One bedroom downstairs. Three bedrooms upstairs!
Full-size bathroom downstairs with shower/tub, toilet and sink. Smaller bathroom upstairs, equipped with a sink, toilet and claw tub. Hair dryer provided in each bathroom.
Fully equipped kitchen with stove, refrigerator, microwave and dishwasher. Plenty of other small appliances provided including a coffee maker, a toaster, a crockpot, a gridle, and more. Dog friendly. Large, fenced backyard and cozy front porch for gatherings. The front porch is equipped with a swing, chairs and gas firepit. The backyard has a small wood fire-pit. A charcoal grill is also available, and a few lawn chairs are provided in the storage box. Check the Guest Book in the kitchen for more information.
Marlinton is close to the Snowshoe resort which offers winter sports, summer sports and events as well.
The house is within walking distance to the Greenbrier River and the Greenbrier bike trails. A couple of shops have bikes and canoes available for rent. Or you can also float on a tube!
Grocery stores, hospital, laundry facility, restaurants, coffee shops and local souvenir shops in town all within walking distance!

The host requires you to complete the following before checking out:
Load and start the dishwasher
Strip any used beds and gather used towels
Remove personal items, remove leftover food and drinks and take out the rubbish
Turn off the lights and lock the doors
Trash bags need to be taken out to the trash bin located on the side on 12th street! Everything must be in bags, or it will not be picked up. Trash collection is on Tuesdays around 9:30 am.
Please wipe the oven and cleanup the grill after use!
Used towels must be stored in the washer for our cleaning person to wash. Linens stripped from bed stay on top of beds or on the floor. Thank you.
Failure to complete these may result in a negative review from the host.
Do not let your dog(s) sleep in the beds. Protect couches or top of bedding if they sleep on them. Do not wash pets in tubs.
The upstairs bedrooms are equipped with heathers/coolers. Do not leave these running while you are not in the bedrooms.

Veteran owned. We live in North Carolina and enjoy coming to the Cozy Spruce when we can. We thought it would be nice to share our love for this almost 100-year-old house and the area with others!
Why they chose this property
Being within walking distance of shops, entertainment, the bike trails and the river was essential to us! But if you like winter sports or mountain biking, Snowshoe is not far! During the winter, many people love to stay in town to take advantage of lower rental prices!
What makes this property unique
Our property appeals to families or groups! The ability to house 9-10 people and cook instead of eating out all the time is a plus! Especially with children. The large backyard will make kids and/or their furry friends happy during the day and the firepits in the backyard and on the front porch will appeal to the adults in the evenings.
