There's a separate guest house on the property, but it's not included in your rental. A tenant lives there long-term and doesn't have access to your rental space. The driveway is shared, with one side designated for your parking and the other side for the tenant.

- NO PARTIES, GATHERINGS, NO EXTRA GUESTS THAT OVER OCCUPIES THE HOME, OR EVENTS ALLOWED. Strictly enforced.
- THIS HOME IS DOG FRIENDLY: There is a $40 fee per night, per dog. Up to 3 dogs allowed. We do not accept cats due to the homeowner's allergies. Please inquire about other pets allowed with our Reservations Department. Please note that on Airbnb these fees are collected after the booking has been paid and someone from our team will reach out to you to collect the pet fee.
- VIDEO & PHOTOGRAPHY: There shall be no video, still photography or film production of any kind without the express written consent of the owner. Fees apply.
PLEASE NOTE!
- Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental.
- There are exterior surveillance cameras recording 24/7. The cameras are located on the driveway, the backyard and outside the front door
- There is a detached guest house (not part of your rental!) on the property in the driveway. A long term tenant resides in the guest house.
- Please be aware that your access is limited to the main house, and no other areas or structures are included in your arrangement.
- The backyard is fully fenced when both side gates are locked shut.
- The fireplace is not operational.
CANCELLATION POLICY
- A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
- Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
- Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.
Parties and Overoccupancy Policy:
- If the guest violates any of our rules regarding noise, parties, or overoccupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.
