The three-story painted brick residence sits on land that is said to have been owned by the infamous Aaron Burr. Built in the 1850s, it originally served as a carriage house to the Macklin House that fronts Washington Street. In addition, this important landmark holds the distinction of being one of the only remaining carriage houses in Frankfort
EAT Our dining table is located in the kitchen and seats 6 guests. You can enjoy cooking in our newly renovated kitchen with granite counters, stainless appliances, and all the utensils needed to prepare your favorite dishes. We have well equipped our kitchen for all of your culinary needs.
We are also within a short walking distance to local Downtown eateries and bars. Reach out to our team for some of our favorite recommendations. We provide a house manual at the property with additional local restaurants in Frankfort and surrounding Central KY.
SLEEP This charming home has 3 bedrooms with memory foam mattresses. The primary bedroom on the first floor offers a king bed, while our second floor bedroom also offers a king bed. The third floor offers a queen bed and fold out futon. We do provide all linens for beds and a set of towels per guests. The three bedrooms will share the two full bathrooms located in the home, there are no en-suite bathrooms.

PARKING Our property does not have private parking. Guests are easily able to park on the side streets free of charge, request access to a local parking garage, or park at your discretion on the lot near the home. This is a great house. Wonderful location and perfect for walking to Frankfurt’s downtown or staying in. Beds were comfortable and the house had everything we needed.
Petticoat is a beautiful historic home. It's been updated but they did a wonderful job of keeping the home's original charm. I love all of the personal touches. The backyard is amazing and we spent most of our time there relaxing and hanging out. It's super close to Buffalo Trace and the cute shops in town. Thanks for a wonderful time!
It was not the original home that we had booked. We imagine the home we stayed in was even more amazing! Beautiful home with everything you needed. Perfect location!!! Excellent and prompt communication with host! We had a fabulous experience!
Great location with everything we needed for a great stay. Loved walking downtown to all the shops a restaurants. On street parking worked out just fine.
Very nicely appointed and location was perfect as a staging ground for our bourbon trail getaway. The neighborhood was also lots of fun and quite vibrant. We highly recommend the House of Commons just a couple blocks away!

Carriage on Peacock was a wonderful home base for our tour of the Bourbon Trail. The house had plenty of space and was well appointed. It is in a pretty historic section of downtown Frankfort and is walking distance to several restaurants. Highly recommend!
Hidden gem. Love the charm of this carriage house. Very spacious. Lots of amenities. Close to restaurants. Short drive to distilleries and Kentucky University.
An excellent stay for five nights. Four adults and a small dog. It’s located on a one way street, our GPS couldn’t figure that out. We parked across the street and faced the back of the house. Easy check in. Excellent communication and feedback.Comfortable beds. Well stocked kitchen. The coffee bar is second to none.Bedrooms are large and comfortable. No one used the third bedroom. Large yard for the dog. Nice area to walk. Hearing the church bells during the day was an added bonus. Will be back in the future.Sidenote:My son in law left some clothes in the drawers in the second floor bedroom. Please contact me if they are still there.
Opportunities for improvement. Temp's were in the low 30's when we arrived in the evening. All thermostats were set at 53 degrees. It took 2 days to get the house up to a comfortable temperature. 70 degrees. very uncomfortable 1st night. Main level bedroom has a step right at the door. a permanent night light is needed there. I about had a very ugly fall. The outside Christmas lights run 24/7 which dumps tremendous light into the lower bedroom, a dawn/dusk sensor with several hour runtime would rectify this and still keep the beauty of the evening lights. Location & amenities were great
A small group of friends stayed briefly overnight (passing through). This home is beautifully decorated, super clean, with an amazingly hospitable host. We will stay here again! Such a cute historic area of the town as well.
Fantastic property right in the middle of Historic Frankfort. Walking distance to great eating places. Easy driving distance to many attractions and Distilleries. House has great local themed decor and atmosphere that makes you feel at home. Highly recommend
