Step inside and enjoy the home’s bright, open layout designed for gathering. The fully stocked kitchen features island seating, a breakfast nook, and both casual and formal dining spaces, including a table that seats eight, perfect for meals shared after a day in the sun. Off the main living space, a cozy three-seasons room and small open deck invite you to relax in the fresh coastal air.

The home comfortably sleeps up to ten guests. On the main floor, you’ll find a bedroom with two twin beds as well as a primary suite with a king bed, spa-like bathroom, soaking tub, shower, and private water closet. Upstairs, the airy loft doubles as an additional sleeping space with a daybed. The second primary suite offers a king bed and shower, while another spacious bedroom includes three twin beds and its own private bath. The living room is equally inviting, with plenty of space for everyone to gather for movies, games, or simply winding down.

Beyond the home itself, The Refuge community offers resort-style amenities, including a sparkling pool, tennis courts, and basketball courts, all tucked within a quiet, beautifully maintained neighborhood.

LINEN PACKAGE

1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

STARTER KIT

1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.


MISCELLANEOUS

-The maximum occupancy is 10 people.
-No pets, smoking, vaping, or events are allowed.

-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.

-The property owners we represent do not permit reservations for groups under the age of 25.


DELAWARE SHORT-TERM RENTAL TAX

Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.
