Panoramic views of Glendale from this tranquil hillside guest house located in historic Rossmoyne Hills. Enjoy the 1,250 sq feet of living space, or sneak outside in the early morning to catch a glimpse of the family of deer and local hikers accompanied by the soundtrack of singing birds. It’s a 5 to 20 minute drive to Hollywood, the LA Arts District, Universal Studios, downtown LA & high end shopping at The Glendale Galleria, or the family friendly Americana.
This guest house is connected to the host’s main house and located downstairs with your own separate and private entrance. A large foyer with mini library and day lounger (converts to twin bed) greets you as you first step inside, leading you into the living room with adjoining breakfast nook facing the main windows. The kitchen is full sized with electric four burner stove top oven, a full sized refrigerator, dual sinks, all the kitchen utensils and kitchenware that you'll need, and plenty of counter space. The spacious main bedroom features a large bathroom suite complete with its own powder room. The second bedroom has its own walk-in closet and private lavatory. PLEASE NOTE: We welcome you to our guest house and hope you'll feel at home here. While our house cleaning service strives for hotel levels of cleaning and disinfecting, we are a private family home and cannot provide all the services of a hotel.
Entrance to apartment is through your own dedicated garage door (also suitable for parking several motorcycles securely). Must climb up a short internal staircase. Guests have a dedicated driveway parking space. If additional parking is needed, there is ample street parking a few meters away. For guests on longer stays or travel schedules, complimentary laundry facilities are in the adjoining room (please ask host for access code).
Important to note: - Please note that the 2nd bedroom is located downstairs adjacent to our home gym. On certain mornings, you may hear light thumping. Most guests don't even notice it, but light sleepers should avoid the 2nd bedroom. - The space can sleep a maximum of 6 people, though We do not recommend more than 5 adults for ideal sleeping conditions. This means that each bedroom sleeps 2 adults comfortably. We have added a day lounger that converts to a twin bed in the library/foyer which can sleep up to 2 CHILDREN (or 1 adult).

Usually for the first morning, but sometimes more depending on the length of the stay. - Our fully stocked kitchen which enables many guests to prepare and cook a full dinner from scratch for family and friends. - Guests with children have commented how much they appreciate the box of toys we've left for their enjoyment. - Guests have access to 2 adult recreational bicycles, and 2 child bicycles, helmets, trunk mounted bicycle carrier, and a lock. *Guests assume liability of injuries as a result of bicycling activities. - Always fresh mini packs of soap. Always fresh ground coffee for the coffee pot. - Please contact host prior to your arrival if you need additional bedding beyond the 2 beds in the bedroom and the twin bed in the library. - We strive to make your stay perfect. The property was clean, comfortable, and everything worked. The hosts communicated well and were helpful. The kitchen and bathrooms were well stocked, with good coffee options, water in the fridge, and plenty of soap and towels. Location is good for Universal Studios and other nearby sightseeing.

Very nice, spacious rental unit. Well stocked kitchen and bath supplies. Host was very helpful and communication was great. We had a great visit in the Glendale/Mt Washington area, based from this unit.
Great place to sleep and relax had plenty of beds so my girlfriend and I had a bed and so did two other friends. Host was very friendly and communicated well
We had a short stay but it was what we needed. Space was clean, bed was comfy, kitchen was just right. It was a bit rainy so we weren’t able to enjoy the small bench out front. Entrance was in garage and the check in at first was a little confusing but we figured it out. Would stay again.

The property was exactly what we needed for my husband and I and our 12 year old daughter and 10 year old son. Owner was quick to respond with any questions we had.
Overall very good. But this is an old property so everything makes a sound. Walking around, furniture ,upstairs noises all add up. Nothing the host or the property can do about. But so that you are aware.
I used to live in the area and specifically chose this location due to its neighborhood. It's a private residential neighborhood, but it still has quick and simple access to major highways and downtown Glendale.The place was great—the instructions were a little confusing upon getting into the garage, since it didn't specify the location of the lock box. But, I figured it out, and everything else was low maintenance and smooth sailing.Thanks for everything!

Comfortable with nice spaces, cool art. Great location in Glendale. I’m a LA native and was easy to get to Hollywood to visit. My only comment on the neg side would be , the place needs a little updating, more comfy bar stools, dishwasher since we cooked in mostly, kitchen well stocked. I was in the main bedroom and there was a bit of noise from the main house in the morning but minimal. I’m just a late sleeper.overall a very nice space with the 2 full baths and separate sleeping space. Great host David was super nice and very accommodating!!!

Nice location but could use some work
PROS: The home is in a lovely, safe neighborhood, and parking is provided. Owner seemed pleasant enough and made check-in and check-out easy. There are two bedrooms and a third, twin-size bed in a little nook, so it was perfect for me, my son and his wife, and their 4-year-old daughter; we each had a separate space. It was a good price for Glendale (hotels there are much pricier).
CONS: The main bathroom is in major disrepair (faucet coming out of the wall, low water pressure) and not very clean. We found other people's hair in the shower when we arrived. (Also, bring your own soap/shampoo because what they provide is like a sample envelope of dish soap.) Towels are old and worn. Floors are really dusty. Mattresses are super old (we could feel the springs), sheets are worn out, and blankets are thin. It was like staying in your grandma's run-down basement, only less comfortable! The owner should invest in some memory foam mattress toppers, new towels, and blankets, and definitely renovate the main bath. We were disappointed.
The place was clean and the kitchen was full of appliances to use. The host checked in with us to make sure everything was good with the apartment. Thank you for the comfortable stay!

Our son attends the Lycée International French School and spends much of his free time training in various Mixed Martial Arts, including Brazilian Jiu-Jitsu, which he also competes in. You might occasionally hear him practicing piano — hopefully it adds a touch of charm to your stay!

Our home has a story to tell. Built in 1957 by an Italian wood craftsman who moved to the area to help construct many of the grand estates nearby, the house was designed with care and character. In fact, our original kitchen — a beautiful piece of mid-century craftsmanship — was preserved and donated to an architectural historical society when we renovated.
