This sprawling waterfront property checks all the boxes! It is truly a special home perfect for your next family vacation.
Located on deep water canal, you are perfectly placed to enjoy boating, fishing, and watersports with a short, easy access to the Gulf of Mexico. A back yard oasis with a water view, covered open air patio, and you can watch the big game on the flat screen TV while you float in the pool!
For beach lovers, beaches are extremely close by Car 9 miles, 0.5 miles Boat.
For the Golfers, Tiger Point Golf Club.
Bring your boat and tie up behind the house, where you'll be less than 5 minutes to the inter coastal waterway, less than 20 minutes to the Gulf of Mexico. Located on a deep water canal. Boat trailer parking is available. The neighborhood boat ramp is 1 mile away, and 2 marinas with fuel are within a 5 min boat ride. Power and water at the dock, and there’s even a lower dock landing for the kayaker or paddle boarder. If you decide not to trailer your boat, rent a boat! Pensacola Pontoons will deliver a boat right to our dock. Just say when and they will get it delivered.

Dock has stairs and is not wheelchair accessible.
*The pool can be heated to keep the water at a comfortable temperature no matter what time of year you visit. Available upon request for an additional fee + taxes.
*The pool heater does require 48 hours to reach the optimal temperature of 82-84 degrees.
Guest Access:
Your cell phone number should be made available at the time of booking for the property manager to coordinate meeting you at the property upon your arrival. All check-in information will be texted with the number provided on day of arrival.
Garage is locked and for owners use only and will not be assessable to guest.
AREA INFORMATION: Located in a very quiet golf course community and is a great place for a family vacation. Grocery stores and pharmacies are less then 5 min away.
Here’s what to expect:
Cleanliness is a top priority for travelers. We use a Professional Cleaning Service to ensure that every corner of your rental is thoroughly cleaned and sanitized, creating a welcoming and comfortable environment.
Your vacation property is supplied with two rolls of toilet paper per bathroom, shampoo and bath soap enough for the first 24 hours. Also, a starter supply of paper towels, trash bags, laundry detergent, and dish soap.
All units are provided with smart televisions. You are encouraged to bring your own streaming log in information as you may be more familiar and comfortable with their operation.
Check-in time: Between 3:00 and 5:00
Check-out time: 10:00 These times are strictly enforced to allow for preparation of our next arrival. All guests and belongings must be out of the unit as housekeeping arrives promptly to prepare for the next guest. Late departures must be authorized by ECG and are not permitted in the summer months.
Important Reservation Requirements
Due to insurance liability requirements, minimum age for the reservation is 25 yrs. old.
Please note the following requirements to complete your reservation:
Government-issued photo identification is required at check-in.
Guests are required to review and sign the Rental Agreement at check-in.
To finalize your reservation, we kindly ask that you review and sign our one-page Rental Agreement. This document outlines the house rules, check-in and check-out procedures, and helps ensure a smooth and enjoyable stay for both parties.
Important Information:
There is a Ring doorbell security camera at the front door.
There is absolutely NO smoking/vaping of any kind inside the home or on the property.
No parties are allowed.
Please be mindful of your neighbors, all are full-time residents, and some have lived here for over 30 years.
For the safety and privacy of all concerned, and out of respect for the neighbors, it is important that all renters and their guests to not go on adjacent properties.
We request that Guests be considerate of the neighbors with their noise and activities.
Snowbird Rentals Accepted
CANCELLATIONS POLICIES
Holiday reservations are non-refundable, Blue Angels, 4th of July, Christmas, New Year’s Eve, Thanksgiving, and Memorial Day. Bad weather is Non-refundable.
Hurricane Policy: REFUNDS GIVEN when a Mandatory Evacuation Order is issued.
TRAVEL INSURANCE – CSA Travel Protection Insurance. The plan is optional, but we strongly recommend it. In case of any unforeseen events, this insurance helps protect your vacation investment. You can view this brochure at http://www.vacationrentalinsurance.com.

Load and start the dishwasher
Remove personal items, remove leftover food and drinks and take out the rubbish
Turn off the lights and lock the doors
Please return all TV remotes to their designated spots (usually on the nightstands and coffee table). $25 replacement fee will be charged to cover the cost and inconvenience of replacement.
Failure to complete these may result in a negative review from the host.
