Building on the extensive remodeling post Hurricane Matthew, we've recently added love and attention to be ready for the 2026 season! This spacious three-bedroom villa (over 2000 square feet) is located in the desirable gated Palmetto Dunes Plantation community on Hilton Head Island. We more than doubled the size of the patio to make plenty of room for an outdoor dining room. We've created a truly open floor plan with a completely new kitchen, including all new GE Profile stainless steel appliances in the kitchen for those of you inclined to fix a meal 'at home'. Added lighting, additional ceiling fans, all for your relaxing, recharging, get-away from "the real world". Less obvious, we also installed a new, full HVAC system in 2025, a state-of-the-art air filtration and purification system to take care of virtually all dust, mold, etc.
The villa has a beautiful view of the twelfth fairway of world-class George Fazio Golf Course, and is just a few short steps from the Inverness Village private swimming and baby pools which also overlooks the 11-mile lagoon. Adjacent to the pool and directly on the 11-mile lagoon, you will find a private sunning deck to work on your tan while you enjoy that latest book and two additional private docks to try your hand at fishing, or even launch your kayak or canoe to explore Palmetto Dunes via the 11 mile lagoon. Tennis anyone…Inverness boasts three private Hard-Tru dressed clay courts that provide free play for the guests of Inverness. The villa is also just a short 10 minute walk or bike ride to access Palmetto Dunes' three miles of white sand beach.
Just about everything you need to make your stay a true family vacation is at your fingertips, including a fully stocked kitchen, washer and dryer, linens, towels, books, and games. Our villa comfortably sleeps six. The first level master bedroom contains a king-size bed with a full bathroom right outside the bedroom door. The upstairs master bedroom contains a king-size bed with a private bathroom, a walk-in closet, and a private balcony. The third bedroom contains two twin beds with a third full bathroom located right outside the bedroom door. In each bedroom you will find a flat screen cable television with a large flat screen in the living room and ample comfortable seating. There is also a DVD in the living room with over 100 titles in the DVD library. The dining room table seats six. The kitchen boasts Silestone counter tops, maple cabinets and a sunny breakfast room that could double as your vacation office for those that find it hard to fully “cut the cord”. Speaking of cutting the cord, the villa is also equipped with high-speed wireless internet. Moving to the patio off the living room, you will find comfortable outdoor furniture, a brand new Weber gas grill, and the 12th fairway of the Fazio course. A locking outdoor storage area is attached for your golf clubs and beach supplies. For your ease, we have a keyless entry system and a local caretaker that providing linens, towels, personal care items, and will attend to any issues that may arise, however unlikely.
Palmetto Dunes Plantation is located in the middle of HHI where guests can enjoy outlet shopping, fine dining, entertainment, site-seeing tours, and deep sea fishing. Palmetto Dunes provides free on-demand transportation service for trips to beach, restaurants, marina, and shopping within Palmetto Dunes and Shelter Cove. The Tennis Center boasts 17 clay courts and 24 Pickleball courts, all lighted for night play. There are three world-class courses in Palmetto Dunes by designers Tom Fazio, Arthur Hills, and HHI is only 28 miles from Savannah where you can enjoy site seeing tours, a stroll along River Street with a huge variety of restaurants and pubs (many with live music) and an immersion into southern history and culture. HHI has a semi-tropical climate and is perfect for year-round vacations.

This was our second stay in this unit. Perfect location for golf tennis and short bike ride to the beach. Host is quick to respond to any questions. I would highly recommend.
Overall, we had a wonderful stay. The location was peaceful and a quiet place to get away from the crowds. It was a short stroll to the pool and easy to bike to beach, ice cream shop and general store.
We frequently search VRBO to see the availability of this property. Bill and Nancy are so great to work with and this is located in a great spot. Condo is always clean upon arrival and the amenities are great. Already looking forward to our next stay here.
We enjoyed the quiet neighborhood back in Inverness and the pool is clean and quiet. The villa itself is comfortable and spacious. The communication with Bill and Nancy was superb! This was a lovely place to spend time with family! My one suggestion would be to upgrade the outdoor spaces and furniture.
It was a nice stay. Condo was was very clean and well stocked with everything needed. The additional beach gear in the storage was an added surprise. For us golfers, it was wonderful to be on the Fazio course with one of the holes as our 'backyard'. Great to walk out and play(in the evening) or just walk the course. Staying the holiday week we thought it would be busier. The community pool was nice and where the property location is, made it quiet and relaxing.
My husband and I, as well as my daughter, her husband and 2 teenage grandsons, 14 and 16, stayed very comfortably and had so much fun. It's a nice, quiet area... gated, lots of bicycle paths, beach close enough to ride to, but also no problem getting a parking spot if driving there. The back patio and grill area was real nice, but it was too hot and muggy to use it!! The owners are truly nice people, comunicated well and often, always answering my questions, even provided numerous hints and tips to enjoy the island. A wonderful experience!
Our group loved the Inverness location at Palmetto Dunes..the neighborhood was nice and quiet, and a short bike ride to the beach. The kitchen was well stocked with dishes, pots/pans and utensils. One pot was large enough for shrimp boil. The beds were comfortable and the bedrooms were a good size. The family room was cozy. The hosts were wonderful...very good communication.
Terrific location for easy beach access. Bikes are recommended but not required. A few steps away from lagoon fishing. The pool was better than we expected. Beautiful view outside the sliding glass doors. Would definitely recommend this spot.
This is the 5th time we've stayed at Inverness and this was the best condo we've booked. Plenty of space for a family of 4, could easily accommodate 6. The beach access is very close with plenty of parking (provided you get there before 10 or so). Will make this our first choice for vacation condo in the years to come. Thanks!!
Overall, we had a very nice 2 week stay at this condo. Golf course view out the back. The walk to the beach was a bit much, especially in 90+ degree HHI heat but biking or driving was fine. The owner responds quickly to questions and has most everything well organized.
Very convenient with Beach only a 10 minute bike ride or pool (walkable). The Villa has everything you need to grilling or cooking a home cooked dinner at home. We are repeat renters to this Villa and highly recommend. Check in and check out process is very easy. The villa is very comfortable with a three bedroom three bath. We will be revisiting in the future. Owners very professional, and respond to questions promptly.

Wonderful Hilton Head Vacation in Palmetto Dunes!
We enjoyed our stay at this lovely, roomy townhouse in Palmetto Dunes! This home has a beautiful, fully equipped kitchen, comfy beds, full sized washer and dryer, and a host of other thoughtful extras that truly made our stay comfortable. The owner, Bill Moll, is extra attentive and helpful, He emailed a file with a thorough preview of the house, with attention to detail about wifi usage, the television, lights, etc, and also information about the surrounding area - activities, restaurants, favorite beaches, shopping. The beach is a short bike ride away and the Palmetto Dunes Tennis and Pickleball Center is also within walking distance. The only reason I can't give it a 5 star review is that there was a persistent musty smell in the house all week. While the smell didn't take away from our enjoyment, it could be an issue for folks who are more sensitive to odors. Upon leaving for home, I let the owner know about this issue and he indicated he would check it out right away.

We're always looking for feedback and, while everyone likes positive comments, we also welcome insight into things that might need attention. We're pleased to say this issue has already been remedied. We wish the guest had let us know immediately upon noticing the issue so we could have had our caretakers take corrective actions before their stay was over. Our welcome packet advises guests how to contact our caretakers since they are only a few hundred yards away and all our personal contact information is included as well. If something is just not right, we want to address it immediately as we believe fully in treating others the way we would want to be treated.

Overall Nice Stay in a Nice Area
When we arrived and went to receive our parking passes, they had us down for only 1 pass, even though I had spoken with the owners a week prior stating there would be two cars (because I asked if 3 cars were allowed). We were also informed check-in was at 4:00, not 3:00, even though the listing stated it was at 3:00. We called both of the owners numerous times with no response. We are totally understanding that people have things come up & may not be able to return calls promptly, however we didn’t hear from them for a few hours. This issue was finally resolved, thankfully, but was a rough start to our vacation. After all of that was settled, we did enjoy the villa as a whole. The landscaping in both the front and the back were a bit rough. The grass was so tall, we were surprised there wasn’t someone to come mow during the week. They have two lounge chairs in a gravel area in the back, but it wasn’t very inviting being surrounded by tall grass. and flowerbeds overgrown with tall weeds. We did really enjoy all that the villa had to offer, though. The kitchen was stocked with plenty of utensils that we utilized often (we like to cook at home). The closets had baby gates, strollers, vacuums, all sorts, which was a huge plus! It was good stay, minus the few things mentioned. After leaving, we realized we forgot one of our games and I’ve messaged the owners to see if it could possibly be mailed, but have yet to receive a response which is a bit disappointing.

We take the feedback of any guest seriously so we did dig into this. There was a mix-up, on our part, on the number of auto passes and that was resolved while the guest was still at the security office.
Landscaping: The Regime had contracted with a new service at the end of 2022 and they have been doing a great job. The priority has been on the front yards and common spaces. When we were last there in June, they looked fantastic. We spruced everything up in the back yard in June. The soil is rather sandy and "tall grass" just has never been an issue, unless the golf course has decided to let the rough grow where the course abuts the yards.
We actually did respond on the game that the guests left behind. Our caretakers charge us $25 plus the cost of shipping to send forgotten items to the guest. Checking in Amazon, the game can be purchased for $39. We communicated that to the guest and have not yet heard a response but will certainly follow their wishes should they decide to reimburse us.
To the best of our abilities, we will make sure there are no future mix-ups or mis-communications as we are always looking to improve.

Has a lot to offer but one of the dirtiest and smelliest places we have stayed in Hilton Head
This villa has a lot to offer such as new furniture and it is on a great location but it is one of the dirtiest villas we have ever stayed in. It is need of a serious deep cleaning. The floors were never cleaned correctly before we got there. The owner nor caretaker did nothing to resolve that issue. Just disagreed with me. Owner said they would send someone but but they never did. We had to vacuum the upstairs and downstairs because it was so disgusting. The owner said they would give us $150 for our troubles but they never did. There is an awful smell coming from the room with the washing machines and the smell from the outside storage closet was so awful when we sat outside we had to sit in the rock area and not at the patio table. Crumbs, dead bugs, beer bottle, a blue sticky substance was all over the villa when we arrived. I was told from the caretaker that the previous renters were extremely dirty and the cleaning ladies only had two hours to clean the villa. She told me they do not clean the dead bugs from the tracks of the doors or around the carpets. And she said the furniture in the villa makes it hard to clean it properly. There were bugs and spiderwebs everywhere. I asked the owner before we agreed to take the villa if bugs would be a problem and she said no and maybe we would see a couple. Well we killed at least three a day...spiders, silver fish, other bugs and the lovely palmetto bug (coackroach) made it's nightly appearance. Thankfully on the last night my son saw one because he was so disgusted he could not sleep however we killed quite a few in the two weeks we were there. Every night I had to check my kid's beds for bugs and had to have a napkin ready. We found them on beds, in bathrooms, on kitchen counters. Other villas we have stayed in have something saying they spray monthly.The last time this villa was sprayed was in early June and we were there at the end of July. The screen door to sliding glass door needs to be replaced. It was always getting stuck. There are no screens in upstairs bedroom so you can't open up windows and get any fresh air. The view from master bedroom is beautiful but you can't enjoy the outdoor furniture because it is so dirty and covered with so many bugs. Looks like they need to hire a real cleaning company to clean the villa and to spray monthly. The movies were great, the new washer and dryer was great, the location is wonderful but the fact that it is so dirty and had such a bad odor was just not right.

Rather than be drawn in to responding on a point-by-point basis, we would simply state that we will take what we can from this guest’s response, as we do with every response, and use it to improve. That said, it is only fair to add that we had our caretakers respond the evening that the guest first contacted us to try to resolve the concerns. The guest asked them to leave before any remediation could take place and refused them entry the subsequent day and their 2-week stay thereafter. We take the trust our guests put in us seriously and take the condition of our villa equally seriously. This is not just where we vacation too, this is our future retirement home. Please consider this review along with the other reviews offered by past guests, in particular the ones directly prior to and directly after this specific stay, and make the decision that is right for your family. We hope your family, as others that have returned each and every year since we purchased this villa, will become a valued guest. I absolutely loved this place. Highly recommend it! Very clean,beautiful furnished and equipped. My family loved this place. The owners were great and very helpful. We will definitely book again this lovely place!
We have stayed in Palmetto Dunes many times with our family and this condo was the best so far. Very clean. Well appointed kitchen. Furniture was updated and very comfortable. The condo was very spacious and had a beautiful view of the golf course. We plan to definitely stay there again.
Large and spacious inside, table and chairs outside. It is very quiet, suburban feel. The walk to the beach is 20 minutes, also 20 minutes according to google maps. We asked if there was a shortcut as 10 minutes was in the description, but the owners shared that they walked fast. Biking to the beach is only 5 minutes and convenient. The beach chair and umbrella daily rental fee is $40, and $27 each consecutive day (we were not given storage keys 1st day and we just rented vs going back). The villa is nicely equipped, small notes and reminders everywhere (appreciated), the only issue is bugs. The owner addressed this issue by sending someone to spray chemicals, however we were not notified and they went in when kids were home alone; we also tossed some food away as not put away before spraying. As for cleanliness, it is clean on the surface but not in the corners, under the couch, under pillows etc. The fridge/kitchen was clean. This is a common issue in HH summer 2022, however one point is deducted for bugs and lack of communication around it, and cleaning issues, which both can be easily resolved. I would recommend this villa for size, very quiet area, tennis, and golf.

We came to Hilton Head Island in 2002 on vacation and simply fell in love. When we turned down Queen's Folly and entered Palmetto Dunes, we looked at each other and said 'we're home'!
Over that week, we became determined to find a way to purchase a villa in Hilton Head as our retirement home. That resolve just became greater each year we returned and became a must when our daughter, son-in-law, and now two grandchildren moved to Savannah. And now our grandson is an Army Ranger, married, and they have an 18-month baby girl...our great-granddaughter and now a great-grandson on the way...wow!
Some twenty-three plus years later, the blessings from God are simply incredible!
Why they chose this property
We both love Palmetto Dunes and we were looking for a peaceful spot where we could gather the family, grand kids and all, so we needed a little more room. For me, the perfect balance of golf and my old glory days (hey, don't judge me, that's how I remember them:-) on the school tennis team. The location also gives a great view of wildlife and a sense of privacy that not all villa's provided. Lastly, Inverness just has such a great family feel to it.
What makes this property unique
We wanted to provide a 'home' atmosphere as this is where we vacation too! We also feel fortunate to be able to share this beautiful home with our guests so they may make family memories just as we do.
