup worked well for our group.

Perfect condo for families

I’m so glad I chose this condo. It was perfect for our family of 4 adults and my 3 grandchildren. The condo bedrooms are spacious, the living room had room for all of us, and the upgrades are very nice. The balcony is much larger than other condos I’ve stayed at which was great that we all could gather and eat. The kids loved the large pool. Look forward to visiting again. Thanks Pam!!

Why they chose this property

We have vacationed in the Orange Beach/Gulf Shores area for many years. Our family shares many memories including family reunions and summer vacations and we always dreamed of owning a "little slice of paradise". That dream became a reality when we bought Summer House 702B in 2013 and made it our own. We are so happy to share our home with you and hope you have a wonderful stay.

What makes this property unique

The large, private balcony overlooking the blue waters of the gulf and it's sugar white sand beach is what sold us on Summer House. We enjoy our morning coffee watching the dolphins and pelicans fish for their breakfast. The convenient location is also a huge plus being close to great restaurants, shopping and family activities. Enjoy!
