CAVEATS
Such a unique property does have its drawbacks. Think of it as Yin and Yang.
Here are the Yangs of being in such a spectacular setting.
Outermost is outermost and is remote. To access this property, a 4x4 with excellent clearance and deflated tires is practically required.
A car that is marked as AWD (Subaru, Tesla, and Audi Quattro) may not make it, as you have to cross approximately 300 yards of very soft and deep sand.
4WD cars should deflate their tires to 15 psi. There is a station at My Toi where you can reinflate your tires. They make tools to deflate tires efficiently. Buy One.
There is a parking lot on North Neck Road where you can park 2WD vehicles and walk across the sand peninsula to the house.
If your guests want to come and go from Edgartown all day and night, this might be a challenge, especially if you have to provide them with rides.
The ferry to Edgartown does not operate all night and can experience long lines during peak times of the day.
WATER
This house is situated on a private well that draws water WAY underground from a "lens" of freshwater that sits above the saltwater. The water has a slightly brackish taste.
For 2025, the owner installed a whole-house reverse osmosis system with a 1,000-gallon tank for peak use.
The Whole House RO cannot keep up with a full house of people using water as if they are on the mainland.
The less water you use (kids have to be monitored and taught this), the better the RO system will work.
If you run out of RO water, you can switch back to the natural water (slightly brackish) until the system refills.
Two smaller RO systems are installed at the main house and cottage kitchen sinks to provide drinking water.
WATER CONSERVATION methods that will help keep you on the RO system.
Guests should use the Navy shower technique. This is where you turn off the water flow while soaping up, then turn it back on to rinse. Use full loads in appliances: Run dishwashers and washing machines only when they're full.
Turn off the tap: Don't let the water run while brushing your teeth, shaving, or washing dishes. For extra credit: Flush toilets only when necessary. If it is yellow, let it mellow.
CRITTERS
There are numerous mice, mosquitoes, and ticks on Chappaquiddick, and this is their habitat. You will need to live with them, as it is impossible for us to Napalm Chappaquiddick to get rid of every last one of them. (We asked, Edgartown said no.) We do our best and spend thousands on cleaning and clearing them, but the occasional mouse poop, tick, spider, ant, and mosquito will survive. You can help by cleaning up all food, trash, and putting away all dishes and snacks religiously.

The amenities are represented to the best of our knowledge, but they are subject to change without notice.
A liability release is required for all users of toys, boats, and sporting equipment.
In the off-season, the Cottage (sleeps 6) is generally closed. It does not have heat, and the water is off.
