The Villas of Mexico Beach is directly across the street from public beach access. For those guests staying during times of firework celebrations, it just doesn't get any better than this. View the display right from your 4th floor (top floor) balcony and forget searching for parking and crowds. This unit is a 4th of July and New Years must!!! Anglers bring your boat as this condo comes with its very own boat slip with water and electricity. Cleaning your daily catch is easier than ever with the provided fish cleaning station located right on the dock. The condo is located very close to the entrance of the canal and a great new boat ramp. Forget something? No problem, just walk next door to the marina and pick up whatever you need. Now you're just a quick boat ride to enjoy the fishing, boating, diving and everything the warm waters the Gulf of Mexico has to offer.

Not a fisherman? No worries, the most beautiful beaches are right at hand with a very short walk right from your front door. Sit on the beach and relax, read or just enjoy the kids playing in the surf. We assure you this unit has something for everyone and you will not be disappointed.

This condo is also located next to the 'Shell Shack', the best place in Mexico Beach to go for souvenirs & beautiful shells. The 'Shell Shack' is also home to a simple seafood market where you can get fresh fish and cooked to order shrimp.

We have taken great concern to furnish this condo to suite your family's every need. There is a large 47 inch LCD flat screen TV in the family room. The Master Suite includes a Queen bed, flat screen TV and beautiful built ins. The second bed is next to the hall bath and is equipped with a flat screen TV and large double closets for enough storage for those extended stays. The kitchen is fully equipped including a large capacity slow cooker and beautiful quartz counter tops. The appliances are brand new Kitchen Aid brand with all of the latest features. The unit is equipped with a front load washer & dryer. We haven't forgotten about your need to store your fish. We have equipped your storage unit with a chest freezer to keep your catch until you're ready to leave. The storage closet is big enough to hold all of your outside gear including bikes, fishing rods (rod holder provided) and beach carts.

The extra large balcony area overlooks the pool and has outdoor seating for your enjoyment. It's the perfect area to spend time with friends and family while eating your daily catch and enjoying the breath taking view of the canal.

Our family had such a great trip! The condo is conveniently located next to the shell shack and marina! (The shell shack has the best steamed shrimp!) The condo was open and great for families to be together! Beds were so comfy! Owner was very helpful and accommodating! We will definitely be back to stay!!

It was just as described online. Beautiful views and spacious condo for our family of 5. Loved having a boat slip so all we had to do was walk down and hop on. A big plus was the ice machine. The hostess was kind and great. She responded promptly if we needed anything. You can tell she really cares about the place and making the guests comfortable.

We rented this condo with some friends to enjoy some sun and fishing. The condo has the bonus of a boat slip. Everything worked out great. Plenty of room. The kitchen is well stocked with cooking supplies. Communication with the owner/manager was excellent. We would rent this again in the future.

Everything from the communication with the owner, to the views off the back deck overlooking the canal were wonderful! Condo was in perfect order, and everything is labeled for easy finding! Unit was super clean, and all of the instructions for check-in and check-out were well done! The owner even had some goodies available at check in, which were a very nice touch! The pictures you see in the listing are very true to what you get, so feel confident in knowing everything is what it should be. Would definitely consider this rental again for future travel needs!

My husband and I, along with my son and daughter-in-law and 2 year old granddaughter came to this area to do some scalloping. I was so blessed to find The Grouper Hole on VRBO! The condo is absolutely beautiful with very tasteful decor and comfortable beds! The kitchen was stocked with pretty much everything I needed although we ate out most of the time! We tried several restaurants and decided that Mango Charlie’s was our fave for the family! The condo seemed very central to everything we wanted to do. We did some shopping at the cute gift shop right next door and bought fresh shrimp and fish to go with our scallops right there at the gift shop! The condo owner, Catina is a true sweetheart! She responded immediately to any text I sent and kept us informed of anything that may affect us during our stay. The condo and surrounding area was very quiet and peaceful. We met a few people during our short stay and everyone was so nice. We trailered our boat from Pensacola and the covered slip that comes with the condo was the cherry on top for us! We could not have asked for a more perfect location! Thank you so much Catina! We hope to return and stay at your charming condo again!

It could not have been better. Everything you needed and then some was provided. Access for the boat and to the gulf Was excellent. Very close to the marina for gas with ample fish cleaning space available. I cannot say how wonderful Catina our host was. I would strongly recommend this property to anyone. I have never seen the availability of just basic needs already provided should you need them.

I would rate my overall stay as an A+. The kitchen was fully equipped with everything you need! Literally. Spices included. The bedrooms were clean, cozy, and spacious with plenty of room to store luggage/clothes/shoes. There was also a sound machine and a BEAUTIFUL view of the canal! The bathrooms were squeaky clean. One thing that I was really impressed with was the "Cabinet" behind the bathroom door. It was a little "store" of things that you usually forget to pack-- toothbrushes, toothpaste, deodorant, Tylenol, aloe, tampons... It was a great addition to the unit. My family and I had a wonderful stay! We enjoyed the pool, private boat slip, and ice machine. The only thing better than the inside was the breathtaking sunrises from the canal-side balcony. We can't wait until our next stay!

Why they chose this property

We wanted a property in a location that would have something for everyone in our family. My husband loves to fish, dive/spear fish, the kids and I love the beach. As well, I love taking it easy browsing through local shops and relaxing. So after several years of searching for that perfect place, realizing others had great diving but not so great beaches. Or great beaches but no diving, we fell in love with Mexico Beach. It has both, amazing beaches and wonderful diving/fishing.

What makes this property unique

This property is very unique, it is one of only a few locations that has deep water access boat slips. There are many units on the canal, but not all are accessable by boat due to water depth and bridge limitations. When I viewed the property for the first time, I saw the great view from the 4th floor front door. As I walked thru to the back of the unit and saw the amazing canal view, I realized this place was a two for one. Two views which is very unique and the location. Located just a few steps from the beautiful beach for the kids and myself, and a private boat slip for my husband to go do the fishing and diving he loves. So i guess it's a two, two for one.
