Welcome to your private riverfront estate, where families and groups come to reconnect, recharge, and create lasting memories.

The main house features four bedrooms and three bathrooms, with flexible sleeping for up to 10: three king beds and a queen/queen bunk bed. The River Casita includes full bunk beds, a private bathroom, and a mini-fridge, while the Road Casita offers two spacious bunk setups (king/queen and queen/queen) plus a trundle bed that sleeps an additional two people.

Step off the back of the property onto your own private dock with direct entry to the spring-fed San Marcos River for swimming, fishing, and paddling. Back on land, enjoy the private pool and hot tub, a functional fitness gym, a playground, a trampoline, and a fire pit. Everything needed for memorable group stays.

Had a great Thanksgiving break with our families - house is off the beaten path right on the river. Lot of room, separate bunk house is pretty cool and we used the outdoor seating at the table and the hot tub quite a bit (too cold to use pool). Jesse is very, very responsive. We have a college age child living in San Marcos so definitely plan to return here for family gatherings.

Fantastic Family Gathering

We had our entire family gather here for a long 4 day weekend - 12 adults, 4 kiddos and 1 infant!There was more than enough sleeping space and the 2 separate casitas were great for those that wanted a little more seclusion! The property is beautiful and very rustic and our kiddos had a blast! We floated the river 2 days and got to all go and watch Pawpaw play in a Sr Softball tournament! We cooked all of our meals together and had everything we needed!Fun family memories that will last a lifetime!! We would highly recommend this property for large groups and multiple families wanting to gather together in one fun place!

Why they chose this property

In 2012, I competed in the Texas Water Safari and fell in love with the San Marcos River. Ever since then, I have become obsessed with the Upper San Marcos River. Our family has always dreamed of enjoying a house on the river.

What makes this property unique

Very few properties on the Upper San Marcos River offer short-term rentals. Even fewer have a pool and hot tub, and can accommodate up to 24 guests.
