WHAT TO EXPECT
Arrival and Departure -Check-in is at 4 p.m. and Check-out is at 11 a.m. -Early check-ins and Late check-outs are subject to availability. -A Digital Guidebook is provided before arrival. -Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement. -All interactions are virtual, but our office team and ground crew are available for assistance.
Occupancy and Pets -The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests. -Dogs are allowed (5 max), any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet. -Dogs should not be left unattended in units if there is potential for them to bark and disturb neighbors or damage the property. -Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.
Amenities -Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest. -The Smart TV in the main living room has cable. -There is whole-house AC. -The main-level fireplace is gas; wood is not needed. -There is a fire pit. Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery! -This unit has a propane grill; propane is supplied. -No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.
Driving Access, Parking, and Entryway -Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community. -Parking is limited to 6 CARS. -Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed. -Access from parking to the front door requires climbing 7 steps. -The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.
Trash and Recycling -Bagged trash and recycling will be collected after your departure.
Disclosures -A signed rental agreement is required for all reservations -Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals. -Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.

The place is great! We stayed for my sister’s bach party and it was just what we needed! Perfect place to stay if you are looking for a cabin near Bretton Woods. The only downside is the water is sulfury (so bring your own water but no big deal) and the beds are not the most comfy. But i would 100% stay here again!

The house had a great location close to skiing, and we really enjoyed the hot tub and the gas fireplace. Plenty of space to spread out. Everything was clean, and we had everything we needed for a pleasant stay. It snowed overnight one night we were there, and the plow came by 9:30, so we were still able to get out and go skiing early, which was wonderful.

Great space, extremely clean and inviting. Will be going back in the future.
Good communication before check and everything worked well inside the condo. The bunk beds are in a loft area so there is no closing that area off if you have kids and wanted to stay up later and watch TV. Could use a few more pot and pans for cooking. Overall this is a great rental in a good location that I would recommend to anyone skiing in the area.

Twin Mountain Cabin
We can't say enough about your beautiful cabin in the White Mountains! The cabin was extremely clean and large enough to fit our party of 12 comfortably. Everything was ready for us when we arrived, even the hot tub was warm and ready to go. The owner was beyond accommodating and even added a firepit to the backyard at our request. We look forward to renting again!
There were twelve of us from three generations. The layout with the three levels was perfect, allowing us to all be together yet have our own space if we chose. We loved the private setting.

The one could have been cut it was danger inside the building (the ceiling was falling/hanging
Love the location of the house the property was not maintained mowed would have improved it. The inside of the building was clean. Overall our family enjoyed ourselves immensely
We had 2 families stay at the cabin(4kids and 4 adults) for an annual weekend trip to Santa’s Village. The cabin was very new and clean. Tons of space for everyone to spread out. The house is 3 levels and there was more bedrooms than we needed. It was convenient to have a full bathroom on each level and a washer/dryer for use.Overall a great experience, would definitely book it again.

Excellent property for extended family. Property was clean and well maintained. It comfortably slept our family of 7 adults and 6 children under the age of 8. Bunk room is a loft with windows without shades so you might consider bringing black out curtains for two windows. Convection feature on oven didn’t work and the plow person never showed up. Tap water had bad smell and taste. None of these things affected our trip- we still had a great time and loved the hot tub and basement game room.
