The Outermost House is located at the end of North Neck Road on the island of Chappaquiddick. The home is remote and sits at the end of 1,750 ft. Private Peninsula and Beach with Sailboats, Kayaks, Canoes, and Swim Platform. Guest House Roof Deck.

Private Mooring just off the property. The depth is 10 feet, and we are in the protected waters of Cape Pogue Bay.

CAVEATS
Such a unique property does have its drawbacks. Think of it as Yin and Yang.
Here are the Yangs of being in such a spectacular setting.
Outermost is outermost and is remote. To access this property, a 4x4 with excellent clearance and deflated tires is practically required.
A car that is marked as AWD (Subaru, Tesla, and Audi Quattro) may not make it, as you have to cross approximately 300 yards of very soft and deep sand.
4WD cars should deflate their tires to 15 psi. There is a station at My Toi where you can reinflate your tires. They make tools to deflate tires efficiently. Buy One.
There is a parking lot on North Neck Road where you can park 2WD vehicles and walk across the sand peninsula to the house.
If your guests want to come and go from Edgartown all day and night, this might be a challenge, especially if you have to provide them with rides.
The ferry to Edgartown does not operate all night and can experience long lines during peak times of the day.

WATER
This house is situated on a private well that draws water WAY underground from a "lens" of freshwater that sits above the saltwater. The water has a slightly brackish taste.
For 2025, the owner installed a whole-house reverse osmosis system with a 1,000-gallon tank for peak use.
The Whole House RO cannot keep up with a full house of people using water as if they are on the mainland.
The less water you use (kids have to be monitored and taught this), the better the RO system will work.
If you run out of RO water, you can switch back to the natural water (slightly brackish) until the system refills.
Two smaller RO systems are installed at the main house and cottage kitchen sinks to provide drinking water.

WATER CONSERVATION methods that will help keep you on the RO system.
Guests should use the Navy shower technique. This is where you turn off the water flow while soaping up, then turn it back on to rinse. Use full loads in appliances: Run dishwashers and washing machines only when they're full.
Turn off the tap: Don't let the water run while brushing your teeth, shaving, or washing dishes. For extra credit: Flush toilets only when necessary. If it is yellow, let it mellow.

CRITTERS
There are numerous mice, mosquitoes, and ticks on Chappaquiddick, and this is their habitat. You will need to live with them, as it is impossible for us to Napalm Chappaquiddick to get rid of every last one of them. (We asked, Edgartown said no.) We do our best and spend thousands on cleaning and clearing them, but the occasional mouse poop, tick, spider, ant, and mosquito will survive. You can help by cleaning up all food, trash, and putting away all dishes and snacks religiously.

The amenities are represented to the best of our knowledge, but they are subject to change without notice.
A liability release is required for all users of toys, boats, and sporting equipment.
In the off-season, the Cottage (sleeps 6) is generally closed. It does not have heat, and the water is off.

Location, location, location

If you want solitude and gorgeous views from a great house, look no further. Hosts were super nice and thoughtful. Property is stunning. They're not kidding about the 4WD - you really do need it to travel the dirt road and loose sand to get to the house. But once you get there - wow.

The Views!

We had a great time at the Outermost House! Wasn't beach weather but the view from all parts of the property are stellar from morning to gazing at the stars at night. The house was very clean, lots of room for everyone. Definitely well stocked with kitchen gear to beach games/water craft. You have to have 4WD to get there but its worth it...rent a jeep if you need to! You don't need to go to Menemsha for the sunset just enjoy from the property. Tim the caretaker was a great guy with lots of good tips. We had a blast and hope to go back soon.

We spent the holiday weekend at this special property located on its own spit of land on Chappiqudick. It has all the characteristics you looking for in a beach house. Lots a gathering spaces inside and out. The 360degree views are spectacular. EVERY room has a water view. You feel like you're on a land yacht. The kitchen / bathrooms are well equipped. The garage is full of beach activity equipment. There are kayaks and small boats just waiting to be used. Many memories were made over the weekend. We would definitely rent this property again.

Amazing! Magical!

We had such an amazing time! We loved every part of our visit there. Don’t forget you need 4WD and higher ground clearance to get to the property. We loved the sunfish and kayaks...the sunsets were gorgeous...the views were second to none. And the house was perfect too! It’s ruined us though - no other beach rental will ever be able to compete! Susan was responsive and helpful anytime we had a question!

Always an amazing getaway!

For the past two summers, I have stayed here with my family for a week at a time and have absolutely loved it! The property is simply spectacular - there isn't quite anything like it anywhere else on the island. Complete seclusion at it's best! There is so much to do, yet nothing to do at the same time. The activity equipment provided by the owners makes for endless fun. Book this house if you want a tranquil getaway from the hustle and bustle (of life!) as well as the mainland. We all highly recommend! 100% We will be coming back here for years and years to come!

Magical property

This home is virtually your personal resort, with incredible privacy, endless 360-degree views, and a full battery of water sports. And if you want to go into town, Edgartown is only 10 minutes away, and easy to access by parking on the Chappy side and taking the short ferry ride over. The centerpiece of the main house is the 2nd floor with the kitchen, dining area and living room surrounded by large windows and spectacular water views in every direction. The deck surrounding the second floor contains multiple sitting areas, both screened and unscreened, for outdoor dining and relaxing. The 1st floor of the main house has 4 bedrooms, and the master bedroom has large windows with water views on three sides. The guest house has two bedrooms with double bunk beds in one room, which is perfect for teenagers or a second family. The house is well equipped for water sports and beach activities with kayaks, sunfish sailboats, beach chairs and umbrellas. There is even a mooring if you have a small motor boat (boat rentals are available on the island). The bay is usually calm and perfect for water skiing or tubing. With the kayaks or a boat, you can readily explore the private beaches surrounding the bay. We can't say enough about this amazing property.

Great property, secluded. Kitesurfing paradise. Can kitesurf in any wind direction with flat water. Accommodations are very nice and the support from the owners is superb, any issues and they are on it immediately. I highly recommend it.
