Tiny Luxury Cottage with Hot Tub
This tiny luxury 2 bedroom cottage with loft is perfect for a romantic couple or small family getaway.
Nestled on 1.5 acres among majestic trees and granite outcrops, creates beautiful views from the deck with BBQ, fire pit, hot tub or massive windows throughout the cottage.
Water dam and river across the road create relaxing waterfall sounds that are heard from deck or enjoy it close up from the private shoreline deck and dock. Explore the Muskoka River on the kayak, SUP or river tubes.
The space
Gorgeous 800 sq/ft, 4 season cottage next to the Muskoka River and 15 minute drive to downtown Bracebridge.
2 bedrooms with queen beds and a loft with single bed. Loft has low headroom like the top of a bunk bed with a beautiful wooden ladder. Not recommended for small children or people with mobility challenges.
1 full bathroom with glass shower, toilet, sink and laundry closet with washer/dryer.
Kitchen with all full size fridge, stove/oven, dishwasher, microwave, Keurig coffee maker (organic medium roast K-Cups provided), kettle, pots/pans, dishes and cutlery. Water is from a 360ft deep well, filtered 3 times and softened. Tastes better than bottled spring water from the store and feels even better showering in it!
Living room has massive floor to ceiling windows, sectional couch, 70 inch TV with Netflix, Prime TV, free wifi and Bluetooth sound bar. Live edge wood table with 2 chairs can be your workstation with a beautiful view and a natural background for Zoom meetings that will leave your colleagues green with envy. It’s also the perfect place to enjoy your morning coffee.
Large wraparound deck has a dining table with seating for 6 and a sectional with retractable canopy cover (covered and not accessible during winter months). BBQ with propane can be used during all seasons.
6 person covered 4 season hot tub with mosquito net and privacy curtains.
Fire pit located on a granite outcrop with 6 lounging chairs (not accessible during winter months). During the winter months, we set up another fire pit with 5 resin chairs at the end of the driveway.
Private shoreline deck and floating dock. Fishing kayak, SUP and 4 river tubes provided. 5 adult PFD provided (not accessible during winter months).

Other things to note
Peanut products are prohibited due to a family member’s severe anaphylactic allergy. Oils from peanut is so hard to wash off even after going through the dishwasher that the residue oil is enough to send him to the hospital.
Loft has low headroom similar to the top of a bunk bed. Ladder to the loft is steep and not recommended for young children or people with mobility challenges.
No outside visitors. Only registered guests allowed on premises.
Garbage is picked up on Mondays at 8am, with a 2-bag limit per week (every other week during the winter and fall). Garbage waste must be kept in the Animal Proof Garbage Can and secured to the railing with bungee cord provided. Bracebridge does not compost food scraps so all food waste should go in the garbage. If your rental dates do not include Mondays please take your garbage with you when you leave. Do not leave any plastic garbage bags outside of the garbage can or animals will cause a mess looking for food. There is a $10 per bag charge if you would like us to take care of disposing the garbage for you.
Recycling is picked up every Monday at 8am. Rinse recyclable containers of any food before placing them in the blue box. Blue boxes can be brought to the curb before 8am on Mondays. If your rental dates do not include Mondays, use the clear blue recycling bags under the kitchen counter to take recycling home with you. There is a $10 per bag charge if you would like us to take care of disposing the recycling for you.
The river's current is controlled by the dam. During spring months (April/May) the current is usually strong and not recommended for swimming, kayaking, paddling or tubing. The summer and early fall months usually have calm currents but must be assessed for safety before entering. If the current looks too strong, do not enter and wait for the dam to slow the current down. We recommend wearing life jackets in the water (5 adult life jackets are provided). Paddles for kayak and SUP, river tubes and life jackets are kept under the cottage deck (not the shoreline deck). The kayak and SUP are stored separately at the dock. This is to prevent strangers from taking the kayak, tubes and SUP for an unauthorized joyride. After each use, please secure the kayak and SUP from floating away (tied to the dock or placed on the dock) and return the paddles, life jackets and river tubes under the cottage deck.
During the winter, paths and shoreline deck/dock are not maintained. Kayak, SUP and river tubes are put away. Cottage deck furniture is covered and is not to be used. Fire pit may be dangerous to use in the winter because the snow has covered the uneven granite ground. During the winter, we set up another fire pit and 5 resin chairs at the end of the driveway that can be used. We have a snowplough service to clear the driveway but stairs and deck will need to be cleared by the guest. Shovel and salt supplied. We do our best to clear the snow ourselves but new snow may fall before your arrival.
