About this property
Gwen's Nest- a unique luxury, family cottage in the woods!
Summary: Nestled on 830 acres, but just a couple miles south of town, this completely renovated, historic cottage has all the modern amenities. It features an open floor plan that spans 40 feet from front to back upstairs, in one of the most peaceful and natural, tree top settings. It also has two covered/ screened in decks with a 16' bar perfect for enjoying the amazing scenery and the beauty of The Natural State. It's the perfect place for your next family gathering, or just to get away and relax.
The Space: Located about a mile uphill from the new WOKA Whitewater Kayak Park, and right next to all the new trails, this historic cottage, originally built in 1904, has been completely renovated, while maintaining its original charm. Enjoy amazing views from all around, but especially from the screen in decks overlooking a steep wooded hillside/ valley. As well as a one of kind hot & cold outdoor shower on bottom deck/ screened in porch off back bedroom downstairs. Set amongst 830 acres of the historic Lake Frances property near Siloam Springs, AR, the area is now known as the Lake Frances Preserve, for wildlife habitat, water quality, and future public access. The property was purchased from the descendants of Frances Sloan Thomas, for whom the lake was named, and is the largest tract purchased by NWALT to date, making it their biggest conservation property in Benton County.
The preserve lies on the Arkansas/Oklahoma border east of the Illinois River and the former 70-acre Lake Frances. It is one of the largest tracts of contiguous forest in western Benton County and is considered one of the most significant pine/oak woodlands in Northwest Arkansas. There is also a large post oak savanna of regional conservation significance along Lake Frances Gate Rd.
“Permanently protecting the Lake Frances property ensures a piece of Benton County’s natural heritage is protected forever. The shortleaf pine stands and oak savanna are unique in our region and help tell the story of what it was like here nearly 200 years ago,” said Marson Nance, Director of Land Stewardship and Research. “We’ve already found unique plants on the property but have barely scratched the surface in documenting the land’s biodiversity.”
Lake Frances Preserve has over seven miles of mapped streams, much of which consists of seasonal and ephemeral streams which support an abundance of plants and wildlife. Permanent protection of these streams and their habitats will help protect water quality in the Illinois River.
Guest Access: Coded entry. You will receive detailed self check in instructions on the day of arrival.
The Neighborhood: Located just south of Siloam Springs in the historic Lake Francis area amongst only a few other properties not owned by the NWA Land Trust. Easy to access from HWY 59, but you will feel like you are the only one around in the rural setting. Just up the road/ hill from the new kayak park opening Spring of 2023.
Other Things to Note: Located just 5.5 miles from Historic Downtown Siloam Springs, but on a 880 acre private reserve, you’ll feel like you are in the middle of nowhere.
We also have an optional additional/ overflow space at a super cute, fully renovate camper located right next door (if you need an additional bed/ space). It has a very comfy full bed, and a bunk for small adult/ child and table also makes into a bed. Send us a message if interested booking this additional space.
Interaction with Guests: Happy to help answer questions, give suggestions on where to eat/ what to do. Always available, quick to respond, but we will never bug you.

Nicely decorated, clean and had the amenities we desired. It’s a really “neat” little house with a lot of history and character. Would definitely stay here again! The family enjoyed it!
We had a great stay. I would absolutely go back. It's so charming and the setting is beautiful. The house has everything you need. It was a lovely, relaxing stay.
Beautiful location and very quiet. We love the decor and the atmosphere inside and out. Very comfortable beds, pretty bathrooms, lots of amenities, games, puzzles, books to read, streaming tv, well-stocked kitchen with appliances and utensils, thank you for the coffee! We love watching the birds in the forest from the porch and listening to them sing. Easy access and short drive to nearby Siloam Springs. Thank you for a great stay.
We loved our time at Gwen’s nest. It feels like you are in a treehouse. I loved that it had so many windows letting in the light. The views of the trees were so calming. The screened in deck was wonderful. We enjoyed sitting in the hanging canvas chairs on the deck. The living room was so comfortable and cozy. Todd was very helpful when we needed something. It was a wonderful experience.
Had a great visit, although it was short, but would definitely come back again! The house, even though it was older, was updated with many nice features. The only downside was the weather was colder , so we didn't get to enjoy the awesome porch/balcony!
Immaculately clean. Charming decor and Well appointed. The beds were comfortable with nice linens and towels. Lots of condiments, spices, & snacks. The hosts were very friendly and helpful.
We were in the area for a family reunion. This was a great location for us and such a lovely cottage to stay in. This was the best supplied VRBO that I've stayed in and Todd was great at communication before and after our trip. Loved sitting on the porches and listening to all the birds. Would definitely consider this rental in the future.
Very clean cottage nestled in the woods. Kitchen has just about everything you need for meal prep and eating in. Hubby did some mountain-biking and was willing to make the additional drive to the trails. Perfect little getaway!
Gwen's Nest is exactly what we were looking for! This place is a bit out of town and makes it feel like you are in the country. Quick drive to town. The place was so quaint and comfy. We just loved it! Place was supplied with anything we might need. Everything was exactly as described. Would totally recommend!
Gwen's Nest is a charming little cottage nestled in the woods, off the beaten path, which is exactly what we were looking for.
While we loved the seclusion Gwen's nest offered, we were only 10 minutes away from Siloam Springs, it is absolutely the perfect combination for a weekend away, or a week long stay. I am so grateful to have found it, we will definitely book again in the future.
We enjoyed our stay. Although we had snow, we were not snowed in. It was a much needed visit with my son and his girlfriend. We went to Walmart for groceries and cooked ourselves. It was a full kitchen. We relaxed in the tub, took naps and binge watched Season 8 GOTs. I highly recommend this place!
I will definitely be back. This home is filled with love, character and a perfect getaway from the daily grind tucked away in the woods. Two screened in porches overlooking tall trees and listening to nature while showering was so Theraputic. I was blown away with all the amenities and the host was one of the best. Thank you it was such a blessing in so many ways.

Thanks so much for this great review. It was a pleasure to get to host you.
What a delightful cottage. Quiet except fir the birds. Read the history of the location,it enhances your perspective
The cottage met or exceeded all
expectations.
Kitchen equipped, for meals. Furniture comfortable.
Host readily available.
Don't hesitant if you want to experience a delightfuly decorated peaceful cottage.
My husband and I stayed at Gwen's Nest for two nights on a weekend. Todd was highly communicative and very accommodating to our needs, including a late night arrival. We felt very well-cared for.The location was unique. Situated on what seemed a country inlet road, the cottage is tucked into the hill. You really do feel like you're in a nest, particularly with the birdsong during the day! Wished we'd been able to come a few weeks later, as the trees were beginning to fill out and bushes were budding. My favorite part of the home was the claw foot tub. As a family, we get little downtime. What a nice, relaxing way to enjoy the time away. We highly recommend Gwen's Nest to anyone looking for a cabin in nature that isn't pretentious but also has a lot of modern amenities.
