Tots Cabin of Braeloch
Welcome to Tots! A four-bedroom century old cabin that was completely rebuilt in 2011 with every modern convenience that is located init's own private cove on Lake Champlain.
The house has four bedrooms (2Q, 1F, 2T) and two bathrooms. The living room is open to the kitchen & has twin french doors open to our oversized screen porch with epic water views. The screen porch opens onto our 600 SF sun deck that looks out over Tots Cove a very private sandy beach cove on the north side of Mallets Bay.
The property's beach is completely sandy with great deep water swimming that is accessed via 12' x 50' of pebble mats we have established as a channel to counter silt and clay bottom that is a feature of our shallow cove. Fishing is excellent and we have two kayaks for your use. We have a deep water floating dock for your boat and swimming pleasure but you must swim or paddle to it.
The house is a small single-story ranch that was completely reconstructed in 2011. Wood burning fireplace in the living room and great breezes throughout with dozens of windows and great views of Lake Champlain. Tons of outdoor space and most families eat out on the screen porch and play games. We do not have television but you can stream via our high-speed xfinity wifi that is available throughout the cabin.
Two queen bedrooms are large and solid pine top to bottom including the walls with beautiful large windows that overlook the water and enjoy amazing breezes. The kids room is also big with regular twin sized beds and terrific windows that do not get morning light making them terrific places to sleep-in or to take a nap. The "in-laws" full bedroom is tiny and not particularly comfortable; it was our great-granny Tot's bedroom. The best feature besides the porch is the sun deck which is 600 SF and gets great morning sun and all afternoon.
The kitchen is very modern with farm sink, dishwasher, and a cooking island. It has loads of cooking pots and utensils. The screen porch is the heart of the house. In summer months the french doors are left open 24/7 and the breezes off the water are indelible. The dining table on the screen porch is where we eat and it seats 8 comfortably. For lunch and breakfast we have chairs all around the property with tables for you to enjoy coffee overlooking the meadow (we have a resident bald eagle that likes to scan the meadow in the mornings). There is a small frog pond next to the house.
Tennis court is available to use and we have a basketball court too that are community provided but you have full use of them on a first come basis.
The house is at the edge of an unused 15 acre meadow. The entire area is for you to explore so long as you respect people's property line but there is over 300 acres of land and yet we are only 20 minutes from downtown Burlington VT.

Braeloch is a 6th generation community founded by George Dick Finlay who emigrated from Glasgow Scotland when he was 6 years old in the mid 1800's. He grew up and worked for an important Railroad Baron when he came across 300 acres with 2.5 miles of shoreline near Burlington, VT. Scouting it out for his patriarch - at that time Burlington was something of a summer social scene for the billionaire set - George toured what would become "Braeloch" only to report that "there was nothing much to see", all the while holding an intent to purchase contract in his coat pocket.
The Finlay's did buy all 300 acres and they did name it Braeloch (gaelic for "Hill - Lake") and they raised their four daughters and one son there. "Granny Tot" was the great grandmother of the brothers who still own this treasure along with two other nearby properties.

Why they chose this property
Brealoch is the same as it was when George Finlay bought it in 1896. It hasn't changed. Even many of the houses are unchanged, albeit renovated. What you will see when you visit Braeloch is how Vermont was for hundreds of years before paved roads and street corners pervaded our every vantage.
What you will not see is anyone else, except the occasional neighbor who walks their dog along the "Brealoch Loop" which does run by Tots Cabin.

What makes this property unique
Tots Cabin is restorative. Our brother's story is a good way to explain this. He is a law partner who works 60 hours a week and can afford to spend his vacation anywhere in the world yet he spends every August at Tots for this simple reason; it connects him to an older world that knows only of dancing fireflies and the orchestra of frogs and how to sleep deeply after an exhaustive day on the bay.
The kids love to play in the sand on the beach and everyone loves to swim off the rocks and explore. I love coffee in the morning overlooking the meadow and tennis after 4pm (it gets hot during the day). My wife loves board games on the porch after dinner. Everyone can find something to do at Tots.
