Mornings stretch out over coffee on the patio, and evenings settle into the warm glow of a hot tub under open desert skies. Whether you`re here for the golf, the festivals, or simply the stillness, the outdoor spaces set the tone from the moment you arrive.

Sleeping arrangements
Three bedrooms sleep up to 8 guests comfortably. The Primary Suite features a king-size bed, a queen air mattress, a 65` TV, and an oversized en-suite bathroom with dual sinks, a walk-in shower, and a separate tub - with direct access to the pool. Bedroom 2 offers a king bed and a 50` TV, while Bedroom 3 includes two single beds and its own 50` TV. The living room features a king sleeper sofa for added flexibility, and a queen air mattress and pack `n play are available upon request.

Living & comfort
The living room brings everyone together around a 65` TV - ideal for a film night after a long day out. Every room includes a TV with Roku and WiFi access. High-speed WiFi with Ethernet connection keeps things running smoothly for streaming or remote work, and a dedicated workspace in a common area is available when you need it. Central air conditioning, central heating, and ceiling fans throughout the home keep you comfortable whatever the season.

Kitchen & dining
The kitchen is well-equipped for everything from quick breakfasts to full group dinners. Granite countertops, stainless steel appliances, a six-burner gas range, and double ovens give you everything you need. Bar seating for two, a casual dining area for four, and a formal dining space for six - overlooking the course - means there`s always a spot for the whole group. A Keurig coffee machine, wine glasses, blender, and all the cooking basics round out the setup.

Outdoor living
The private backyard is open all year and available 24 hours a day. A saltwater pool and hot tub sit at the center of it all - the hot tub is complimentary, and pool heating is available for $50/day from October through May, bringing the water up to 88°F. A gas BBQ grill, outdoor dining area, outdoor furniture, and a misting system make the space easy to enjoy. Note that the backyard is not fully fenced.

Bathroom
The Primary Suite`s en-suite includes dual sinks, a walk-in shower, and a separate bathtub. All bathrooms are stocked with shampoo, conditioner, body soap, shower gel, and a hair dryer, along with hot water and cleaning products.

Location
Set within PGA West, the home includes free resort access - walking trails, bike paths, community pools, and a putting green are all nearby. Empire Polo Fields are under 4 miles away, with Old Town La Quinta, Indian Wells Tennis Garden, and Palm Desert within a short drive. Palm Springs is roughly 30-40 minutes away.

Check-in is after 4 PM; check-out is by 11 AM. Early check-in or late check-out may be available on request. Self check-in is via keypad, and a unique access code will be provided before arrival. Cleaning takes place at the end of your stay; a mid-stay clean can be arranged for an additional fee.

No cats. Certain non-shedding hypoallergenic dogs are considered for an additional fee.

NOTE: The golf course is private. Non-paying guests are considered trespassers by the HOA.
Please carefully review all PGA Signature Community Rules, all tickets will come out of the deposit.

PARKING- All vehicles must be parked in the garage/driveway (Can`t be hanging into the street or the HOA will ticket) additionally 2 vehicles are allowed on the street.

VEHICLE SIZE- SPRINTER VANS are not allowed in PGA Signature. No commercial size vehicles.

VEHICLE PASSES- All passes must be displayed on the windshield or patrol will ticket.

NOISE ORDINANCE:
Quiet enjoyment hours are from 10:00PM-7AM. Outside use is limited to quiet conversation only. No music or amplified devices from cell phones to Bluetooth devices are allowed. Citations will come out of the renters deposit, PGA West is a zero tolerance community, if security is called a fine will be imposed.

Loud noise isn`t permissible anytime of the day, per city (max 70 decibels from 7am-10pm) and is considered disrupting the peace of permanent residents, noise violations incur a $1000 fine (taken out of deposit) and possible eviction. Thank you for respecting our local residents!

PETS- If you plan on bringing your certified service animal or emotional support dog we would appreciate communication and documentation prior to check in to supply to the home owners:).

POOL/HOT TUB (RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT)

You understand that you accept full responsibility for any bodily injury arising from swimming and all accidents that may happen on the property and hold the owner harmless. You understand there are potential dangers with swimming and may present a danger to adults who consume medication, alcohol, or drugs and children who are not carefully supervised. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from swimming, exposure to any of our plants that can be poisonous if eaten, or any other activities on the property.

Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys` fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
