Set on 1 waterfront acre with plenty of backyard space, this home has 3 bedrooms and 2 full baths. Amenities include a wood burning stove, firepit, waterfront for kayaking/canoeing (rentals available), outdoor dining, screened in porch, and access to the best hiking and dining in the region. The charming Main St of Narrowsburg is within walking distance!
The Space:
Grove House is a waterfront retreat with a funky flair, and the location can’t be beat, just walking distance to Narrowsburg’s Main St. You can relax waterside at the home by “Little Lake Erie,” or take a stroll down to dramatic views of the Delaware River, while you snack and shop your way through the cute stores along the promenade.
This 1890 farmhouse has been brought to new life with a cheerful and modern renovation. Try not to smile as you approach the blue-gray exterior accented with bright orange trim and statement doors in orange and eggplant. Inside, the wide plank floors shine with a natural refinished touch, and the spaces feel light and comfortable, with stylish and not-too-modern furnishings throughout.
The living room features a pellet stove, and comfy seating on a light tweed sofa and two seafoam tuffet armchairs. In striking contrast to the light filled living room, a dark walnut library nook dares you to resist pouring a whisky and sinking into a good book.
The spacious eat-in kitchen has been refinished with reclaimed lumber cabinets and butcher block countertops, new appliances, and a large picture window looking outside. When it comes time to dine, there are spaces galore. Sit on the screened porch with a cafe table for your morning coffee and paper, and later on in the formal dining room with your whole party. Outside, there are more gathering spaces. As you descend the terraced property past a bluestone retaining wall, you’ll find the teak picnic table for outdoor dining, a chiminea with Adirondack chairs, or continue down to a full blown fire pit on the lawn by the lake.
Upstairs you’ll find three guest bedrooms with queen size beds, each with ample windows and refinished wood floors. The rooms are bright and uncluttered, and feature mini splits for keeping you comfortable in any weather. Grove House can comfortably accommodate six adult guests, with a shared bathroom upstairs with pedestal sink and standing shower. Downstairs is a luxurious bathroom oasis with a soaking tub and large open shower. And those aubergine double doors from the exterior? They hide a carriage house turned office, with a smart tv, soft yellow couch, and shag throw rug.
This waterfront home offers a refreshing burst of color when it comes time to pick your getaway!

This quaint walkable town has lots of explore-worthy stores and restaurants. Grab a sandwich at The Tusten Cup and local groceries at Narrowsburg Proper, enjoy wood-fired pizza outdoors at The Laundrette, pick up some local wines at Narrowsburg Fine Wines, or shop the farmers market. Try swimming in the Delaware River, golf nearby at Sullivan County Country Club, horseback ride at Bridle Hill Farm, visit the alpacas at Buck Brook Farm, or explore the various hikes around the Catskills. Getting Around:
Grove House is less than two hours from New York City, and you'll definitely want a car to get there and around the area. In the winter, we recommend a car with four-wheel drive that can handle the snow and gravel roads.
Other Things to Note:
A/C: Two of the upstairs bedrooms are equipped with mini-split A/C units. While there is no central air, a ceiling fan at the top of the stairs helps circulate airflow. On warmer days, keeping the windows closed helps the house stay cooler.
