*No Parties or Events – Quiet, family-friendly space. Unauthorized gatherings may result in cancellation.

*Spa Heating Policy: Enjoy 2 complimentary hours of spa heating per day upon request (3 hrs.’ notice required). Extra time $10/hr.
– Cocktail pool for relaxing only — no diving or rough play.

*Parking – Gated parking for up to 4 vehicles. Limited street parking.

*Quiet Hours – 11 PM – 7 AM (inside & outside). Please respect neighbors.

*Cleaning & Essentials – Starter supplies (toiletries, paper towels, etc.) provided. Guests may need to restock for longer stays.

*Mid-Stay Cleaning – Available upon request (additional fee).

*Fees & Policies:
• $700 refundable incidental deposit
• $20 BBQ grill fee (optional)

• Base rate includes up to 16 guests. Additional guests over 16 are $10 per person, per night, to cover extra utilities, linens, and turnover.

Note: Houston’s tropical climate can attract bugs. Despite pest control, please keep doors closed. Bug spray under kitchen sink.

Swimming Pool Waiver

Guests’ Responsibility and Assumption of Risk

By booking our property with the swimming pool, you acknowledge and agree to the following terms:

1. Assumption of Risks:

- You understand that swimming pools carry inherent risks, including the risk of injury, illness, or drowning.

- You voluntarily assume all risks associated with using the pool.

2. Supervision:

- If you are bringing a minor as a guest, you are solely responsible for their supervision throughout pool use.

- You agree to supervise minors at all times.

3. Health and Fitness:

- You will not use the pool if you have any physical, medical, or mental limitations that may affect your safety.

- You are responsible for determining your fitness for pool use.

4. Compliance:

- You will comply with any provided safety instructions, rules, and precautions related to pool use.

- If you notice any hazards, please stop using the pool and let us know.

5. Release and Waiver:

- To the maximum extent permitted by law, we would like to let you know that you release us from any claims, demands, or liability arising from pool use.

- You agree not to sue us for any injuries or damages related to the pool.

Please read this waiver carefully and ensure that all guests in your party are aware of its terms. Safety is our priority, and we appreciate your cooperation.

BBQ Grill Waiver

Guests’ Responsibility and Assumption of Risk

By using the BBQ grill, guests acknowledge and agree to the following:

1. BBQ grill use involves inherent risks, including burns, fire, smoke, injury, or property damage. Guests assume all risks related to grill use.

2. The grill must be used only in the designated outdoor area and must not be moved.

3. Never leave the grill unattended while in use or while hot. Children and pets must be kept away from the grill at all times.

4. Keep the grill away from furniture, walls, fences, umbrellas, trees, and other flammable items.

5. Guests must fully turn off the grill and gas/propane after each use. Do not tamper with tanks, gas lines, valves, or grill parts.

6. If you notice gas smell, fire risk, damage, or malfunction, stop using the grill immediately.

7. Guests are responsible for basic cleanup after use. Extra cleaning or damage fees may apply for misuse, negligence, or excessive mess.

8. To the maximum extent permitted by law, guests release the host from claims, damages, injuries, or losses related to BBQ grill use.
