Short-Term Rental Properties
Code of Conduct
Short-Term Rental Properties within the Town of Greece are to be maintained in
accordance with the New York State Fire and Building Codes and the Town of
Greece Codes to include Zoning Regulations. It is the responsibility of the
property owners and any individual occupying the residence to abide by all
applicable regulations, codes and laws. These are to include but not limited to:
- Noise Ordinance (Chapter 139) - Excessive Noise: No person shall make,
continue or cause to be made or continued any excessive noise.
- Parking Regulations (Chapter 146) - This would include (but not limited
to): No vehicle shall be parked on the sidewalk; block a driveway, be
unregistered or unlicensed; parked within 15 feet of a fire hydrant; parked
in an unsafe manner.
- Dogs (Chapter 89) - Dogs shall be licensed and controlled as outlined in
Chapter 89 of the Town of Greece Codes to include the prevention of
excessive noise, disposal of feces, and the containment (leash law) of the
animal.
- Refuse Disposal (Chapter 174) - Each property must have proper and
sufficient trash receptacles for each resident and be serviced by a refuse
provider licensed in the town of Greece.
- Property Maintenance (Chapter 157) - In accordance with the Property
Maintenance Code all properties shall be maintained both on the exterior
and the interior as outlined.
- Fire Prevention and Building (Chapter 114) - Properties shall be
maintained to provide for life safety in accordance with the NYS Fire and
Building Codes and Chapter 114. This would include (but not limited to)
smoke and carbon monoxide detectors, means of egress, and all other life
safety issues.

HOUSE RULES:

CHECK-IN & CHECKOUT
Check-in is at 4:00 pm, and check-out is at 11:00 am. Early check-in or late check-out may be subject to extra rental charges. Guests may arrange for additional nights in advance to avoid any late check-out fees. Additional nights are charged at the daily rate, if available.

Please check out promptly. The cleaning crews have a very short time window to prepare the unit for new Guests.

CHECK-OUT PROCEDURES
Guests are responsible for completing the check-out procedures listed below:

Please follow these procedures to ensure a full return of the deposit:
• Beds/Bath: All bed sheets and bath towels placed in the Laundry Room
• Beds: Heavy bedspreads/comforters remain in bedrooms (unless they are soiled or wet, then bring to Laundry Room)
• All apps on the Televisions logged out
• All dishes/utensils are placed in dishwashers and run dishwashers (dishwasher cleaner tabs are under kitchen island sink)
• All trash and recyclables are placed outside in garbage totes by the shed
• All floors swept/vacuumed of any significant debris or sand
• Ensure HVAC is returned to schedule
• All beach items (toys/chairs, etc.) are placed in storage containers
• All doors and windows are closed and locked as you exit the house


CANCELLATION POLICY
Guests who cancel at least 14 days before check-in will receive a full refund of the amount they`ve paid. If guests cancel between 7 and 14 days before check-in, they will receive 50%. Otherwise, guests will not receive a refund.

CLEANING & LINEN SERVICE POLICY
The home is appointed with pillows, linens, blankets, quilts, bath towels, kitchen towels, beach towels, hand towels and washcloths, including extras located in the linen/ bedroom closets.

Please assist with the following:
• Leave used beds unmade with sheets placed in the laundry room, and all used towels also in the laundry room.
• Do not take any other towels/linens out onto the beach other than the beach towels located in the laundry room cabinet and the upstairs linen closet.
• Ensure that all sand is thoroughly shaken from any items placed in the washing machine or dryer.
• Soiled dishes and cooking utensils must be cleaned. The house has two dishwashers. The dishwasher must be run prior to check-out.
• Kitchen and bathroom counters are natural concrete. Please avoid acidic items left on the counters, such as lemonade, limes, wine, vinegar, etc.
• All debris, garbage, and recycling are to be placed in plastic bags and transferred to the large trash bins by the shed. Trash is collected on Wednesday.
• Please leave the trash bins at the shed area. The garbage truck will retrieve trash from that location.
• All furniture must be returned to its original location on the Guests` departure, or an additional charge will be made.
• The home is provided with a starter set of toilet paper, paper towels, hand soap, and dishwasher tabs, and laundry detergent. Guests may need to replenish their own supplies for longer stays.
• Please attempt to reduce sand inside the house. When possible, rinse feet before entering. The side bathroom entrance from the beach has an outdoor shower with warm water and is the best location to do this before entering.
• A cleaning service to clean the house and linens on your departure is included on your invoice.
• Please note that cleaning does not include dishes & cooking utensils. It is expected that Guests leave the house in good condition and complete the check-out checklist located in binder in kitchen and listed in this document.
• If cleaning exceeds the standard fee, additional hours will be charged at $100 / hr. and be deducted from your security deposit.
• Guests agree to keep the house, furniture, and furnishings in good order. Removing, adding, or changing furniture without the Owner`s written approval shall be deemed a material breach of this rental agreement, and is strictly prohibited. Guests are responsible for the cost of replacement of any damage to furniture or premises and replacement of missing items. Under no circumstances can any furnishing or linen be taken outside onto the beach.

NO SMOKING
This is a NON-SMOKING vacation rental. Evidence of smoking, such as the smell of cigarettes or cigar smoke, butts, or ash inside the home by the cleaning crew is a sufficient basis to charge the renter for smoke cleanup and removal from carpeting, AC ducts & filters and furniture. This type of cleanup is The renter is liable for the deep cleaning costs incurred. A minimum of $1000 will be charged.

NO PETS ALLOWED
If you bring a pet(s), this rental agreement will be forfeited, terminated, and deposits will be retained and a deep cleaning fee will apply.

BEACH RULES
• While on the beach, please respect the property owners of the other homes and remain on the beach in front of the rental house.
• There is to be no conduct that disturbs the neighbors or others.
• No illegal conduct. No loud music.
• The Town of Greece Short Term Rental rules are posted on the bulletin board near the kitchen.
• Campfires are only permitted in the provided fire ring. No other fires are allowed on the beach.
• We ask that you purchase the firewood locally, or feel free to purchase the wood found under the side porch.
• Please collect all items left on the beach, particularly trash. This is not included in the cleaning fee and will be charged at an additional rate if the beach is left with debris.
• Please place all cushions in the cushion box when not in use or during inclement weather.
• Fireworks of any kind are illegal in New York State and are not permitted on the property.
• No campers or motor homes are to be on the property to provide additional Guest accommodations.

MAXIMUM OCCUPANCY
The home occupancy is limited to 14 persons. Beds are only provided for 14 Guests.

MISSING ITEMS
Guests will be charged for any missing items reasonably attributable to Guests and not returned after notification. The cleaning service performs an inventory/survey of the property after Guests depart and notifies the Owner of any missing items. Owner will notify Guests if items were inadvertently taken and povide guests with the opportunity to return or replace the missing items.

ACCESS
Guests shall allow the Owner access to the property for purposes of repair and inspection. Owner shall exercise this right of access in a reasonable manner.

PERSONAL PROPERTY
Guests understand that any personal property of and used by Guests is not insured by Owner and
Owner shall not be responsible for any lost, stolen, or missing property of the Guest or property of the Guest left after check-out.

RENTER OBLIGATIONS
The renter must be at least 25 years old. Adults cannot rent property on behalf of underage Guests, no exception. The renter must be present during the stay.

EVENTS OR PARTIES​
No Large Events or Parties such as weddings, receptions, prom parties, fraternity/sorority parties are allowed at any time.

Small gatherings such as birthday parties or group dinners with no more than 20 guests, including the registered guests, are permitted. All town rules (posted in the home) must be followed, especially regarding noise.

ASSUMPTION OF RISK
No lifeguard will be on duty. Accordingly, persons using the beach do so at their own risk, and the
Owners assume no responsibility for accident or injury. No one should swim alone. Do not hang over or throw anything off porches or balconies. Guests will hold the Owners harmless from any and all bodily injury and/or property damage incurred on the property.
