No TVs in room pluming is horrible woke up to flooded restrooms stopped up toilets and the toilets water was coming up in the tub windows had no curtains no privacy ppl can see u shower and use rest room when we complained to him and vrbo only offered one day back and we had to leave property to go get a Hotel this was horrible experience I would not recommend

Thank you for your feedback. We take guest experience seriously and want to provide some clarity for future guests. During this stay, we responded immediately to concerns and dispatched a licensed plumber on two occasions. The first visit confirmed all systems were functioning properly, and the second identified a clog caused by excessive toilet paper, which was quickly resolved. No underlying plumbing or flooding issues were found. The property is equipped with a TV, and there are no amenities such as a hot tub listed or advertised. Additionally, all bedrooms have full-coverage curtains, and the bathroom window referenced is positioned at a height that does not present visibility concerns. We did provide a partial refund as a gesture of good faith and worked to address all concerns during the stay. We remain committed to maintaining a clean, comfortable, and accurately represented home for our guests.

Authorities came out because neighbor lied and said someone was fight. Neighbor began playing loud music. Vrbo started request we leave the property without verification of the allegations. It was a very unprofessional from the host. When I let them know neighbor was playing loud music they did nothing. Vrbo had cameras at the back and front and didn’t look at those before requesting me and my family to leave. Also after I informed them to review the cameras they couldn’t find any of the allegations so, they said we needed to pay extra for violating the house rule for having more people than what was put in when I booked. Keep in mind we had people visiting because we was there because of wedding. This was my worst experience ever.

We’re sorry this guest was dissatisfied with their stay. However, this review omits several important facts regarding the situation. The reservation was booked for 4 guests, while exterior surveillance footage confirmed occupancy exceeded the city-permitted maximum of 7 overnight guests, which is a violation of both our clearly disclosed house rules and Grand Prairie short-term rental ordinance requirements. After receiving a neighbor report regarding the number of occupants, both our team and VRBO support attempted multiple times to contact the guest to resolve the matter before any additional complaints were received. Those outreach attempts went unanswered. The later noise complaint was a separate issue reported afterward and was not the basis for the initial occupancy enforcement. Prior to these events, the guest had already expressed dissatisfaction regarding matters that were accurately reflected in the listing, including lawn condition following storms, window coverings, and the number of TVs provided at the property. We even offered assistance coordinating additional televisions upon request. We strive to communicate professionally and work proactively with guests, but we must also comply with local ordinances, occupancy limits, and neighborhood standards in order to maintain our permit to operate responsibly within the community.

Following this stay, a detailed post-checkout inspection identified multiple violations of our clearly stated house rules, including a breach of the strict non-smoking policy, which resulted in significant marijuana odor remediation requirements, as well as damage to furnishings and other areas of the property. These matters have been formally documented and submitted through the appropriate channels in accordance with platform policies. For future guests, we maintain clear expectations regarding property use, cleanliness, and adherence to house rules. When these guidelines are respected, the experience at the home is consistently aligned with the standards reflected in our higher-rated stays. We remain committed to maintaining a well-presented, professionally managed property and appreciate all feedback that allows us to uphold that standard.
