Exceptional Ocean-Front 2 bedroom Condo in Xaman Ha 7102 - Playa Del Carmen

Welcome! Our beautifully renovated ocean-front condo is updated, fully furnished, offering 2 bedrooms, 2 baths with small loft. The balcony is oceanfront, suited with a table, chairs and a small sofa to enjoy the views and sound of the waves.

New Quartz countertops, custom cabinets and tile flooring were installed throughout our custom, thought-out unit renovation. The kitchen makes it easy to enjoy your stay, offering a dishwasher, oven, cook top and microwave. All of these items are showcased with under-counter lighting. The condo is also equipped with a washer and dryer, and central air conditioning. Maid service is included every other day, so that you will have fresh linens and towels throughout your stay.

The master bathroom has a recently-installed bidet (2024), two separate sinks, and a tiled shower area framed out with a glass enclosure. The master bedroom has a king sized bed, and the second bedroom has 2 twin beds, which can be put together as a king. There is a small loft above the second bedroom.

Both bedrooms and the living room are custom with flat screen televisions, and streaming options to include YouTube TC, and Netflix. This condo has a dedicated internet with VoIP, offering free calls to the US and Canada.

There is a large pool with swim up bar, plenty of lounge chairs and a perfectly placed palapa (covered area), including tables and lounge chairs, all once again, ocean-front.

Our family is happy to provide the contact information for the concierge that we hire, who can equip your condo with beverages and snacks/appetizers to greet you upon arrival. They can also do your grocery shopping, or if you prefer to venture out, there are grocery stores that are a cab ride away. There is a service called "Rappi" (which is similar to Uber-Eats) which makes it easy for you to order meals online and have them delivered to your door.

This location is ideal, in that you are a short walk to 5th Avenue (Main Street), which is seasoned with plenty of shopping and a variety of restaurants. This condo (Unit 7102) has everything that you would dream about for a perfect vacation! Many of our guests book their next vacation with us before they depart. The ocean awaits!

Beautiful and comfortable space

The space is even nicer than pictures can show. The beds were comfortable, living space was nice and perfect for relaxing on the one rainy day we had there. The resort is also a really great place for families with a clean, quiet pool and beautiful beach. Overall, the entire experience was amazing!

Adult March break getaway

We brought our 21 - year old twins, 29 year old daughter and partner . Twins slept in loft…small but they were just happy to be on vacation. Clean. Well equipped. Easy access to pool and ocean.

You can’t find better

I would love to say it was terrible so it doesn’t get overcrowded, but you can’t find a better location in PDC! Walk to restaurants, enjoy the beautiful beach, and experience the lovely people and exceptional service! We will be back next year and have been here multiple times now. Never a regret! Perfect condo!

Definitely one of the best places we have stayed in Playa Car. Bob and Elva are wonderful and truly care about your stay. The maid service was a big plus. The pool was wonderful, the beds comfortable, and all the appliances seemed new. The coffee in the room was a nice touch! Sold us!! Elva was nice enough to pick us up some to take home; went out of their way... You can't go wrong with this place!

Perfect location

You can’t get a better location in playa than Xaman ha condos. You have the privacy of Playacar and only one resort separates you from the bustling downtown. The condo was exactly as advertised. Rosie comes every other day to replace towels and freshen up. She also made us delicious guacamole. Patti at the snack bar also makes guacamole and drinks and other snacks. It was perfect for lunch. We had a great time! Highly recommend. Elva was amazing. Very responsive and helpful with recommendations.

Excellent Stay and will return

Condo was in excellent condition and just as described. Grounds are well maintained as well as buildings. The only downside we had was getting there after the front desk had closed as we did not have wi-fi access without the wi-fi password and the door code was on our app, which we could not access without network access. I do speak some Spanish, so was able to some-what communicate with the security guard who made some calls and obtained the door code. So.....Best to write down the code BEFORE you get the the condo!

Premium unit on the beach in gated community

This 2BR unit seems to be one of the better furnished units at Xaman Ha which itself is a gated community next to the bustling downtown of PDC. It is on the South side 2nd nearest to the water which provides a beautiful view every day across the pool to the ocean. The unit is well-equipped with kitchen utensils, dishwasher, surround audio system, washer/dryer, iron and board, as well as a collection of books and games. There is purified water at the kitchen sink in a separate faucet. There were bath soaps but no shampoo so bring a small bottle! Make sure to check out their web site after scheduling a visit to get their complete write-up of the area.

Wonderful Family Time

My family of 5 stayed two weeks in this condo in early/mid June. Overall, we had a great time! I'll share some details since they help me when I'm picking a The owner shows lots of attention to detail with the decoration and components. I've stayed in lots of rental properties, and this one feels more authentic-- like the owner would live there rather than it being staged with lots of cheap furniture and no character. I appreciated the high-quality linens, the comfortable king bed, plenty of storage for clothes and bathroom items, abundance of hooks for towels, good cookwear, tupperwear, utensils. I cooked a lot during our two weeks and had the things I needed. I love hammocks and really enjoyed the one on the porch, where I could read and admire the the gorgeous view. It was so peaceful. The grounds are very well kept. The staff ensured things were clean and tidy. The pool always looked clean and there was adequate seating around the pool/bar, including those with shade. We saw lots of cool wildlife on the grounds, including iguanas, caoti (racoon-like), agouti

The BEST condo in Xaman Ha

Our family stayed in the unit for 2 weeks: 4 adults and 2 children under 10. There was plenty of room for all. Kids loved being in the loft. Our extended family had 3 condos rented in Xaman Ha, and this was the BEST one in ALL aspects. The kitchen has dishwasher! and oven, very well stocked with good pots/pans, plates, glasses, anything you need. The unit is clean and cleaning crew did a great job to keep that way. The fluffiest towels out of all 3 units. Comfortable beds! Great view out of the balcony. The unit is almost at the end of the building so not much foot traffic by bedroom windows. Just heads up stairs to the loft are not easy to navigate for an adult, kids had NO problem climbing up and down. The owner was available from the beginning to answer all questions. Great WiFi: two people were able to work and be on conference calls at the same time (it got a bit slow with two video calls at the same time, but no trouble with one video and one audio). Xaman Ha has a great location close to the touristy 5th avenue and all restaurants, but yet it is far removed from all the noise. VERY convenient location. The pool is clean and well maintained. The bartender is there everyday even when it was raining. He mixes great drinks, makes great guacamole and burgers. The beach in front is public beach as in all of Playa. It is sandy beach no rocks. We had some bad weather and beach disappeared on both sides of Xaman Ha, but we still had a strip available. Next to Xaman Ha is 5 start all inclusive resort, their beach disappeared during stormy days, so they were force to go to city beach. But not us, we still had our strip for kids to play around. Highly recommend this unit and Xaman Ha. This owner has another unit in the same building, I should have asked and rented both condos from them for the extended family.

It was a great stay!

We enjoyed our 7 nights. Nice view of the sunrise from balcony and spent lots of time out there. Easy walk to 5th Ave. Taxi stand 5 mins away. Daughter loved the loft. Elva sent an email with information closer to our dates and answered lots of questions. Upon arrival the power was out and Bob took and call seemed to take care of the issue. Maids did good job. Pool was very clean and family atmosphere. We did use the grill one night at the pool bar but had to pay $5 to use it. The beach sand was nice but had lots of sea weed during our stay. Workers tried to remove but the task was more than they could handle. It was in the water too. We spent most of our time at the pool, Xenses, Xplor and Cenote Azul. It’s a great spot for all that.

Beautiful condo

We have stayed at Xaman Ha several times and this is one of my favorite condos. It was very clean and housekeeping did a great job cleaning after my young family. We will definitely be back.

Heaven on Earth!

The condo was beautiful and in the best location to all of the attractions in Playa Del Carmen. Minutes away from the ferry to Cozumel. The view from our patio was incredible and the office staff, Olivia and Maru, made our stay more enjoyable with their advice on local places to visit. My favorite place for b-fast was Case Sofia.... within walking distance from the condo. Thank you Elva for renting a beautiful condo to us and thank you for your hospitality. I will definitely return and I would recommend this beautful condo to anyone wanting a beach condo that is walking distance to all the stores, gift shops, restaurants and bars.

Awesome property, Great Location, Will Definitely Return!!

My husband and I recently stayed in this 2 bedroom condo and it couldn't have been any better! It is centrally located within walking distance of 5th Ave and downtown, the ferry, shopping, etc. With its own private beach and beautifully kept grounds it was amazing! We are so glad we made the decision to stay clear of the large resorts to stay here and will definitely return (hopefully every year)!

The Best 2 Bedroom in Xamanha. We maintain the condo beautifully! We stay often in this condo so we are on top of and immediately repair anything that needs it! Our latest addition is an electric tea pot! Last month we remodeled the kitchen! We installed Quartz countertops, new cooktop and built-in oven! This month we are replacing the refrigerator and microwave-vent! Also, looking for better living room furniture. Always, always looking to improve your stay!! Come on down and relax with us!
