AMENITIES: -The home is also equipped with Wifi, a drip coffee maker, an iron and ironing board, air conditioning/heat and much more! -The apartment has it's own thermostat for temperature controls.
LOCATION: This property is in a great vicinity to all that Atlantic City has to offer! Practically beachside, you can enjoy the sun and ocean, stroll the boardwalk and piers, visit eateries and bars, gamble at the nearby Casinos and shop till you drop at the Tanger Outlets.

ACCESS & ENTRY: -Guests will have access to the entire upstairs apartment. -This apartment is the upper floor of a duplex. -The lower level tenant shares the same front entry, but each apartment has its own separate entrance. -Since this is a duplex, attached property close to the Boardwalk, there is the potential for noise. You may hear neighbors or people walking from the Boardwalk. -Please be respectful to the neighbors, other guests, and the surrounding homes and businesses. -Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!
KEYLESS ENTRY: There is keyless entry. Your host will provide you with the door code approximately one hour prior to check in the day of your trip.
PARKING: -There is only on street parking at this property. -There is no driveway or designated parking area. -You will be provided with 1 residential parking permit to use in areas that have time restricted parking signage. -$100 fee for unreturned parking permits upon check out. -Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets. -We are not responsible for parking tickets due to negligence.
ADDITIONAL PARKING: -For extra vehicles, there are several paid parking lots and meters in the area, and we will provide you with information regarding using the lots with your check-in information. -There is also a parking garage at Stockton University on Atlantic Avenue.
MAIL: -Please do not ship items to the property. -If there is something of priority that you need shipped please reach out to us directly for alternative options. -We are not responsible for any items shipped to the property.

HONESTY and EXPECTATIONS: At "Pretty Posh Pad", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.
CLEANING: Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.
HOUSEHOLD ITEMS: As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

Beach amenities not provided. -We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in. -If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.

BOOKING and GUESTS Must be 21+ to book. The booking guest must check in and stay the entire duration. Only registered guests are allowed. Unapproved guests will incur a $200 fee per person.
RESPECT FOR NEIGHBORS and NOISE No parties or events. Unauthorized gatherings will result in immediate removal without a refund. Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance).
CHECK-OUT and CLEANLINESS Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees. Keep the property clean. No glitter, confetti, or tape on walls. Additional cleaning fees apply for damages, excessive mess, or soiled items.
SMOKING, FIRE SAFETY and PROPERTY CARE No smoking or drugs indoors. A $250 fee applies for violations. No open flames, candles, or wax. Only flush toilet paper—no wipes, paper towels, or other materials.
SECURITY and RESPONSIBILITY Lock doors and windows when leaving. Missing or damaged items will be charged: Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20 We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated.

Really nice property on a beach block. Everything is walking distance! Communication was amazing, check in and check out was great, and having a designated parking space was a huge plus.
Nicer than in the pictures. Furniture was all more comfortable than expected. Loved there was a TV in every room something we look for and is hard to find when renting.
We thoroughly enjoyed our stay at this comfortable, cozy, well appointed renatl. It had everything you could need. It was close to the casinos and boardwalk. And the owners were very friendly and super quick to respond. We would definitely rent again!
Everything was as advertised. Perfect for our family stay. Very close to attractions we were wanting. Casinos, beach, restaurants and across the street from indoor water park. Had a great visit!
Stayed for my birthday weekend. My friends and I loved the decore and took pics everywhere. Beds were so soft!! Would definitely stay again. Host are very responsive as well!!
Cute, Quaint & right near Ocean, Showboat & Hard Rock
The property was recently renovated and purposely set up for a cute STR week/weekend. Its 2 floors, first is the commons spaces and 2 Bdrms upstairs, which is nice is some people want to go to bed and others stay up late. Décor is cute for couples or a girls get away weekend. The location is walking distance to Showboat, Hard Rock and Ocean with 2 Bdrms - one King & 2 Full. Each has its own bathroom which is 100% a plus for groups. The Kitchen is clean and recently renovated. When you pull up there is a metal fence around the apartment complex, the unit only comes with 1 spot so we dropped one car at a self park at HR for $30 for the entire stay and then drove over and parked. The check in was easy, digital door code makes it easy to get in and out. Plenty of space in the common areas to hang out and it even has a decent sized outdoor balcony. Despite being right "there" in AC it was relatively quiet in the unit at night and has black out shades to sleep in. Walking distance to the indoor water park as well for families looking for a big space for larger groups to do a quick weekend in AC with that in mind. All in all, it was an easy experience and a good value and location. Thank you :)

Day 1 - 8pm Arrival
Went to the wrong complex initially, which made getting to the apartment complex that we rented a bit of a letdown. The new modern complex next door was quite appealing even though we didn’t even go inside. It actually reminds me of a hotel we stayed in earlier this year. Very nice accommodations.
Anyway, the complex where this property is cannot be mistaken for new or modern. I won’t go as far as to call it rundown, but as the owner mentions in the documents explaining the property, “a little wear and tear should be expected”. Everyone’s definition of “a little” is very different and can vary *widely* however I would agree with 4 exceptions:
1. Stains on the worn carpet.
2. Wallpaper peeling from the wall in master bedroom.
3. A few worn areas needing drywall touch ups.
4. Exterior is extremely rough at best. The term “Low Income Housing” comes to mind. Multiple times. Like every time you come and go from the unit Visually it’s really really rough. Each door looks very much worn and torn, a couple are just simply run down, and about to fall down. This is the reason why there are *no* exterior pictures on VRBO. I’m fairly sure that there would be a lot less rentals to this property if folks knew what the exterior looks like. I personally would not have rented if I knew. I’m guessing that VRBO doesn’t require owners to show exterior surroundings.
VRBO should require visibility of exterior surroundings.
