Located between Bad Tölz and Lenggries and just 50 km south of Munich, it’s the perfect starting point for couples, young families, and anyone looking to combine work and travel.

Pure nature right on your doorstep: In just a 10-minute walk, you’ll reach the Isar and the Arzbach, which are perfect for swimming in the summer. Walks and bike rides along the river promise pure relaxation. The Brauneck ski and tobogganing area is just a 6-minute drive away and offers a hiker’s paradise even in summer, with magnificent high-altitude trails and views of the Central Alps. Destinations such as Walchensee and Tegernsee (both 25 km away), as well as nearby Tyrol with Achensee (30 min.) and Innsbruck (approx. 75 min.), make the region a paradise for mountain lovers, ski tourers, mountain bikers, and road cyclists.

The apartment consists of a large, open space that harmoniously combines the living area, sleeping area, and kitchen with the cosy dining area. The apartment also features a comfortable king-size box-spring bed and a fully equipped kitchenette, including a Nespresso machine.
The separate bathroom area provides additional comfort. Here you’ll find a modern rain shower, a toilet, fresh towels, and everything you need for a pleasant start to the day. Thanks to a small balcony furnished with a table and chairs, a ski and bike storage room, and optional use of a washing machine and dryer, your every need is taken care of.

If needed, we’re happy to provide an extra bed—or a cot—ideal for a child.
Our building houses a total of three apartments. We live in the same building ourselves, so you’ll always have someone on-site to talk to, but of course you’ll have your own completely private holiday home.
