This newly remodeled downstairs suite with private walkout patio is the perfect getaway in Arlington. It is mere steps to surrounding trails and parks, walking/biking distance to fantastic shopping and dining, and minutes' commute to Washington DC and other destinations in the DC metro area.



Outdoors:

The walkout patio faces a tree-lined park where kids from 8 to 80 play baseball, soccer, volleyball, ultimate frisbee, and more. The patio has a bistro table, chairs, and a firepit with plenty of firewood. You can enjoy that natural outdoor beauty year round, whether from the patio or from the living room or kitchenette through the large windows.



Tennis and pickleball courts are just steps away. A popular sliding hill and a historic farm house are just down the street. Walking/biking trails, a frisbee golf course, a historic train caboose, a skate park, the idyllic Four Mile Run creek, a beautiful rose garden, and more are all within short walking distance.



Indoors:

Inside the naturally lit suite you will find a cozy living room with fold-out sofa and in a whimsical touch, a hammock for napping or watching TV. The hammock is easily stowed when not in use. Next to the living space is a kitchenette with refrigerator, dishwasher, microwave, induction cooktop, and high-end coffee and espresso maker.



The corner bedroom has a full dresser and queen bed, a second interior bedroom has a single bed, and the entry area has a brand new extra-large capacity washer and dryer. The bathroom features a refreshing shower and a hair dryer for convenience.



Getting around:

There is ample free parking on the neighborhood streets, a rarity in Arlington and DC. You can usually find a spot right in front of the property. If you want to ditch the car, the nearest Metro bus stop is about a 5-minute walk. After a 5-minute bus ride you're in the popular Ballston neighborhood, where you can dine, shop, take in a movie, and more. From there, catch a train at the Ballston Metro station for some sightseeing in DC and around town.

Remove personal items, remove leftover food and drinks and take out the rubbish
Turn off the lights and lock the doors
Kindly put used towels, washcloths, bed sheets, and pillowcases in the clothes washer. No need to start the wash cycle as we may consolidate with our own dirty laundry.
Please put garbage in the three large bins in the driveway as follows: Green bags (organic) in the green bin, loose cardboard and other recyclables in the blue bin, bagged trash in the black bin.
The sink does not have a dish disposal, so please do not put any peels, rinds, or other organic material down the drain! Thank you.
Failure to complete these may result in a negative review from the host.

She is an ESL teacher in a nearby elementary school. Jim is originally from Minnesota. He is recently retired from work in international-development finance and in consulting and engineering before that.

Why they chose this property

Ten years ago we moved from our house a mile away to get more living space for our growing family (two kids), staying so close by because we love Arlington so our kids could stay in their same schools. We love the park behind the house, the creek just past the park, and the pleasant walking and biking on the trails along the creek, around the parks, and beyond.

What makes this property unique

There are so many amenities just outside your door: The parks, the tennis and pickleball courts, the creek, the rose garden, the frisbee golf course, the Reevesland historic house and world-famous sliding hill, and so much more. We call it an urban oasis because you are smack dab in Arlington VA, just outside the nation's capital. Yet the area feels like a suburban/rural retreat, with ample free street parking - unheard of anywhere else in the city.
