Welcome to the rules for Ponderosa Peak. Our aim is to maintain a harmonious environment that aligns with local Code Compliance and respects the comfort of all guests. As part of this effort, we've established some friendly but firm and inflexible house guidelines.
1. Maximum Occupancy: 10 guests (10 adults max).
2. Parking: Space for 4 vehicles, including garage access. Exceeding the limit may result in fines of up to $1,000.
3. Pets: No pets allowed. If this rule is violated, you will receive a minimum of a $1,000 fine and eviction.
Please respect the home and follow the rules, just as you expect timely assistance from us. Many of these rules are city regulations, while others help us maintain the homes in top condition. Our goal is to ensure a great experience for our guests and property owners. * Check-In: Remote check in after identity verification. * Parking: Follow city-enforced parking limits. If you need more space, let us know. * Occupancy: Adhere to the maximum occupancy limits enforced by us and the city. No exceptions. * Noise: Be respectful to neighbors. Keep music inside and at a low volume. Quiet hours are from 9 PM to 8 AM. We have monitoring system in place that reads decibels of noise and notifies you directly and us of loud noises. * A/C: Most homes do not have air conditioning. Nights are cooler with open windows. * Ants: Clean up after meals to avoid attracting ants. We use traps and sprays, but cleanliness is key. * Trash: Dispose of trash at the designated clean site as required by city regulation. * Age Requirement: You must be at least 24 years old to book. We do not allow parties. This rule is strictly enforced. *All cooking has to be done with what the house provides and the BBQ on site. It is not allowed to bring anything with charcoal, gas, propane or anything of the sort. Just what the home already has. Thank you!

Check-in starts at 4 PM Checking In: * IDs are required at check-in. * You must be 24 years or older to book and check in. * You'll need to sign a Rental Agreement with the Big Bear Good Neighbor Policy (5 minutes). The link with the rental agreement will be sent once the booking is confirmed. It needs to be completed and signed before checking-in. To confirm and maintain your reservation, our Rental Agreement must be completed within 24 hours of booking. Failure to complete the agreement within this timeframe may result in cancellation without refund if the cancellation window has passed.
Please note: Our standard cancellation policy applies from the moment the reservation is confirmed, not from when the rental agreement is completed. By booking, you agree to complete all required documentation within the given timeframe and to be bound by the cancellation terms.

Summit House has a great location, so convenient to Snow Summit.Nestled in the neighborhood directly adjacent to the resort parking lot. The home is well appointed and clean. I would definitely stay again on a visit to Big Bear.

Battery lock went dead during our stay so couldn't lock the door. Asked us to use a key rather than replace the battery. Bed cover was dirty. Had blood stain and yellow marks. We had to wash the bed covering when we got there. Limited towels so had to wash it ourselves during the stay. Bathroom dirty had trash on the floor under bed bench. Management company did not clean after previous stay so we had to do it. Very poor managment.
The house and the location were wonderful. You could tell there were great recent upgrades, but the living room tv situation was very difficult to manage. And we would've loved to have towels just for the hot tub.
The location and house are fantastic. My only issue was with the water heater— the water only gets warm, never hot, and does not have the capacity to provide enough water for the capacity listed for the house.
Corporate retreat friendly, walking access to Snow Summit
Hosted a small team of staff for a corporate retreat, using the summer bike park as our team building activity. We were able to walk to the Snow Summit base (about 1/4 mile walk). The check-in, keypad access, professional staging of property and clean environment, plenty of room for conversations; it all worked. Thank you!

Overall the house and management is fine and true to the photos. The property felt heavily commercially managed though. It came across as though management prioritized extracting every possible fee while cutting corners on what was actually provided. For example no extra garbage bags that fit in the garbage, or additional roll of paper towels. Exactly enough towels for one per person, I’ve also never been told that if the house is available early and we wanted to take advantage of that they would charge us an extra 100. Not even hotels do that. Luckily we didn’t need much while we were there because the house is renovated but contact person I corresponded with would stop answering in the early evening and I’d have to wait for the next day to get reply. The home is in good condition and comfortable you just felt the “management” feel versus an owner. Otherwise our group had an enjoyable time and it was a great trip.
