A brand new villa for exclusive use!
400 sqm, full furniture from refined materials, located in the hills, but the sea is only 2 km away.
Is accessed via a private road and therefore the place is peaceful and quiet.
A natural pristine setting, spacious and pleasant, in the best geographic position to reach all places.

The property, surrounded by a garden of 5000 sqm full of various tree species maintained in perfect harmony, is the ideal setting for the newest swimming pool.
There are 3 very comfortable bedrooms available with en-suite bathrooms (6 adult bed sites + 1 child bed site).

For groups larger than 6 adults up to 8 adults, is available 2 additional sleeping spaces and a private bathroom in the panoramic attic.

You will find a bright reading room, terrace of 50 sqm, lounge of 100 sqm which overlooks the park, independent entry and full kitchen of 100 sqm.
Large outdoor parking also is available.

The park is structured in spaces that are suitable for jogging, relaxing walks, and bicycles far from smog and chaos, in an unspoiled atmosphere, there are also solarium corners and relaxation.

The stay at the Villa Annabella was just amazing! It is a very beautiful house with an amazing garden around. The pool area is a very nice place for relaxing with a super view to the sea. The house was extremely clean and lovingly furnished and decorated. The kitchen is fully equipped with everything what is needed, also for bigger groups. On top to this great place the family is unbelievable friendly and is supporting the stay wherever they can. We spend 2 weeks during our summer vacation and it was the best decision we could have made and we will remember this stay forever. I can highly recommend to book a stay there. Thank for this great experience to the family from the Villa Annabella!

Absolutely amazing place

Villa Annabella is a hidden gem. I think that is the best way to describe it.It was the best 2 weeks we have ever had in Italy (and we have been traveling in Italy for 14 years). The house is amazing. The garden is spectacular. And the pool area is just the best. The view is stunning. Porto San Giorgio is one of the most cosy and lovely seaside cities we have visited. Annabella was a wonderful host. And Anna and Aurelio made sure the garden and pool was always comfortable for us to be in. Clean and insect free.We can not recommend this place enough.

A Great Getaway with Friendly Hosts

We had a relaxing stay in this lovely villa. The hosts were friendly and helpful, which made our experience enjoyable. The property was well-maintained every morning, contributing to the pleasant atmosphere. The villa itself was spacious and clean, making us feel comfortable right away. The grounds, complete with a nice pool, were perfect for unwinding. The location was convenient; we were just a five-minute drive from the beach, allowing us to easily enjoy the sun and sea. The villa had all the amenities we needed, and the views of the hills and the sea were a nice bonus. We would be happy to return and recommend this accommodation for a relaxing getaway! The owners were welcoming. The house was clean and they offered wine and snacks upon arrival and gave us a comprehensive tour of the house and the property. Sadly, The kitchen did not offer spices or pepper or a toaster. The bed mattresses were uncomfortable especially one room where the springs were painful and uncomfortable. Had to place three towels over the mattress to relieve discomfort. We recommend changing this mattress in the Rose room. No heating and when asked for heating, firewood and wood pellets were offered and used throughout our stay. The owners offered to send a gas technician to turn on the heat and unfortunately it did not happen. This meant we were very cold for the four nights and days we were at the house. The owners suggested adding an extra blanket which we did, however this did not provide the heat we needed. We suggest not renting the house to guests when the temperature becomes cold unless able to offer heat to guests. We only used the kitchen as it had a fireplace to keep us warm. In the end, a family member become quite ill from the lack of heat and this impacted our vacation negatively. We rarely make negative comments. For example, we had an absolutely wonderful stay at the previous house but in the case this experience did not meet our expectations.

Die Gastgeber haben uns herzlich empfangen und sich täglich um den Außenbereich sowie um die Sauberkeit des Pools gekümmert. Der Pool ist groß, sauber und perfekt zum Entspannen. Viele Sitzmöglichkeiten im Freien bieten reichlich Abwechslung und gemütliche Plätze.Das Haus selbst ist geräumig, komfortabel eingerichtet und die Schlafzimmer sind abends angenehm kühl. Die Bäder sind modern und sehr sauber. La villa è veramente bellissima, ma soprattutto i signori sono gentilissimi e super disponibili, ci hanno fornito veramente tutto il necessario, con tutte le comodità. Piscina strepitosa. Inoltre, la mancanza di aria condizionata potrebbe bloccare alcuni dal prenotare, ma l'area è ventilata e fresca, e in ogni camera c'è uno o più ventilatori che rendono il tutto ancora più gradevole. In the villa, we have studied each colours and furniture, to create a unique warm atmosphere.

The park is rich, and it is populated by small wild animals (squirrel, hoopoe, buzzard, robin, woodpecker). The place has colours, scents and sounds which spreading inside of the rooms, creating a pleasant feeling. The indoor and outdoor features, blends in perfect harmony.

The tranquillity is immediately perceived to anyone who comes here... Since years we have been working patiently and with passion, to preserve and to maintain the natural beauty of the place.
