Start each day with stunning views of St Bart’s and gentle ocean waves from the comfort of your own suite with all the amenities of this luxury boutique condo hotel. Travel magazines and web sites have rated this condo hotel as one of the top experiences on the island.

Situated on the east side of the island, minutes away from the French border, you will be spoilt by the convenience of local beaches and amenities. Dawn beach, providing the shade of palm trees and glorious white sand is a short walk, or drive down the hill. Numerous other nearby beaches on the Dutch and French side of the island, which include Orient Bay, Le Galion, Friars Bay, Baie Rouge, are very accessible by car and equally stunning. Maho Beach provides a unique experience of low flying planes passing directly overhead on approach to Princess Juliana International Airport.

Unit 503 is furnished with the discerning vacation traveler in mind. This one bedroom luxury suite has a fully furnished living area, bedroom and kitchen. The bedroom suite has a king size pillow top mattress, light blocking drapes and a flat screen TV. An en-suite bathroom has a jetted tub and shower. The living room is designed in a warm neutral palate with a Caribbean touch. A large flat screen TV with Blu-ray DVD and an IPod docking sound system provides all the entertainment you may need. The queen size pull out sleeper sofa has an eco therapeutic mattress. The kitchen is fully equipped with stainless steel appliances, including a coffee maker and blender (essential for Island Piña coladas). The condo has marble floors throughout, a large terracotta tiled balcony including a bistro table and chairs, and two sun loungers. The balcony can be accessed from the bedroom and the living room.

The island boasts many world class restaurants. Grand Case, on the French side, is the gastronomique capital of the island. Locally, you can head down to Oyster Pond and enjoy Big Fish, Daniels by the Sea, Captain Oliver’s, or join some of the boating folk who have moored for a few drinks and dinner at Dinghy Dock.

Alternatively, you can relax on your own large covered balcony, enjoy the breeze of the trade winds and the singing of the tree frogs and fix something on the BBQ located on the 4th floor at your own leisure.

In addition to all the conveniences such as luxury linens, hair dryer, in room safe, iron, internet, your friendly hotel staff will be pleased to assist you with any of your other needs or requirements during your stay, including a Cell Phone for rental if needed.

Lovely experience

Condo was fantastic - clean, well-equipped, comfortable with great views. Good sized balcony with seating. Swimming pool was large and wonderful for swimming.

We really enjoyed our stay at Roys place. Check in was simple even though we were delayed. Unit was clean and spacious.The view from the large balcony was very enjoyable, although we couldn't really sit out there early morning, a it was in full sun. The second 2- piece bathroom was a bonus too. Roy was easy and quick to communicate with and the later checkout time of noon was also a bonus. The pool was big and refreshing and was never busy, with loungers and umbrellas always available. King bed was comfy, but we weren't a big fan of the pillows. BZH Crepery and Oasis restaurants are excellent French restaurants close by, but you really need a car to get around as the condo is a little bit off the beaten track. The condo is on the 3rd floor with no elevator, for people with mobility issues. A small gym is available for use and lots of parking available. Short walk to Dawn Beach and Marriott Hotel which also has a couple of restaurants. Mosquitos are presnt after dusk in the area. Would definately return.

Relaxing 12-day stay in May with fantastic views!

It was our fourth stay at Princess Hights, the third at Roy's condo. We love the place! It fits all our needs. The apartment is very spacious, immaculately clean, very well stocked up with everything you may need during your stay. The views from the terrace are fantastic! Covenient parking, great restaurants and beaches within short driving distance. Will definitely return again!

Great location, outstanding view.

The property is well maintained and very safe. You're 10 minutes from town but personally I prefer to have a more quiet location like this. And you're only minutes from several nice eating places. You have to be able to climb a couple of floors of stairs to access the unit.

Amazing veranda

Condo is as pictured and in a quiet area of the island! The veranda is large, relaxing and an amazing view . There is a small grocery and good restaurants at properties on beach side of road. I recommend renting a car to explore the island and to dine at the Oasis. Foods amazing and only 5 minutes away on french side. FYI, the condo is up 2 flights of outside stairs, only 3 towel sets for a 7 night stay for 2 guest, and washer is in a separate building from condo. Overall had a good experience and hope to return again soon

Great stay

We've been to Princess Heights many times and have stayed in both buildings. This unit was large with many thoughtful amenities to make your trip easier. Such as beach chairs, books to read, kitchen with all the appliances, laundry supplies and bathroom toiletries. The front office team is great as usual. I needed to see a doctor while on the trip and they were very helpful and prompt in getting me the care I needed. Comfortable bed which my back appreciated. Enjoyed having coffee lounging on the large deck.

Great place to stay on Dawn Beach

We have stayed in the Oyster Pond area in the past, so we were looking for a place to stay this time. This rental fit the bill perfectly. The staff was very friendly. The unit was nice and comfortable. The only surprise was the stairs. The description says the unit is not wheelchair accessible. It does not say there is no elevator in the building and there are 43 stairs from the parking lot to the unit. While this was not a problem for us, others may have an issue. The Oyster Pond area was very hard hit by Irma. Many of the restaurants in the description are closed and some will not reopen. The previous trips we have not had to go far to eat dinner, but the choices are very limited for now. The Dawn Beach Club beach bar is open limited hours and the Infinity Restaurant at Oyster Bay Resort is open. There are also two other restaurants in Oyster Pond that are open (BZH and L'Oasis). The beach is still beautiful, and the sunrise from the balcony is stunning. I highly recommend this unit, as long as stairs are not a problem for you.

Great vacation in the favorite place!

It was our third stay in Princess Heights. We love the place! It's always a delight returning here. Great views from the terrace! Nice restaurants in the area! Great beaches within walking or driving distance. The reception office was very helpful! The check-in was a pleasure. All our questions were answered and all our needs addressed. The owner of the apartment is wonderful! From the moment of our booking the communication was prompt and pleasurable. Any questions we had, he answered literally within minutes. The apartment is beautiful, well equipped with all you may think of while vacationing. We had a great time! Will definitely return.

Princess Heights !!!

We stayed at Princess Heights in April 2022 and it was simply an amazing experience! The unit is exactly as described by the owner. The view, amenities and location is perfect. Roy is an excellent host and replies to any inquiry instantaneously. One of the favourite things for us was to sit in the evening on the balcony and enjoy the sound of waves on Dawn beach after exploring everything this island has to offer. We highly recommend this place to anybody planning to visit the island!

A lovely place to stay. Quiet and well appointed with comfortable furniture and a very comfy King size bed. Also located at the Dutch/French border so you get the best of both worlds. ( FYI there is no elevator )

The balcony was huge so we opened the French doors in living room and bedroom which an amazing peaceful tropical breeze blew through the condo! Princess Heights

Wonderful room with spectacular views. The Weston Hotel in front of Princess Heights got hit hard by hurricane hurting the beach area. Other than that great place to stay. Very nice kitchen patio and living area.

A room with a view! What a view!

Spacious, luxurious, and comfortable. The unit is wonderful. The king bed and large pillows are a dream, the only negative is we couldn't get ourselves out of bed in the morning. We just wanted to stay in bed. The kitchen is very well stocked with everything you need to make meals. The grounds are very nice and the pool is beautiful. But the view is amazing. Large glass sliding doors in both living room and bedroom open up to the very large veranda and the view of dawn beach and St Barth's is fantastic. I Highly recommend it. Also , the staff is very nice. Roy, the owner is very responsive and a pleasure to work with.

A lovely apartment

Roy's apartment is a really lovely place, a great view out to the ocean, very comfortable to be in. Spacious, light, airy. The reception staff were very helpful upon check in and check out and very responsive throughout our stay. We had a small issue with the air-conditioning which was rectified within 36 hours and roy was also in touch to say he was also handling the issue. The pool is a great size and theres a fun slide and diving board, if you want a change from the beach. Something about the water is a bit strange, i think it was a fresh water pool but it tasted a little salty. It made our skin feel quite dry once we got out but its a good excuse to moisturise. The apartment is located an easy (if hilly) walk to local shops & restaurants, the beach is 5 minute walk away and the restaurants of the french side are only a short car ride away. Its a great spot with a fantastic sunrise (if you feel like the 5am start!) highly recommended and a wonderful apartment to do it from.

Beautiful, quiet, yet close to beach and restaurants

We loved it! The unit was clean and very nice. Bed was great. Lots of nice pillows to choose from. Furniture was comfortable. Really enjoyed the lounge chairs on the balcony. The property was well maintained. Staff was friendly and helpful. We would definitely come back.

Excellent condo

We stayed at Roy's Princess Heights condo for a week in March when my wife had a conference at the Westin which is a short walk down the hill from the condo. This worked out great for us. The condo was quiet, clean, and comfortable and the staff was excellent. The kitchen was fine and we cooked a number of meals there. The downside is we had to drive everywhere except for the Westin and the waters at Dawn Beach were too rough to swim in. Several people said that it is not calm very often there. A highlight during our trip was going to Pinell Island where the swimming and snorkeling was great. Also, be aware that there are no elevators at Princess Heights and there are 3 flights of stairs to get to the condo from the parking lot.

Great location, great accommodation, great stay

Lovely visit. Roy was fabulous providing very useful information prior to arriving. The condo is well equipped and beautiful with gorgeous patio vistas overlooking the ocean at Dawn beach. the location was great; just a short drive to great beaches and locations on the NE and NW sides of the island. All in all a wonderful experience that we would recommend for an island get away!

We bought our condo in 2010 after we enjoyed a totally stress free vacation there. We both work, live the vida loca and travel frequently on business. Having the comfort of a full kitchen, living area and bedroom not to mention a covered balcony with great views offered us the indulgence of choice and complete relaxation. We love to go out to the great restaurants - we also enjoy the odd evening of staying home, opening some French wine and enjoying a relaxing barbeque.

Why they chose this property

We chose St Martin for a number of reasons. The weather is warm all year around. It is served by the most modern airport in the Caribbean. Direct flights come in from the United States, France and Holland on a regular basis. It’s very easy to get around the Island The people are friendly and helpful. The flavour of the island is a unique combination of Caribbean charm and European delight. Half the island is Dutch and the other half French. Everyone speaks English. US dollars are accepted everywhere or you can use Euros or NAF. There are numerous restaurants – some just a few minutes away from our Condo. Grand Case is certainly well worth the trip.

What makes this property unique

All the beaches have a different and unique charm. Dawn Beach is our favourite. It is quiet, relaxing and all the amenities of the Westin right there for your convenience. You can snorkel, or pull your sun lounger under a palm tree and relax. Other guests have enjoyed Orient beach. Five minutes away by car it offers jet skis, para-sailing and many other water sports. Also, Baie Rouge is great fun if you enjoy body surfing to mention a few.
