this place is so close to the ace hotel, which was great for pride celebrations. it was a long but easy walk into downtown. the house was really great for shared meals and hanging out at the pool all day, which is what palm springs is really for.
Classic mid-century modern house in excellent neighborhood. House is well appointed and bright; it has been updated in the spirit of the original design.
We’d definitely stay here again. There listing said it allowed pets and then we were told after booking (nonrefundable booking) that pets were no longer allowed. Outside of that, great experience.
Spacious house for our yearly Palm Springs trip with a ton of natural light coming through the windows. Close to downtown which was a plus. Thank you Zach for sharing your lovely home with us.
If you want a low key family vacation - this is the spot. I celebrated my 33rd birthday here, and it was pretty fab. Great pool to cool down in the desert sun. Big kitchen for cooking with the family. Amazing mid century neighborhood - evening walks in the Palm Springs summer was a Mid Century dream. Would come back here again!
We spent 11 fun filled and relaxing days at the house over Christmas and New Years. It was perfect for our family of 5 (parents 2 kids ages 5 and 15 mother-in-law). Plenty of room for all of us. Koffi (coffee shop) is walking distance and made for a perfect stop before our morning walks through the beautiful neighborhood. Grocery stores 5min drive, downtown Palm Springs 10min. Best holiday ever!
This is my second year in a row at this property. Comfortably suited my party of 6 (with 2 dogs). Very clean with a retro chic vibe. Located in a spot in Palm Springs with central access to everything. Hated having to go home.
This house was perfect for our group and very comfortable. We loved being in Twin Palms and walking around the quiet streets at night looking at the incredible houses. The heated pool is well worth the cost, and Zach was easy to communicate with. Thanks!

Overall this was a great midrange house for a low key, relaxing getaway - as is most of Palm Springs. We made a weekend trip with another couple and they stayed in the casita giving each of us our own space. Location was convenient to restaurants and downtown. Zach was always helpful and responsive. I do agree with some other reviews that the house could use a once over from a handyman (loose toilet paper holders, touch up paint, etc)

Thank you for staying with us and for the positive review. We are painting the entire interior of the house beginning Monday Nov 30, 2020 so the house should be even better for future guests. We will bring a handyman through after painting to make sure everything is in top shape too.
Enjoyed a nice Thanksgiving weekend here with our family. Even though we had 2 toddlers with us, it was easy enough to childproof with a couple of gates. I brought some kitchen items with me to cook Thanksgiving dinner, but wouldn’t have needed to! The kitchen is VERY well stocked, and that was fantastic for me! We had the pool heated and it was perfect. The lawn is beautiful, but my only complaint is that it was always too wet for the kids to run around and kick a ball. Sprinklers went off multiple times during the day. Overall, excellent home!
Amazing house- perfect for vacation in the sun! Loved the pool, layout of the house and decor. Clean upon arrival, although the master bath seemed like it could use a bit more. With small children, love the alarm feature that talks every time the doors would open so we don’t have to worry about the pool. The pool is big and the perfect temperature. Great location. Very nice neighborhood. Great AC inside when you need to cool down. Nice living room and couch that fits everyone. Great backyard. Host excellent communication. There were just a few things that would have helped our stay be a little more convenient: a few more pool towels, kitchen towels (none to be found), the toilets don’t seem flush all the time, a few lights in the house were out and need to be replaced. Overall great stay in Palm Springs!

Thank you for staying with us and for the feedback. We have gone through and refreshed the lights and had the plumber out to make sure everything is working properly.
The house is comfortable and my friends and I had a great time, but all the rules about noise are off-putting. Most of this seems to come from Palm Springs city ordinances, but this property also has multiple signs and notices saying guests cannot even speak quietly outside before 8:00 AM or after 10:00 PM for fear of a back neighbor who will report to the noise police and we could be fined up to $1,000. No music is allowed outside at any time of the day nor inside the house if it could be heard outside.

Yes, the noise requirements are imposed by the City of Palm Springs. They are the same for all properties in the City of Palm Springs. We don't make the rules we just ask the guests to comply with them. Of course you can speak outside you just can't play music outside or have music inside loud enough to be heard outside. Great House, Poor Owner Communication
The house was great and comfortable for our 7 guests. Great location and neighborhood. Our only negatives were that we requested to heat the pool and it wasn't heated until our second day, but our first day pool heat money was refunded to compensate. The outdoor firepit did not work the entire time we were there, which was unfortunate. We asked for it to be fixed and were told that a handy man would come, but nothing was ever done. Plan to bring extra toilet paper - only 2 rolls were provided for each bathroom. The owner wasn't very pleasant to communicate with and questioned any request in a bit of a degrading tone. The owners came into the house on our last day before check out time to look around which felt a bit strange.

Thank you for the feedback. We strive to make everyone’s experience the best possible. Please check out our numerous other reviews on this site. As for the outdoor fireplace, we had never had an issue with the outdoor fireplace before and we were sorry this guest had an issue. We quickly sent a handyman and it turned out that the guest had been using the key to turn on the gas from the indoor fireplace instead of the outdoor one. They have different key sizes. We should have labeled the fireplace keys clearer. As for the pool heat, there was a terrible cold spell so the pool did take longer to heat than usual. We are turning the heat on even earlier now during cold spells. Finally, the guest stayed beyond their check out time and we had to have our cleaners begin cleaning to make sure the property was in perfect shape for the next guests who arrived just 4 hour later. We do an extensive clean each time to make sure everything is in good shape. Thanks again for staying with us and hopefully have bettered the property as a result.
I’m a frequent Palm Springs visitor & for a larger group (8adults) this was a great house for the value and space. Being a designer the decor/layout is important to me & this space was very visually pleasing. The lead up was typical annoying PS promise to never speak/paperwork to sign (super strict noise ordinance in town no matter where you stay) but the property managers were VERY accommodating and responsive to every request we made from check in to check out. Only regret was not asking for more towels because for 8 adults there was 1 per person bath towels & 6 pool towels, so if youre 8 ppl please note that. Also it was difficult for 8ppl to find properties that didn’t have a bunch of twin beds, this one had 1 room with 2 twins making it awkward for one of the couples to take the bad room…but from searching a lot of other properties of similar pricepoint this was a gem bc others just have more bunk beds & twins. There were extra chairs in the bedroom closet & a well stocked kitchen. Loved the view of the mountains early morning & sunset. I bought a citronella candle at the hardware store next to grocery store bc evenings had little biting bugs outside (not a criticism but heads up for future guests). Loved this weekend getaway & solid lovely stay at this house!

Good, but not great!
We rented this property and actually really enjoyed it! I love the Twin Palms area! The location was awesome. Our contact person for the property was very helpful until we checked in. Our efforts to contact him during our stay for some issues were left unanswered, or no response for 48 hours. There were no lights for the swimming pool. The best thing about the Casita was the air conditioning. The television didn't work and neither did the outlets. The main house was was very spacious and a very well stocked kitchen. The air conditioning in the main house failed to reach the set temperature during our entire 4 day stay We could only get it to down to 79 degrees! It became very hot in the afternoons and it was difficult to keep the temperature comfortable. Needless to say the A/C unit does not have the capability to keep the house cool. The temperature was 115, we needed the relief! This property would be really great if it were mainted properly and given a little TLC!

Thank you for staying with us. Unfortunately, this guest did not let us know about these issues during their stay or we could have addressed them. We have a long track record with this property of responding very quickly (usually within 20 minutes) and addressing any issues that may arise. As it turns out, there actually was a problem with the AC in the main house (new have since replaced the entire AC unit so it is brand new) which we discovered on our own inspection just recently. We have since had the AC repaired and serviced - the problem is fixed! As for the TV, we are not sure what issue the guest had - perhaps with input selection - but we have since added a brand new 55 inch smart tv to the Casita. An upgrade for sure. We put a tremendous amount of effort into maintaining this property and have addressed this guests post stay issues. The pool light is on a timer that turns off at 10pm to help make sure everyone complies with the town's quiet hour rules.
Wonderful House, Great Beds, Gorgeous Location, Unfortunate Neighbor
We just had a fabulous stay at this beautiful house for my husband's 40th birthday. The space was perfect for two families with kids, the pool was lovely, the yard space was great for our two dogs to play, and all the amenities were on hand! When we had a few very minor questions at check in, Zach was super speedy to respond and took care of everything! The beds and linens were amazingly comfortable, too, which always makes a trip feel like a real vacation. (Some kind of shade in the top windows would help the sleep even more!)
Our only issue was with a neighbor who Zach had graciously warned us about, who it seems is overly particular about noise. In accordance with local laws, we never had outdoor music (though apparently the neighbor complained that we did), and the only "noise" was the usual fun of three kids playing in a pool during the afternoon. Yet Zach received (and passed along) multiple complaints from the neighbor. Once, one member of our party stepped outside to take a phone call in the evening, and the neighbor complained it was "after 10" (the start of the outdoor noise ordinance). It was 10:03. Zach handled each complaint politely and acknowledges this neighbor is exceptionally picky, but it did put a damper on the mood of the trip when I had to constantly worry my kids might have 'too much fun.'
Even so, we'd be quick to rent this property again, but families who hope to be a bit rowdier might want to book elsewhere.

Guests are expected and encouraged to have fun, enjoy the pool and all around have a good time outdoors from 10 am to 10 pm when outside (non-music) typical backyard noise is permitted per the local rules. We are very much in favor of our guests right to do this and will continue to make sure we support our guests right to do so within the bounds of the vacation rental ordinance and good neighbor rules.

Our family has been vacationing in Palm Springs for four generations. There is something special about Palm Springs that continues to enchant us. Hugging the mountain on Highway 111 as we cruise into town melts our stress away and our first glimpse of the iconic mid-century modern architecture transports us to another time.
We got married in Palm Springs at the Viceroy (now the Avalon) in 2008. Since then, we have dreamed of opening a boutique hotel in Palm Springs. In early 2012, we stumbled upon this original mid-century modern Alexander butterfly roof home with its original footprint still in tact. We decided to fulfill our dream of owning a boutique hotel by carefully renovating and designing this house to provide guests with a hotel-like experience in a private home. We spent the next year carefully restoring it to its original splendor (with modern upgrades).
We are excited to offer this special property to our guests, and we hope our guests will treasure this house as much as we do.
