Ground floor: large, fully accessorized kitchen with working fireplace, large communal dining area with covered patio area - perfect for dining 'al fresco'. Large entrance hall with washroom, very spacious living area with satellite television and sound system. Lower ground floor: Laundry room, washroom. Upstairs (fully air-conditioned) : Master bedroom - more than 40 squared metres, this bedroom offers the most stunning views of the gardens, vineyards and Todi. With working fireplace, ante-camera with sofa-bed, en-suite bathroom and independent entrance. Bedroom 2 - Spacious and airy with independent entrance and views of Todi - double bed, double sofa-bed and en-suite bathroom. Bedroom 3 - divided into two spaces, this adorable room offers a double bed, chaise-longue and en-suite bathroom. Bedroom 4 - double bed, en-suite bathroom.

Simply incredible. We stayed in various villas in Tuscany and Umbria. There is no comparison. This property is breathtaking. From the vineyards that surround it, to the incredible pool area to the beautiful estate itself, we’ve never had a more luxurious travel experience.
The owner and staff are gracious and accommodating. Charlie and Filippo were wonderful to deal with.
When you arrive there are surprises not listed in the property description. You will absolutely love this place.
Unforgettable is one way to describe our stay at Fillipo's property. Exceptional, unbelievable, amazing, the list goes on and on. Words can't do it justice. We stayed in the Todi area for a bit of RnR between Italian cities. We loved everything about the experience. Swimming, cooking, relaxing, watching the sunset, the list goes on and on. The hosts were waiting for us on arrival, check in was easy and quick. You will need a car for exploring Todi and groceries. I highly recommend this property if you're considering the Todi area.

Enchanting villa in Umbria
Filippo was an amazing host. He called before our arrival to make sure he had everything we needed and he met us at the house when we arrived. Some of the family arrived early and without a rental car and Filippo arranged for a driver to take them to town and out to eat.
The property was beautiful and well maintained. The rooms were large and comfortable. There was plenty of space for entertaining friends inside and outside and lots of space for children to run and play. We could not have hoped for a better place to have our family trip. Thank you, Filippo!

Schitterend verblijf op een droomlocatie
Ongelooflijk vakantieverblijf in een schitterende locatie. Ontvangst perfect, vriendelijk, behulpzaam. Italiaanse perfectie binnen en buiten het huis. Ruime vertrekken, proper en geriefelijk. Aandacht voor kleinste details. Onwaarschijnlijk mooie zonsondergang vanop avondterras. Perfect onderhouden en groot zwembad. Weinig of geen insecten (muggen, wespen, vliegen). Zeer discrete eigenaars, die echter zeer behulpzaam en bereikbaar zijn bij vragen. Heerlijke wijn van het domein. Absolute rust en privacy in het prachtige Umbrië.

Beyond perfect.
This week in Umbria was both a dream holiday and a very special family reunion, so expectations were exceptionally high. To say that they were beyond met is an understatement.
Filippo met us personally, then proudly and passionately showed us around. He was also constantly available during our stay for any questions regarding restaurants or assistance with things to do. We felt thoroughly cared for.
The house itself is exquisite and has been stylishly, sensitively and carefully renovated. The antique pieces within the house are awe-inspiring and restored to perfection. We felt as though we had stepped back into a history that we don't have at home, which is exactly what we were looking for. The house and grounds are spotlessly clean. The kitchen has been incredibly well stocked. The beds are super comfortable and the quality of linen and towels is superb. The grounds are immaculate and well tended. The view over Todi and the surrounding hills is breathtaking, especially the sunset, which we sat outside to watch every day.
Our family spent the week relaxing, eating, drinking Filippo's fantastic wine and sampling his delectable olive oil. There is a lovely supermarket in Ponterio, 8km away, with an unbelievable range of meats, cheeses, fresh bakes, beautiful fruits and vegetables. We ate out at 2 restaurants that Filippo recommended, Le Noci and La Mulinella. Both were authentic, warm, delicious and perfect Italian experiences. We also travelled to Todi twice for sightseeing and a little bit of shopping. The church and square are definitely worth seeing. If you're feeling slightly more active, there are beautiful, perfectly safe walks through the Italian countryside filled with sunflowers, discovering small villages and lovely old churches.
We cannot recommend S'Antimo highly enough and even though it will be a very long time before we are able to travel to Europe again... We would very much love to return to visit Filippo, his beautiful parents and their amazing property. Thank you so much for giving us these wonderful memories that we shall hold warmly in our hearts forever.
