Property Overview
Garage Level – Studio Suite
Enter through the garage into the upper-level studio, featuring ocean views, a queen bed, kitchenette, sofa, and pool table. Guests have two reserved tandem parking spaces for convenient access.
Mid-Level – Bedroom Floor
This level includes all three bedrooms. The master suite features an en-suite bathroom, walk-in closet, and private balcony with ocean views. A washer/dryer is located on this floor. The additional two bedrooms share a full bathroom.
Lower Level – Main Living Space
Here you’ll find expansive ocean views, a fully stocked kitchen, dining area, bar with seating, half bath, theater room, and patio facing the beach.
Construction & Scaffolding Notice
We value transparency so you can book with confidence.
• Scaffolding: While scaffolding surrounds parts of the building, there is none directly in front of our home, so your ocean views from the living room, kitchen, primary bedroom, and patio remain unobstructed.
• Location of Work: There is a single condo above ours undergoing limited remaining construction. Our calendar was previously closed during heavy work and has reopened now that activity is minimal.
• Hours:
– Mon–Fri: 7:30 AM–6:00 PM
– Sat: 9:00 AM–6:00 PM
– Sun: No work permitted
Some noise may be heard during working hours.
• Discount: Current pricing reflects a construction-related discount for added value.
• Positioning:
– Studio/game room level: 1 floor below construction
– Bedroom level: 2 floors below construction
– Main living/kitchen level: 3 floors below construction

Garage Height Restrictions:
• Entrance (with scaffolding): 74" H × 94" W
• Side spot: 84" H × 93" W
An overnight residential parking pass is provided for designated lots. Hangtag must be displayed. Lots lock from 8 PM–6 AM.
Important Guest Information
Check-In:
All guests must complete our check-in forms before arrival. We partner with a third-party insurance provider offering optional damage protection and background checks. Your privacy is always respected.
Travel Insurance:
Highly recommended, as our cancellation policy is firm.
House Rules
• Quiet Hours: 9 PM–8 AM
• No Events, Parties, or Loud Music
• Registered Guests Only – No outside visitors
• Non-Smoking Property – Indoors and on balconies/decks
• Pets: Must be pre-approved, under 25 lbs, and kept off furniture. A $500 pet cleaning fee applies.
Safety Equipment
Do not remove, disable, or tamper with any smoke or carbon monoxide detectors. Tampering with life-safety devices is illegal and may result in fines up to $10,000, immediate cancellation without refund, and reimbursement of all repair costs.
Smoking Violations
Any evidence of smoking, vaping, or burning incense/candles will result in smoke-remediation charges plus cleaning and damages.
Extra Cleaning
Additional cleaning fees apply if the home is left excessively dirty—examples include glitter/confetti, heavy staining, excessive sand, spills, food waste, or trash left out. Fees depend on severity and time required.
Checkout
Checkout must occur on time to avoid fees. Late checkout requires prior approval.
Failure to follow house rules, checkout instructions, or cancellation policies may forfeit public review privileges.
Booking Policies
• Minimum Age: 30+ (subject to approval)
• Guests with low/no reviews may require approval
• No third-party bookings
Long-Term Stays (30+ Nights)
Longer stays require a deep cleaning; the cleaning fee will be doubled and adjusted after booking. A mid-stay or end-of-stay cleaning will also be scheduled to maintain home quality during extended visits.
General Terms
Booking this home confirms agreement to all house rules. Guests accept responsibility for personal safety and belongings. The host and maintenance team may enter with 12 hours’ notice when required. All reservations must be made in good faith; misuse or attempts to harm the business will not be tolerated.
