The property is great (nice view and bedrooms are comfortable) however, make sure all the bathrooms are working. They have an issue with their “septic” system. We couldn’t use one of their bedrooms and two of their toilets weren’t working. Just make sure, everything works and you will have a great time!

We’re glad you enjoyed the property, the views, and the comfortable bedrooms. We do want to clarify for future guests that there is not an ongoing septic issue at the property. During your stay, unusually heavy rainfall temporarily affected a one septic tank that services only one bathroom. The issue was isolated to that bathroom, was addressed immediately, and has since been fully resolved and corrected. We take the condition of the property very seriously and work quickly to address any unexpected maintenance issue that may arise. We appreciate your stay and are glad you otherwise enjoyed the home.

It was a great stay - we had 7 couples - everyone had privacy with their own entrances to their sleeping quarters - Jacob was so considerate - definitely would stay again!

The property was beautiful, the pictures did not do it justice. The views were priceless. The house was stacked with all the essential needs. The common areas were welcoming and we had lots of family fun. The property manager was very helpful and made sure we were prepared for Hurricane Erin

Overall, this was an okay stay, but unfortunately there were enough maintenance and communication issues that we wouldn’t choose to stay here again.The property itself has a lot of potential and worked well for our large group in many ways. However, we experienced several significant issues during our stay, including a toilet that was unusable from the time we arrived, another bathroom issue that was never resolved, multiple A/C problems—including the main living area losing A/C on our final night—and loose stairs leading to the loft where some of our children were sleeping. We also had difficulty with the lack of a physical address, which made grocery delivery and even arranging transportation surprisingly challenging.Some of the A/C issues were eventually addressed, but others remained unresolved throughout our stay. Communication and follow-through were our biggest frustrations. We understand that maintenance problems can happen, especially with a larger property, but we would have expected a more timely response and resolution given the number of issues.After our stay, I reached out privately with detailed feedback and gave management an opportunity to respond before posting a public review, but unfortunately never received a response.Puerto Rico was wonderful and we had an incredible trip overall. This property was adequate for our stay, but based on our experience with the maintenance issues and lack of communication, three stars feels like a fair reflection.

A note for future guests: The issues described in this review were temporary and were addressed promptly during the stay. The bathroom issue was caused by unusually heavy rainfall affecting a septic tank that services only one bathroom, and it was promptly corrected. The A/C issues were related to power instability in Puerto Rico at the time, including voltage fluctuations that can damage electrical equipment. Each time an issue was reported, we responded promptly and dispatched technicians to the property. For that reason, we were disappointed to read that communication and follow-through were lacking. Our team was actively involved and worked to address every issue as soon as it was brought to our attention. We’re glad the property worked well for your group and that you had a wonderful trip to Puerto Rico.

We had an amazing time staying at Coconut Cottage for five nights in November with our family! The home is in a perfect location — centrally located between Fajardo and San Juan, which made it super easy to get to all our excursions and explore different parts of Puerto Rico without long drives. Huge plus!The house itself is beautiful, clean, and spacious, with plenty of room for our large group. Everyone had the space and privacy they needed, and we loved the layout. It really worked well for a multi-family stay.Our house manager, Jacob, was fantastic! He greeted us at check-in, gave us a tour of the property, allowed an early check-in (which we appreciated!), and even shared some great local food recommendations. Anytime we reached out, his communication was quick and helpful. While some things were out of his control (like the hot water), he was always responsive.

Perfect oceanfront getaway

Our stay was fantastic! This house is huge and met all our needs and provided the perfect spot for our family reunion. From the moment we arrived, we were captivated by the stunning views of the ocean. The villa's location is unbeatable – just steps from the beach, allowing us to enjoy the sound of the waves and breathtaking sunsets every day. The property itself is beautiful with a tropical vibe. The common areas of the villa are perfect for both relaxation and family games. We spent many evenings lounging in the living room, which features great seating and a large flat-screen TV. The fully-equipped kitchen had 2 fringes which was great. We loved eating outside on the patio overlooking the stunning views. You can see the rainforest and ocean from the front balcony which was incredible. We can't wait to return and make more wonderful memories at this incredible oceanfront haven. Highly recommended!

TRULY AMAZING HOUSE AND HOSPITALITY GROUP

We hosted a bachelorette weekend for 15 and this house was truly perfect! From booking through checkout, communication was easy and responsive — someone was always available to help.The House:Amazing layout with plenty of space to gather or break off. Great for big groups — the partiers could stay up late without disturbing early sleepers. Tons of amenities: kayaks, ping pong, cornhole, snorkels, coolers, beach chairs, and water shoes for days. The pool is on the smaller side but perfect for socializing, and the bay is calm, clear, and great for floating — not rocky or spooky at all! The Staff:Matt (the owner) was super accommodating with early check-in and late checkout. Jacob, the house manager, was a gem — friendly, helpful, and gave us a thorough tour (not bad to look at either). He also shared everything we needed in advance so we knew what to pack/buy.Fix a Trip PR:We used their team for meals, bartending, and transportation. 10/10 Everything was seamless! For dinner night one, they brought apps and drinks outside while we enjoyed the view, served up endless piña coladas, and handled our rowdy group with patience and professionalism. We had a great bbq lunch which was on time and tasty. Transportation services were reliable and kind, even though we were blasting bad bunny and making requests to stops. Couldnt have managed this without this team! I can't recommend this place and team more — we’re already dreaming of our next trip back!

This property is absolutely stunning and the ocean front is so Beautiful - definitely those two things are 5 star worthy! The rest of the home I would love to give it five stars as well, but there are definitely a few things that are more than cosmetic and completely non functional. The stove hood did not work at all meaning there also was no light over the stove and the lights in the laundry room did not work. The main bedroom in the main house has beautiful access to the deck and the cool ocean breezes - if the door would have opened to use it, sadly it did not open. We were forced to sleep one night with the bright fan light over the bed on as it would not turn off with the remote, and there isn’t a “switch.” The showers are beautiful but the pressure was a mere trickle, and the water never did get hot, beats a sponge bath, but it still took over 5 minutes to rinse your hair! There were roaches in the drawers and hiding in every corner of the kitchen, including under the dishwasher which also was not installed properly as it tipped completely forward every time you opened it. We reached out to Jacob about some of our concerns - he said he would be over to at least spray the bugs - and he never showed up except to turn off the fan light. Jacob is so kind, but it would have been nice if he would’ve followed through on our concerns. For the cost of this beautiful property, everything should work, and not be works in progress.

The house is beautiful, clean, and well stocked with supplies and every day needs. The view out into the ocean is priceless. We had a GREAT stay, and everyone enjoyed themselves. The design/house layout can create a bit of a challenge. What we perceived to be the center and main gathering space is actually on the second floor. It added a slight challenge for guests on the first floor, because they had to exit the house from one door to access the other. The house manager, Jacob, met us upon arrival, which was earlier than expected, but they graciously allowed us to check in. Jacob gave us the grand tour, and was easily accessible for questions. We spent 4 nights here, and didn't have any major issues. The one hiccup we had was a toilet tank that wouldn't fill with water. We made notification, but unfortunately the problem wasn't addressed before we left. That was the biggest issue we faced during our stay, but it didn't impact the overall experience. We also used Fixatrppr.com to book a private yacht experience, which was fantastic. Sergio is super friendly and helpful. We really enjoyed the boat ride! Highly recommend the house.
