With direct beach access just steps from the lawn, expansive indoor and outdoor living spaces, and sleeping accommodations spread across two floors, this beautifully decorated home is perfect for families and groups who want space, comfort, and stunning Atlantic views. Guests have full access to most of the property. We have a garage and guest cottage on site as well as a locked owners closet that we ask the guests to respect as it is Owner`s personal family property and items Parking is in the driveway for 6 regular vehicles only. Boat`s or trailers will need to find alternate parking. Trees will limit extremely wide or tall vehicles from entry and no on street parking is available
We are close and available if needed but will leave you alone to enjoy your family
Area requires signature of guest agreement. Area also is residential and has very strict occupancy and noise ordinance . Quiet time violations include citations from the local authorities. Please read all house rules

QUIET HOURS are strictly enforced from 9pm TO 8AM, per local ordinance.
Violations may result in immediate cancellation without refund and fines starting at $1,000, charged to the guest
PARKING: Maximum number of vehicles: 3 cars No street parking.
TRASH: All trash must be fully bagged and placed in designated receptacles. Message will be sent the night before trash pick up for compliance
Use of the property for commercial purposes is strictly prohibited without written consent. This includes: Content creation, Photography/videography, Podcasting or interviews, coaching, classes, or client sessions, Retreats or private business events
NATURE: Refunds will not be issued due to these natural elements or environmental conditions. Guests acknowledge that the property is located in a natural environment and may be subject to varying weather conditions, wildlife activity, and ambient noise from nature or surrounding areas. We do not make any guarantees regarding weather, wildlife behavior, or the suitability of the environment for specific activities or purposes. Refunds or discounts will not be issued due to weather events, natural occurrences, environmental noise, or other circumstances beyond our control.
SMOKING AND VAPING are not permitted inside the property under any circumstance. A minimum $1,500 cleaning fee will be charged for violations.Underage drinking and illegal substance use are strictly prohibited and will result in immediate removal.
Check-out is strictly by 10:00 AM (IF WE CAN ACCOMMODATE AND WE KNOW ABOUT BEFORE WE WILL LET YOU KNOW IF EARLY IN OR LATE OUT IS AVAILABLE IN WRITING)
