Located in Utterson on beautiful Three Mile Lake, this cottage is set in a peaceful lakeside community surrounded by forest and nature. The area offers a true Muskoka cottage-country experience — quiet mornings, loons on the water, and star-filled night skies.
Three Mile Lake is known for its clear water and excellent boating, swimming, and fishing. Guests are welcome to bring their own boat, with nearby public launch access available.
While the setting feels private and tucked away, you’re conveniently located: • 25 minutes to Huntsville • 25 minutes to Bracebridge • 28 minutes to Port Carling • 2 hours 20 minutes to Toronto
This central location makes it easy to explore Muskoka’s restaurants, shops, golf courses, hiking trails, and seasonal events — while returning home to a peaceful lakeside retreat.
Wildlife sightings are common in the area, and the natural surroundings are part of what makes this location so special year-round.

1. Three Mile Lake: Our cottage sits directly on the beautiful shores of Three Mile Lake. While the lake is a wonderful spot to relax and take in the views, please note that blue-green algae blooms can occur in late summer, particularly after August 10th. This doesn’t happen every year, but when it does, swimming may not be possible.
Because water conditions are out of our control, we kindly recommend considering this if swimming is an important part of your stay—especially if booking later in August. We want you to have the best experience possible!
2. Watercrafts: Please note the owner’s Seadoo and wake boat will be at the dock and are strictly off-limits. You`re welcome to bring your own Seadoo or small fishing boat, but space is limited for larger watercraft.
3. Water Depth: Three Mile Lake is shallow at the shoreline—only 3.5 to 4 ft deep at the dock. The lake’s median depth is 11 ft, with a maximum of 36 ft. For everyone’s safety, we kindly ask that guests do not jump off the dock at any time.
4. Drinking water: The cottage has a drilled well and a UV filtration system—tap water is safe and drinkable.
5. Pets: Pets are welcome—up to 2 per stay. Please reach out if you`re traveling with more, as exceptions may be possible. A pet fee applies per pet. Please note: guests must clean up after pets, be responsible for any pet-related damage, and assume responsibility for pets to not enter the lake if a blue-green algae bloom occurs.
6. Power Outages: Power outages can occasionally occur in Muskoka, and while they are out of our control, the cottage is equipped with a Generac backup generator. This system is designed to automatically restore power, but in rare cases, it may take time to start or may not engage. For this reason, we cannot guarantee uninterrupted power during an outage. 🏡 Welcome to Sutton Lakehouse! We’re so happy to host you in beautiful Muskoka. No diving at any time. • Swimming is at your own risk. • We cannot control the natural water conditions in Three Mile Lake. From time to time, the local health unit may issue advisories or swimming bans due to elevated bacteria levels, algae blooms, or other environmental concerns. These events are rare but possible and do not warrant refunds. We encourage guests to check with the Simcoe Muskoka District Health Unit for current advisories before swimming. Blue-green algae blooms may occur, especially after August 10. If present, the water may be unsafe for swimming — guests must use judgment and follow public health guidelines. • Guests are responsible for supervising children and pets around the water at all times. • No use of owner’s watercrafts (wake boat & Seadoo). You may bring your own small watercraft, but dock space is limited. • No glass on the dock or beach — broken glass can be hazardous. • We strongly recommend wearing water shoes when entering the lake as there could be small rocks or shells present. • Rocks near the shoreline can be extremely slippery, especially when wet — proceed with caution at all times. ________________________________________ 🔥 Fire & Heating • No outdoor fires unattended. Firepit may only be used when no fire bans are in effect. • Use only local firewood as required by Muskoka bylaws (available nearby at Shell). • Fireworks are prohibited at all time, including holidays. ________________________________________ 🧼 Towels, Linens & Cleanliness • Indoor white towels are for indoor use only Please bring your own beach towels for outdoor/lake use to help us keep our whites bright. • Please strip used beds and leave bedding on each bed.

Our stay was absolutely incredible!! We had an amazing time at the cabin and found that it literally had everything we would need, even things that we didn’t even think about. The decor was phenomenal, the cleanup was spectacular and the amenities were top class. We hope to stay here again soon and would recommend it to anyone looking for a calling and peaceful getaway on the lake.

Very clean, peaceful and spacious lake house.Yet comfy and cozy with the 8 of us. We enjoyed the days at the dock canoeing, and just spending time gazing at the lake ...so peaceful.The evenings on the deck with the fam enjoying some banter, coffee and wine. And also coming inside to a toasty fireplace!Our host, Anna was helpful and informative. A very smooth and detailed process fir check in and throughout!!
We had the most wonderful long weekend at Anna's cottage. The space was both beautiful and functional- we loved being able to see the kids from all areas of the main level, as well as the deck with the gate. The kids had a blast jumping off the dock and making s'mores at the fire pit. We would absolutely recommend this space!Thank you Anna for providing the perfect place to make memories as a family
This is a beautiful cottage, clean, spacious and has a good size property with many trees which allows for privacy. The waterfront is beautiful, walk in shoreline and a dock. I would definitely stay here again. The host accommodated me and made sure everything was scent free which is very nice because many rentals say it will be scent free but isn’t.
The cottage is beautiful and has everything you need. Pros:- The kids loved swimming off of the dock.- The firepit is lovely- The property manager was quick to respond when we had questions. Recommendations:- bring water shoes as the water is shallow- bring bug repellent as the area is heavily treed so there are quite a few mosquitos and black flys

We loved our stay! Beautiful home with cozy beds and pillows. Nice and airy with the ceiling fans. Great place and layout, very cozy and clean. Little tricky getting down to the water be careful if you have mobility issues.Maybe inquire about the kayak/canoe ahead of time- we didn’t ask the host about it but they were kept under the deck and didn’t seem very accessible/clean so we didn’t bother to take them out.
Spent a beautiful week and this well appointed cottage. Lots of space for our stay, terrific views, and much time spent soaking up the sun on the dock.

We had a lovely time! The property had everything we needed, was clean and well maintained. Only thing to prepare for is not having a microwave - otherwise the property is well stocked and well equipped. Highly recommend!
Overall such a beautiful cottage and the beds were so comfortable! We enjoyed sun tanning on the dock and having our morning coffee on the deck. Highly recommend!
