About this property
Luxury Apartment with Spectacular sea views Close to Boscastle/Tintagel
As we only acquired this lovely property in 2017, there are not lots of revues yet, but from the numerous wonderful revues we have had so far, and with the many improvements that we are continuing to make, we are confident that Little Quoit will be even more popular. With stunning sea views towards Rocky Valley and Bossiney Cove, this self contained ground floor accommodation set mid way along the coast road between Boscastle and Tintagel, with access to the Coast Path and the beautiful St. Nectans Glen close by, has much to offer.
It is bright and spacious and with those breath-taking sea views from this elevated position, Little Quoit is an ideal base for exploring the North Coast. Spectacular cliff top walks, picturesque harbours and villages, Bodmin Moor and beautiful sandy beaches all nearby.
Approached by a short lane, there is off road parking and a pathway leading to the rear door to the property, which opens into the kitchen. The kitchen has everything you would wish for. Plenty of cupboard space, a large fridge/freezer, microwave oven, electric oven & hob, dishwasher, we have tried to think of everything, so you will lack for nothing. From the kitchen window you look out onto a particularly attractive feature heather garden.
From the kitchen you then enter an inner hall way which takes you to the rest of the very spacious rooms.
The Lounge/Dining room is bright and sunny and has a very attractive and comfortable lounge suite , dining table and chairs, a cabinet with books, DVD's and games, TV and DVD player. The views from this room are wonderful, because you not only have the sea view to the distant horizon but can look down towards the beautiful Rocky Valley and Lye Beach and watch the waves crashing on the rocks. Patio doors from this room take you into a delightful double glazed conservatory with more comfortable seating and those same fabulous views. A door from the conservatory takes you out to the patio & garden where there is more seating, giving the opportunity of al-fresco dining if required.
The Bedroom is also a good size and features a beautifully carved oak Four Poster bed, the same fabulous views of sea and cliffs and plenty of wardrobe and storage space. We have also provided another TV. for those that like to watch telly in bed
The shower room is also very spacious, but no bath, just a shower, toilet and wash basin with bathroom cabinet over. There is an airing cupboard there with plenty of towels.
Outside there is a large garden, mainly lawns with flower borders and a rustic table and benches for your use.
We are told by our visitors, that Little Quoit does not live up to it's name, because it is very spacious and we are also often told it is one of the best equipped and, more important is very homely. That is because we have not just furnished it with the bare essentials of a rental property. We have provided much more, because we want you to love it and to want to return. The return bookings, so far, for next year, prove we must be doing something right.

About the host
Hosted by Nick Leeds

Born in Gloucester in 1945 my early childhood was spent in the village of Sandhurst where I was raised to be a country lover and have retained that love of nature, wildlife and particularly birds throughout my life. We moved into the city of Gloucester when I was ten and I attended a very Dickensian Junior school called the National, long since thankfully demolished. From there I attended the Central Technical School for boys and was glad to leave after taking GCE exams and took a summer job in Great Yarmouth, as a waiter in a restaurant. I found that I enjoyed catering very much and at the end of the season went back to Gloucester and took a job for the winter at the Fleece Hotel .
I continued this for a few years and then changed direction, going into sales. After a few years I was able to start my own business selling freezers. (Home Refrigeration Co.Ltd) which developed into a small chain of frozen food centres as well. In 1976 I moved to Cornwall to take over the Tolcarne Hotel in Boscastle and sold the business in Glos.
It was here that I met my darling wife, Liz and after 2 previous failed marriages felt that at last I had found the right one.( We now have 6 grown-up children between us, numerous grand children and 3 great grandchildren and it is wonderful when we all get together.) In 1982, I purchased Willapark at Bossiney and converted it into a beautiful Hotel which Liz and I ran, very successfully, for over 20 years . On retiring in 2005 we purchased Herons Lake, in the Camel Valley and after 13 very enjoyable years there, were able to return here to the Boscastle area which we love. Just before selling the Hotel, we also purchased a beautiful villa on the lovely Island of Lanzarote, so spend most of the winter there, although we do not go as much now. We have been letting this out for holidays as well and it has become so popular, that it needs to be booked well in advance. Sadly due mainly to Brexit we have now sold the villa

Why they chose this property
My wife, Liz, was born in Boscastle and I have lived and had a business here for over 30 years. When we sold our hotel and retired we wanted to find somewhere in this area that would replace what we were losing when we sold. Particularly the view. There was nothing available at the time but 13 years later we feel so lucky that The Quoit became available and that Little Quoit came with it was an added bonus. We still have much to do in Little Quoit and plan to bring it to a very high standard. We have had a lot of experience with the villa and if you view the reviews on that site, it will give an insight as to what we wish to achieve here. Somewhere that feels like home, that people want to return to again and again. A place where you can totally relax and which provides everything you would wish for. WE have now achieved that and more.
My Wife, Liz, was born in Boscastle and I have lived and had a business here since 1976. When we sold the business we wanted to find somewhere in the area to replace what we were leaving, albeit on a smaller scale. We could find nothing to suit, properties with sea views don't come on the market too often. So, 13 years later we felt we were so lucky when The Quoit became available and that Little Quoit came with it was a real bonus.
.omewhere that tries to provide everything you could possibly need.

What makes this property unique
From the first moment we went into Little Quoit, it felt like home. We have done very much more to make it feel even more so. We particularly love the view. Being able to look out at the sea every day, with all its changing moods is very special.and the sunsets are spectacular.
As a keen ornithologist and nature lover, our situation is perfect. To have the Coast Path on our doorstep and Rocky Valley & St. Nectan's Glen nearby is wonderful. As well as all the wonderful bird life we see, we also
love to go to a relatively unknown beauty spot up the coast where there is a seal colony. We have spent many happy hours on the cliffs observing them and at low tide we can usually count over a hundred.
