All You Need is just that, all you need to enjoy the perfect beach vacation!!! This property is truly the best location in Barrier Dunes!!! This uniquely situated town home has breathtaking panoramic views of the beautiful blue-green waters of Cape San Blas from every room!

The spacious deck on the first level has a gas grill and loads of outdoor seating, bar-height table that seats four for morning coffee or evening drinks with an amazing view, two chaise lounges and an outdoor dining table that seats six when you choose to dine "Al Fresco".

The living area has two sofas (one is a sleeper), large flat screen TV, large farm-style dining table that seats 8 comfortably, and 2 additional kitchen counter seats. You'll all have amazing views through the large window seat in the dining area as well !

The kitchen has all the standard appliances you'll need, and is well-stocked with cookware, blender, glassware or plastic ware for the kids. We provide a Keurig coffee maker and a regular drip coffee maker. We've tried to anticipate your every vacation need!

The unit has 2 master bedrooms both with beautiful panoramic views of the beaches and Gulf from each of their own private balconies. Both masters have king beds, nightstands, large flat screen televisions, and en-suite bathrooms with full-sized showers. One of the masters also has a love-seat that pulls out into a twin bed - perfect for kids or just an extra spot to relax privately!

The laundry area is conveniently located on the 2nd level, complete with a full sized washer and efficient dryer.

There is a newly remodeled standard size stairway that leads to the large upper level area, which is bigger than any original lofts and perfect for the kids ! The top level has two twin beds, a full size bed, large flat screen TV, bean bag chair and over-sized windows for beautiful Gulf views.

We provide you with some toilet paper, paper towels, liquid hand soap, laundry detergent, plastic wrap, and foil - enough to conveniently get you started. Beach chairs and misc outdoor beach equipment are also provided for your convenience !!

We want you to enjoy the experience and beauty of ALL YOU NEED!!!

50% of balance due is due at booking and the remaining balance is due 60 days prior to check-in. Our standard pet Fee is $150.00 and is non-refundable once checked in.
All reservations require sending in a copy of your government issued ID for age verification purposes.

We had a great time. The condo was nice and had a good layout. It fit our needs perfectly. My suggestion would be to have pot holders, a sponge or something to wash dishes and a newer skillet. There were a couple of wobbly lamps in the bedrooms.

Such a great trip to the beach. We have stayed in different places at Barrier Dunes for the past 10 years— and this one was by far our favorite! We have been beachfront before but the dunes always got in the way of seeing from the main deck. This place had a view from the main deck— and it was dark enough on the deck at night to really see the stars! We cooked the whole week and the kitchen was well stocked. We really loved the outdoor furniture and spent a lot of time on the deck. Can’t wait to go back!

Great townhome right on the beach! Large, open and perfect for even a big group. Best unit in the complex. Beautiful part of beach near state park. Even had pickleball courts. Scallop Republic - main bar on the cape- says hello to “Penny” the owner. Great vacation!!

We loved this property! The updates are great. The kitchen is very well equipped for anything you want to cook. We love having solid surface floors for easy cleaning. We had a great time! This was our first time in Port St. Joe and we loved it. This unit has the best balcony. The pool is just 2 short minutes away. My only complaint. The sliding door in the living room going outside is so hard to open. But other then that. We really enjoyed our stay!

Amazing Views

We just returned from our third family beach trip stay here!! Everyone loved their time spent here from age 5 months to 70 years old!! All four generations got to visit this time! The communication with the owner is excellent! The grands call it “our beach house”! Every room has a view of the beach! Also, the wrap around porch is great to chase the grands & eat all meals on! All while enjoying the sunsets! The AC works wonderfully too. The kitchen even has a crockpot which is a plus for starting meals and coming in from the beach to a cooked meal! The grill was great for cooking the other nights. We are already missing the beach and planning our fourth stay here for the next year! Pros: The location and proximity to the beach was great! The wrap around deck was perfect for watching the sunset. Furnishings were adequate, beds reasonably comfortable, and appliances were all good.Cons: The biggest complaint is the slider to the back deck. It was extremely difficult to open and close - even for the men! The owner says it is being repaired soon. There was a bit of wear and tear (touch wall lamps in bedrooms would turn on randomly in the night, sofas and covers worn, skillets warped, bifold doors to laundry off track…). We were never able to get local cable TV - only streaming from Samsung TV. (Probably not a big deal to some but there was tennis we were hoping to watch!). The owner just said that “it should be working - she had no reports of outage”. So overall, not perfect - a little maintenance and refurbishing would go a long way (and perhaps some pot holders/hot mitts, coasters, new skillets and a wine glass or two!). The owner did offer to refund our unused portion of the stay if we wanted to vacate and find another property- but after a long drive and unpacking/settling in, we decided to make the best of it! We still love the Cape!

Great location, needs some work

First, the positive, location to the beach could not have been better. Cape San Blas could not have been better. As soon as we opened the door the heavy musty smell in the unit was very strong and set the tone for our stay. We found the unit to be a bit rough and run-down and in need of just general repair and refresh. Rusty fixtures, poorly patched and painted walls, an uncomfortable master bed, verrrryyyyy small bathrooms with shower fixtures barely hanging on….. a sliding glass door that was almost impossible to open, we even broke the handle on the last day attempting to open that thing. The wooden path going to the beach was treacherous with loose boards and nails sticking up far too high. We made the best of it and spent as much time out of the unit and at the beach. Pride in ownership was just not there.
