Conny Holiday Home with a dock and rowing boat; dogs allowed. The charming and comfortably furnished CONNY holiday home is located in a low-traffic holiday area, right on a side arm of Lake Timmeler Meer. A 3½-room half of a two-family house with 3 stories and approximately 95 m² of living space. The ground floor has tile flooring, and the upper floors have vinyl flooring. The interior is well-maintained, bright, and inviting, with some areas featuring new furniture. The ground floor features a hallway, a large living room with a seating area, a wood-burning stove (1 basket of firewood included for the duration of your stay), a dining area for 6 people, and direct access to the terrace. The kitchen (4-burner ceramic cooktop, oven, microwave, dishwasher, coffee maker and pod coffee machine, electric kettle, egg cooker, toaster, blender, etc.) is fully equipped. Cutlery, (wine) glasses, and plates for more than 12 people are provided. There is a separate bathroom on the ground floor. A staircase leads from the hallway to the ground floor. There is a small hallway, a double bedroom, a twin bedroom with a small rattan seating area, and a bathroom with a shower, toilet, and a washer-dryer combo. A staircase then leads from the hallway to the attic. This is a converted attic with two single beds and a small closet. The house is well-maintained and tastefully furnished. It is well-equipped with a 55" 4K UHD smart TV with internet connection, access to Netflix and Amazon Prime, and a satellite receiver in the living room, a compact stereo system with an USB port, free Wi-Fi throughout the house and on the terrace, a washing machine/dryer, a toddler bed, a changing table with a bathtub, a high chair, and a selection of books and games for guests of all ages. Hot water is also provided via a gas-fired central heating system. Private boat and swimming dock with a rowing boat (L= 3.93 m / W= 1.55 m) is available; behind and next to the house is an approximately 350 m² fenced-in lot with a lawn (30 m²). Adjacent to the house is a terrace with furniture and a portable charcoal grill. A lockable garden shed is available for storing items such as bicycles you bring with you. Parking space next to the house. Additional parking is available nearby. The boat waiting for you at the house: PIONER 13. Note: Smoking is not permitted inside the house. Dogs (one per stay) are welcome for a fee. Guests must bring their own bed linens and towels. This is a low-traffic holiday home area, located directly on a tributary of the Timmeler Meer (good fishing opportunities). The Timmeler Meer is an inland lake near Timmel in East Frisia, with access to the Ems River and the Ems-Jade Canal, adjacent to the “Boekzeteler Meer” nature reserve. It is considered a climatic health resort. The Timmeler Meer features a swimming beach and a recreational marina and is lined with holiday homes and campsites. The beach with a new beach sauna is about 250 m away, and the centre of Timmel is about 500 m away. Private boat and swimming dock.
