About this property
Bootleg Hollow • Catskills Pond Side Sanctuary
Hidden in the woods, this eclectic 4-bedroom home with a private pond is a soulful retreat for artists, writers, musicians, and anyone seeking connection. Owned by a jazz musician, the house hums with creative energy and character. Perfect for gatherings with friends and family, you can share cozy living spaces, wander the forest, or relax by the pond. With rustic charm and artistic spirit, this one-of-a-kind hideaway invites you to unplug, create, and unwind together.
Step into Bootleg Hollow here old stories linger, new ideas flow, and the stars shine brightest.
As a young performing artist, I bought this abandoned property in 1984, dreaming of a creative retreat from the competitive New York City scene. I soon learned the house was built in the 1890s as a center hall Colonial. With a steel I-beam and hand-hewn barn beams, I opened up the space, salvaging as many original materials as possible and repurposing the rest.
This land was once a 250-acre dairy farm. During Prohibition, the original owner, Norwood Samuels, used the juniper trees to make gin and the apple trees to craft Apple Jack. Though the authorities knew of his operation, he avoided arrest by cleverly delivering free milk to Margaretville schoolchildren in his buckboard. I once met a man who swore Ol’ Norwood made the finest spirits in the area. Years later, I shared my vision with Ed Chase—who had married Norwood’s youngest daughter—and he gave me his blessing to continue the legacy.
Over the years, Bootleg Hollow has hosted jazz and blues workshops, yoga retreats, martial arts camps, and recording sessions. The peaceful vibe here has always nurtured creativity and connection.
Bring your ideas, your energy, and your curiosity.
Welcome to Bootleg Hollow!

The Home
The main floor features an open-concept layout that’s perfect for gathering. A well-equipped kitchen flows into a dining area and cozy sitting space, creating an inviting spot to cook, share meals, and relax together. Large windows bring in natural light and views of the surrounding woods, while a convenient half bathroom adds comfort and ease during your stay. Warm, spacious, and welcoming, it’s the heart of the home for both conversation and creativity.
Upstairs, you’ll find four comfortable bedrooms, offering plenty of space for rest and privacy. A full bathroom serves the floor, along with a convenient laundry room to keep things fresh during longer stays. Whether you’re traveling with family, friends, or a creative group, the layout provides both shared spaces and quiet corners to unwind after a day of inspiration by the pond or in the woods.
Step outside to a large front porch overlooking the lawn and private pond, perfect for morning coffee or evening gatherings. The pond is swimmable, offering a refreshing summer dip, while a small hot tub off the deck invites you to soak under the stars. Set on 47 acres of woods and meadows, the property is a true retreat—wander, explore, or simply relax and take in the peaceful surroundings.
Guests have access to the home with the exception of the attic.
You’ll have the house and property all to yourself, but we’re always just a message away if you need anything. Reach out by phone or email and we’ll be happy to answer questions, share our favorite local spots, or help make your stay as comfortable and inspiring as possible.
The driveway is about 1/4 mile long, narrow, and uneven in spots. For safe access, you will NEED a AWD or 4WD vehicle with at least 7–8 inches of ground clearance (typical for most SUVs and trucks). Low-clearance vehicles—like sedans, compact cars, sports cars, or minivans—may have difficulty navigating the drive and are not recommended. In addition, there is no cell service in this area.
The road in is part of the adventure, and the privacy at the end makes it worth it!
The pond is swimmable and available for guest use at your own risk. Please supervise children closely. The pond does not fully freeze in winter and is not safe for skating or walking on the ice.
The full bathroom and all bedrooms are on the second floor.
The TV`s are not new, they`re vintage! Both TV`s are in bedrooms. A VHS player and basic cable is available.
This is also the homeowner’s getaway, so you may see some personal touches and belongings around the house. Think of it like staying at a friend’s place—make yourself comfortable, and please treat the space with the same care and respect you would your own home.
