Island Park is an eclectic village that offers several restaurants, pubs, a coffee shop, clam shacks and a local beach all within walking distance. Grab an ice cream as you come off the beach, or dine locally. Use the outdoor shower to rinse off the day at the beach.
Enjoy kayaking or floating with (Kayaks included), right from the property! There are also several local marinas, and a launch ramp, if you want to bring your boat or jet ski. There are also several local golf courses and and the most recent attraction, Rail Explorers located right in Portsmouth. A cool pedal-powered rail car excursion.
Easy access off Rte 24, 10-15 mins to the quaint village of Bristol over the Mt. Hope bridge, 20 minutes to the beautiful beaches in Middletown and a 25 minute ride to historic Newport!
This quaint little cottage has everything you need to enjoy a weekend getaway or a long leisurely vacation! Be advised there are two (exterior only) security cameras. One facing front, covering driveway, lawn to door stoop. The other facing the rear / cove, covering outer edge of deck to bay (tidal storm warning).

My stay at this sweet cottage on the water was a pleasant one. Waking up to the sunrise over the water and the sound of the birds is so idyllic. Morning coffee in the sun on the peaceful back patio was lovely. Albert was very helpful in answering my questions and they were kind enough to let me book last minute. I found everything to be very clean and the property had everything I needed for my stay. Enjoy your visit to Portsmouth!
Lovely property, great location. Clean and tidy when we arrived. Hosts very responsive. The only downside was poor internet connection and only one bedroom has A/C.
My family of four stayed here while visiting relatives in RI. We loved the location right on the water and close to restaurants. It had everything we needed for cooking the furnishings were very nice.
The hosts were amazing. They were helpful and friendly offering assistance and had information about the area. Although we have stayed here before the new hosts were very knowledgeable about area restaurants and events that we found helpful. We lived bring in the cove
We had such a lovely time at this home. It was even better than we expected and had everything we needed. The view from the back of the house is incredible and we loved being able to walk to breakfast and coffee in the morning. The location is great and it was easy to fly in to Boston and drive down as well as explore other towns nearby. The beds were comfortable and we loved having the beach chairs, umbrella and a small cooler available for our use on a beach day. The check in process and check out process was very easy. We would love to come stay again and would recommend to others.

My husband and I adored our stay in this waterfront cottage. The kayaks were a joy and the home has been perfectly designed. Ample storage, great laundry machines, comfortable bed, etc. We will definitely be back and can’t recommend it enough!

We stayed there for the Newport Folk Festival. We were working the event, so ideally we were there just to sleep. After driving in, one of our worker’s room at the hotel in Newport was unable to be accommodated.
While we unloaded the car, i got multiple texts regarding an extra person staying with us. This is probably at best 8/9pm…. After driving hours and having to deal with hauling everything, this was the last thing we really needed.
Again the place is cute and a great view but we never felt comfortable, nor welcome.
Please make sure to also tell them if you have a guest or someone staying as it seems very camera monitored, which i am
Ok with for safety but not intrusion (hi do you have another person staying there…..) not necessarily the most welcoming.

Sorry you feel that way. Our communication was clear, down to the number of guests you booked.
Your payments were late and I had to reconfirm you were even serious about the booking only a day before booking start.
Showing up with more guests than you booked is not what was contracted in the agreement we honored our half of.
The cottage has two beds. Bringing more guests means someone’s sleeping on a couch not meant for sleeping on.
Maybe we don’t want that. We weren’t given the choice.
It’s our house, not yours.
We get to say how many guests. Not you.
You booked understanding the house rules, agreed to the rules and then promptly ignored them. Did you stop at the unaccommodating hotel? Call them? They simply surprised you with unavailability??
I’ve never heard of that before. I’m sorry.
So you had some advance notice of adding another unbooked guest on the 3 hour drive then, and failed to communicate that to me. (Hoping you could hide it?)
And yes it clearly also states there is a security camera exterior.
An added guest at the least requires added cleaning consideration. You broke the trust extended to you via your promise in booking.
I offered a positive review to let bygones be bygones, but you chose to be petty.
Yes review readers, if you show up with more guests than booked, I will question it.
That practice will continue. Don’t.

Yes, the cottage (and our full time home) are both on Aquidneck Island, Rhode Island. We love boating, and being near the water. Meeting new travelers and sharing what we enjoy about Island Park (Portsmouth), is our new passion. Welcome to our little spot on the water.

The local (Island Park) community is a thriving but relaxing family friendly area. we have great pubs, fine dining, perfect breakfast spots, and even clam shacks and soft serve kid's delights. the beaches are sandy and provide great views of the Sakonnet River (a salt water bay) and Gould Island.
