WELCOME to Historic Potter Highlands - One of Denver's oldest neighborhoods. This quaint Artist’s retreat has custom touches and creative artwork throughout.

This unique custom-built, 1000 sq.ft. Guest House in quaint Potter Highlands, Denver’s oldest neighborhood. This property can comfortably sleep 8 people.
INDOORS:
- 2 - bedrooms: queen beds plus a twin-sized daybed in each
- Living Room: Queen sleeper sofa with memory foam mattress
- 1 - marble bath with clawfoot tub and separate large shower
- Vaulted ceilings throughout, 2nd story
- Kitchen: full size refrigerator, electric range with convection oven, blender, microwave with air fryer, toaster, coffee options, well equipped for cooking
- Dining table sits 8
- Minisplit heat/ac with independent operation for bedrooms/great room
- Gas Fireplace
- Free Wi-Fi, keyless entry

- Copper gutters, wood clapboard, and custom diamond roofing shingles complete the Victorian cottage feel. There is a natural gas fire pit for enjoying cool nights outside.
This quaint artist’s retreat has custom touches and creativity throughout. Please be aware some of the artwork includes tasteful nudes.

- Easy walking urban neighborhood with access to restaurants, bars, coffee houses, food delivery, ride shares and public transportation, museums, theatres, Redrocks, Elitches, Mile High Stadium, Coors Field and grocery stores
- Public transportation, ride share, and taxi service easily available

- MMJ / 420 friendly - smoke/vape outdoors only
- GLBTQ & Straight Friendly
- No pets (pets allowed in the Artist Studio Listing only)
- 2 Security cameras on entry gate/fence facing owner driveway and east back side of property. No cameras on the yard, firepit, Artist Studio or Guest House. Your privacy is important to us.

ADDITIONAL ACCOMMODATIONS:
- There’s also an art studio/separate outbuilding that can be rented with the guest house subject to additional nightly rates and cleaning fees (both units sleep 11-12 guests). Please inquire for more information prior to booking. The Artist Studio will not be rented to an unaffiliated party during your stay, however may be used by the owners.
Note: the yard is a shared space, no pets live on the property or will be in the yard during your stay.
Housekeeping services or linen changes may be available for a fee, with advanced notice. An extra set of sheets and towels will be provided for stays over 7 days.

Load and start the dishwasher
Remove personal items, remove leftover food and drinks and take out the rubbish
Turn off the lights, lock the doors and return the keys
Turn off ac/heat and fireplace, if it's freezing out, leave baseboard in bathroom on with door closed. thank you
.Be sure to leave the spare key, there's a $75 charge to rekey locks.
Put trash in black bin at top of driveway; recycle in purple bin.
Failure to complete these may result in a negative review from the host.
