The space
Welcome to Mersinea, a majestic 7-bedroom luxury villa perched above Ayia Napa, offering breathtaking panoramic views of the city, sea, and distant marina. Designed for both relaxation and celebration, Mersinea is the ideal retreat for large families, groups of friends, or guests looking to host memorable weddings and events.

This spacious villa spans two levels and features seven elegant bedrooms, each with a queen-sized bed, private en suite shower, wardrobe, dressing table, and nightstands. Four bedrooms are located on the ground floor and three upstairs, with two of the upper rooms sharing a lounge area with a flat TV screen and a balcony that overlooks the pool and offers sweeping views of Ayia Napa.

Inside, the villa combines modern design with luxurious comfort. It boasts three cozy lounges, three large smart TVs (75", 65", and 50") with international channels, and a fully equipped kitchen featuring an induction stove, oven, microwave, toaster, fridge and freezer, dishwasher, and a reverse osmosis filtration system for fresh drinking water and ice. A washing machine, dryer, utility room, and two additional guest toilets with a shower provide convenience for longer stays.

Step outside and enjoy the villa’s centerpiece: a saltwater overflow pool with jet spa and lounging platform, surrounded by a spacious artificial lawn, outdoor shower, sunbeds, and a shaded outdoor dining area perfect for meals or gatherings. There’s also a dedicated BBQ space and a second dining area inside the kitchen for added flexibility.

For privacy and security, Mersinea is fully fenced and includes a private uncovered parking area, CCTV cameras, alarm system, and a safe. Each room is equipped with its own air conditioning unit for your comfort.

Guest access
Guests will enjoy full and exclusive access to the entire villa, including all seven bedrooms, indoor and outdoor living areas, the saltwater pool, garden, and private uncovered parking area. The only exception is one locked staff/storage room, which is not accessible to guests.

Your privacy is fully respected at all times. Please note that a gardener may visit once a month, and pool maintenance staff will attend twice a week to ensure everything remains in top condition. These visits are brief and unobtrusive.
Other things to note
Pool Heating: Available upon request at an extra charge of €60 per day. Please let us know at least 2 days in advance if you wish to use this service.

Drinking Water: The kitchen tap is connected to a reverse osmosis filtration system, so the water is clean and safe to drink.

Toilets: Please do not throw paper or any other items into the toilets, as this may cause blockages. Kindly use the bins provided.

Housekeeping: The villa is self-serviced. No housekeeping services are provided during your stay unless arranged in advance for an additional fee.

Privacy & Maintenance: Guests have full and private access to the entire villa, excluding one staff room. A gardener visits monthly, and the pool is serviced twice a week.
