Ministry of Cyprus Tourism Villa Registration number 0007045 valid through to 11.04.2027. New for 2024!! All beds have been replaced with Luxury Gevorest beds. There is a King Sized bed in the master bedroom and single beds in the two twin bedrooms. The single beds can bed zipped together to provide a super King sized bed, or can be left as single for those younger members of the family.

For 2024 we have upgraded the free aircon in the bedrooms to provide a maximum of 6 hours per night for a more uninterrupted sleep on those hot summer nights.

Our villa is an all season, luxurious, spacious and private 3 bedroom detached villa with unlimited fibre WiFi, available throughout the villa, with download speeds of 265 Mbps and upload speeds of 65 Mbps. The villa enjoys beautiful views of the sea, set back 800 metres from the sea front.

A short walk away is the sandy blue flag Ayia Thekla beach and the fantastic Waterpark. Ayia Napa is a 5 minute car drive away. The villa has a large private luxury, 10x5m, overflow roman nosed walk in, tiled pool, shallow end 80cm for smaller children. The luxury villa will sleep 8 people and has 3 bedrooms,1 double with King Sized bed and 2 twins with 1 twin on the ground floor, the beds in these bedrooms can be zipped together to make a super King bed, or for the younger members of the family be left as single ones, with a bed settee in the lounge.

The master bedroom has large terrace area. Bedrooms have built in wardrobes and hairdryers. Family bathroom upstairs and bathroom room downstairs, with shower, toilet and basin. Spacious dining and living area with fully fitted kitchen. Living area overlooks the patio and the pool. Fully air conditioned, private secluded mature garden, BBQ 6 sun loungers, TV, DVD player. The television system provides UKTV from an IPTV (internet Protocol TV) system. A complimentary welcome pack is provided to help once you arrive at the villa - including a few beers and a bottle of wine!

The Villa is a Family orientated one with all the luxuries of home, close enough to Ayia Napa so you can explore this cosmopolitan town.

Potomos Fishing Village: If you love fish, then this is the place to visit! It is only a short walk away, even quicker by car, and here you will find two excellent restaurants with traditional Cypriot hospitality. One restaurant overlooks the estuary and the other overlooks the Mediterranean. Here you can relax in a non tourist environment enjoying fresh fish straight from the sea!

This villa was just perfect for our family of 5. Huge clean pool, large beautiful outside area with huge pine trees and a very well maintained garden. All roomsI don’t know if it was the season we came but everyday was beautifully breezy and completely quiet. We spent nearly our whole week at the villa because it was a far better place to chill than anywhere in Ayia Napa.There is so much attention to detail that I would love to mention but they are so many. Thank you Roger and Gavin for your amazing work at the villa, we will definitely be back!

Very nice property. Roger the host was great. Good sized attractive pool area which was clean. Good amenities inside villa. Very large fridge/freezer Comfy beds & pillows. Excellent Villa!

This is our second visit to this villa and it was like coming back home! The villa has all the amenities you need for a relaxing stay, the air con has been upgraded so lasts longer too. The pool is fabulous and looks beautiful when lit up at night. Its close to Ayia Napa, we drove there 1 day and the taxi information left at the villa work well for the others. We also drove to the near by beaches of Protarus. All in all a relaxing holiday with family we will be back!!

This property was easy to find, clean with ample space. Cozy sofa with throws to cuddle up with.. Fabulous swimming pool and not too far from the beach, although you do need a car to get there. We did not use the television but it’s there if you want to watch something in the evenings. Great welcome pack, thank you for this thoughtful gift! Great back up with Gavin incase you had any problems etc. Overall a lovely experience

Family Stay

We had a great family stay in this fantastic Villa. A family of mixed ages ranging from 3-40, we really enjoyed the peace and quiet that we had at the Villa and found we had everything we needed. We initially had the idea of no car but found the busses to be a bit sporadic coming back from Ayia Napa and also found the car useful to get to and from the beaches along with popping back to Lidl. The apartment was comfortable and it was great for us all to have our own space if needed. Teenagers that didn’t want to socialise had areas to do so. The pool was great, plenty big enough for us to swim in and the kids spent lots of time in here. All around a top stay and would definitely go back!!

Lovely house with a well appointed kitchen. A short drive to beach and cafes. Pool is a welcome to those hot summer days and nights . Just a shame the air con has been put on a 2 hr timer that you have to reset ever 2 hours during the night as it is so hot .This cannot be over rode in any way .Gavin the caretaker is most helpful if you do have any questions while you are visiting the place.

We spent 2 weeks on holiday at the 'Haven' from June 1st - June 15th 2008. The accomodation was first class, very clean and tidy. The villa is very spacious and has everything to keep the kids entertained. My 7yr old son was impressed with the play station! The weather was lovely for the whole 2 weeks and the fantastic pool was constantly in use. Even at midnight! The pool was really clean and bug and leaf free. We hired a car which we found helpful as the main strip was about 10 mins car drive away, however, it was nice to come back to a quiet location at the end of the day. We found a couple of lovely restaurants our favourite was 'Tonys' which was on the main strip opposite the slingshot. We shared the villa with friends and family and we all had a fantastic time. Would recommed a holiday here and hope to be back.

Lovely villa and friendly owner pool lovely very large Nice and clean very closevto Ayia Napa Entry roads rough track off main rd large potholes. We gad a lovely stay However. We arrived in end of April so required pool heating for a bit We paid £250 to start off with for kerosene this lasted from sat morning to tuesday the temp in ayia napa was about 20C We then put another £250 of kerosene in this lasted until the Thursday so about 2 says ish by then the temp in ayia napa was in the 80.s around that time. We couldn't understand why although the temp had risen outside but we got less days from the kerosene ? However as we said lovely a holiday

We had a lovely time mostly spent in the fantastic pool. Everything is as listed however we agree with previous comments that A/C is limited to 2 hours max that needs to be reset after each session. Not good at night. We visited at the height of Cyprus summer and struggled a bit with no fans and the restricted air con. Perhaps thought should be given that it’s not appropriate to sit indoors with doors shut to have the air con during the day and that fans would be more appropriate in high 30 degree temperatures. The heat was near unbearable especially to our 2 & 5 year olds. We also had four sunshade bases but only one parasol, however a second one was quickly provided on request. This still meant having to keep moving the parasols and bases around which wasn’t ideal. All that said we still had a great time.

Lovely villa overall but some issues

Lovely villa overall, although some drawbacks. Location is good, cannot walk anywhere but Ayia Napa Marina is a short drive away, along with the beach. Pool is gated so very family friendly. We did have a couple of issues though, the villa is advertised to have air conditioning yet the temperature is preset, with controls to alter it, and the a/c can only be put on individually in each room for 2 hours at a time (quite ridiculous when you have a hot room with three young kids sleeping, as we did, and it’s unsafe to leave a window open!). Had we known this prior to booking, we would not have stayed. We did also have a power cut to the villa (related to a fuse I understand) yet we could not get hold of anyone as it was late evening and didn’t have power for over 12 hours. It was rectified but it was an inconvenience and most the food from the fridge was inedible for our kids.

This villa cannot be faulted PERFECT IN EVERY WAY

Roger and Sarah the hosts of this villa go above and beyond to make sure your stay is perfect. After we booked covid struck and we could not travel, Roger kindly carried our dates forward at no extra charge which legally he did not have to do. The Vila is everything you could wish for fully equipped with everything you will need (except a broom so i could not sweep up) . We have already booked for 2023 and been promised one with a bow on when we arrive. We had the pool heated at an extra cost but well worth ever penny the grand children were in it all day and discovered skinny dipping lol. The location is perfect short drive or taxi to supermarkets, restaurants, bars, beaches and Ayia Napa . I believe most of the surrounding villas are residential making it very peaceful and quite. Gavin ans Alison are very nice greeted us and checked in towards the end of our stay check everything was ok. You cannot fault this villa in any way PERFECT

Excellent villa, great location just outside Ayai Napa. Pool was amazing the kids really enjoyed it. The villa was very well equipped with great hosts. Great restaurant near by ‘Family Restaurant’ right by the beach. Very relaxing 2 week break looking forward to going back another time.

Relaxation at its Best

The property was truly stunning and tranquil. Although images of the advertised property via VRBO are stunning and live up to expectations, visitors will not appreciate the true beauty of its tranquil surroundings until you first land there. The property owner and support team were accommodating and helpful in every way especially during the uncertainty of COVID. We cannot recommend the property high enough and if you do choose this one you will find that its visitors book entries reflect our sentiment in every way. We would definitely go back in a heartbeat should the chance arise again, we’re missing the gorgeous pool already as we sit at the airport ready to jet home xx

Tolle Villa mit sehr guter Ausstattung

Kontakt sowohl mit Vermieter, als auch mit Manager vor Ort hervorragend. Alle sehr freundlich und hilfsbereit. Objekt ist sehr gut ausgestattet und sehr gepflegt. Wir haben uns super wohlgefühlt. Einziger kleiner Wehrmutstrpfen war die Baustelle nebenan. Diese dürfte aber bald Geschichte (Schätzungsweise in 1-2 Monaten) sein. Uns hat das aber nicht groß gestört, so dass wir voll zufrieden waren. Wir kommen gerne wieder. Zypern ist immer eine Reise wert und die Villa Haven echt klasse gelegen, um sowohl die Umgebung, als auch Zypern zu erkunden.

Lovely relaxing stay at the Haven

Had a lovely stay, the villa has everything you need to make it a home from home. There isn’t much in walking distance but we hired a car so this wasn’t an issue for us. Gavin was on hand if we needed anything and advised us where the supermarket etc was. Wild recommend Nikitas for a lovely steak and En-Yevo Tavernaki for local cuisine in Ayia Napa. The local beach is lovely with a nice beach bar and sun beds to rent. We would definitely recommend the Haven to anyone visiting the area and hope to return one day too.

Perfekter Familienurlaub

Das Haus ist etwas abseits des Rummels und deshalb wunderschön ruhig. Die Einrichtung ist top und auch die Küchenutensilien sind im Gegensatz zu manch anderer Wohnung völlig ausreichend. Die Wohnung war genau so wie im Inserat, es gibt also keine Überraschungen. Der Pool war einfach ein Traum. Ich kann das Objekt uneingeschränkt weiter empfehlen.

We like to spend winter months and if possible the early part of the season in Cyprus which is our second home.

Why they chose this property

We fell in love with the view of the Mediterranean from a mound of earth just behind and to the left of where the pool is at The Haven when it was just a greenfield site, as we bought the villa off plan. Buying it off plan was very exciting as it meant we could make changes as to how it would finally look and watch The Haven being built! The fact that it is a large plot of around 500 square metres attracted us as we knew we would have plenty of space once the villa was finished.

We love the fact that we can watch the fishing boats returning in the mornings to the small fishing shelter of Potomos where there are two amazing fish restaurants - the picture of me was taken at the restaurant at the mouth of the estuary where you can virtually touch the sea whilst waiting for your food!

We have made The Haven a home from home and it is where our family, friends and ourselves stay when we are in Cyprus.

We have gone the extra mile for our villa and the pool is amazing! It is a 10 x 5 metre tiled overflow one with a Roman Nose with steps leading into the shallow end of 0.80m and with a deep end of 1.5m this makes it a very sociable pool as an adult can walk the full length. It also makes it a very safe pool for children too.

For those alfresco moments there is a large traditional BBQ set in the mature and secluded gardens - there is also a preparation area including a sink.

There are now 3 man made beaches in Ayia Thekla - two of which have little restaurants adjacent to them which make them an ideal place to catch some rays and have some nice food.

The Ayia Napa Marina has now been completed and is set to become a major part of the area in the future. There are restaurants, ice cream parlour and bars there.

The Water Park is 4kms away, the cosmopolitan town of Ayia Napa is 9kms away, Nissi Beach 6kms, Ayia Thekla beaches between 1.5km and 2km and finally Potomos 2kms away. Larnaca airport is a 35 minute journey.

The Haven is located close enough to the vibrant town of Ayia Napa - just a short car journey or taxi ride away, but far enough away to enjoy the peace and tranquillity of the villa, its wonderful private pool and all its facilities.
