By booking this cabin, you are agreeing to all house rules in this listing: Exchange of money automatically constitutes acceptance of all terms and conditions set forth herein:
Please leave the cabin in the condition that you found it. Absolutely no parties and no smoking on the property. If we become aware that there has been an irresponsibly thrown party or smoking on the premises, we will charge you an additional $500, and you will be asked to leave without a refund. We will also report this to the platform.
Guests must be 21+ with the exception of children of guests. Children must be supervised at ALL times while on our property. Younger guests may book at owner's discretion. Message owner if you are younger than 21 and wish to book.
There is no daily housekeeping service.
The cabin is on a well and septic sewer system, Toilets are for toilet paper only. No flushing of feminine products or baby wipes etc. at any time. Any service charge as a result of misusing the above items will lead to additional fees to you.
Hot Tub: Use the hot tub at your own risk. No unsupervised children in the hot tub at any time. Do not eat or drink in the hot tub. Do not consume alcoholic beverages in or before entering the hot tub. No soap/bubble bath, food, or glass in or around the hot tub. If any of these items are encountered by our cleaner, you will be charged an additional $500 fee for hot tub deep cleaning. Do not sit or stand on the hot tub cover. Cover the hot tub and secure with the strap when it is not being used. Our housekeepers drain, sanitize, refill and replenish the chemicals in the hot tub prior to your arrival; therefore, it may not be warm until later that evening.
No animals allowed on the property. This is for the safety of guest who are trusting that the property will be animal-free due to potential allergic reactions. If we become aware that an animal has been brought onto the property, you will be charged an additional $500 deep cleaning fee, and be asked to leave with no refund for the remainder of your stay. This also will be reported to Airbnb.
The cabin is in the mountains. There are narrow roads and wildlife in the area. Children must be supervised at all times while on our property. You will likely see and hear critters such as raccoons, squirrels, bees, deer, bears and other wildlife! Bears are dangerous. Observe bears and other wildlife from a distance. Do not approach within 150 feet of a bear. Do not feed the bears or other wildlife.
Smoky Mountain Critters: Our cabin is sprayed every 3 months to ensure that the cabin is well taken care of. If you find insects in the cabin that are dead, just sweep or vacuum them up and dispose of them. Dead insects signify that our pest control company has done their job. If you do find a few live bugs, please do not be alarmed. This is quite common in the mountains and woods. No refunds for insects or bugs will be issued.
During the Spring and Summer, seasons, in East Tennessee, there can be an abundance of millipedes. They are non-toxic and do not sting or bite. It is not uncommon to see them around.
Lady Bugs: There is no safe formula for getting rid of lady bugs other than to vacuum them up. Since these bugs were introduced by the national park to solve another problem in the park, the park service will not let us spray specifically for lady bugs. They are harmless. You will likely see some ladybugs in the cabin. More in the warm months but they can be seen year-round near window edges and warm areas. They usually die quickly after entering the cabin due to the low humidity and our monthly pest control.
The fireplaces are off May 1-October 1 due to the excessive heat they put off. Do not touch the logs inside the fireplace. Doing so can turn off the pilot light. If we need to send a technician to relight the pilot light you will be charged $100. No burning of candles or incense allowed at any time.
No late check-out or early check-in unless authorized by the owner, at the owner's discretion. If you arrive early or depart late, there will be an additional $50 charge per.
We provide many great amenities at this cabin for our guests to enjoy, but unfortunately, things break or malfunction from time to time. If there is something that needs repair, please inform your host and it will be scheduled for repair after you check out. No refunds will be issued for items that malfunction during your stay.
Our cabin is in the mountains. Your car will have no trouble getting to the cabin, just go slow and steady on the one short steep section. If you're lucky enough to get snow, (which is rare) you will need a 4x4 or AWD vehicle or tire chains.
No refunds for weather/natural disasters/power outages/acts of God/other things that are beyond our control.
If you have any concerns about rare events (extreme weather, fires, large power outages, large winter storms, personal emergency, etc) we ask you to please look into travel insurance, as this is an available option to all renters via third parties.
