Sand at your doorstep
We loved our stay at Imperial Beach, it is a great town & love the people. The home we stayed in, was perfect for our family & everything we needed; we had. I can't wait to go back. This house is centrally located & we found it VERY easy to move around the area!
The home is cozy & lived in, we treated it like it was our own home. The beds sleep great & plenty of room to move about & stretch out! We would walk literally, out the door, down the steps of the porch & bam! The beach. Truly amazing.

We truly appreciate your great comments and we hope that you will become our regular guests. Our community is truly a gem and we have the best beaches in San Diego. We do work very hard to keep our home up to par for our clients. Thank you for being "Gold Star Guests!!"
Communication with Alex was awesome, and the property was great! The carpet could probably use an update (with the humidity that is prob a constant battle!!) but the house is fantastic overall. Right on the sand, well stocked, plenty of space for our family! The 2nd family room was a great surprise. We also enjoyed the 2 secured parking spaces. The rocks out in front are a bit of a scramble, but my parents who are in their mid 70's did just fine if they went slow. The town of IB is a great little laid back town, huge fan:) Thank you Alex!:)
My three daughters and I had a wonderful week at this location.
On the plus side, the place is really big. Lots of room inside and a nice deck right outside the sliding doors. The view is awesome. We saw dolphins every day. We picked the wrong week for the weather because it was overcast every day except one. Even with that, the sun broke thru for several hours a day and it was warm enough to leave the doors and windows open all the time. Having been born and raised in Imperial Beach, I knew this weather was unusual. Just bad luck. My daughters walked the beach every day collecting shells and enjoying the beach. The little restaurants nearby were awesome, especially the little Mexican place with the flags and outside seating. The food was wonderful.
We loved our place and our time together in Imperial Beach. We didn't get to meet Alex in person but he was available by phone or text. We had to have a repair and he got it done very quickly. On the minus side:
1. There was only 1 trash bag in the kitchen and no spares. Also one roll of paper towels. We had to buy those items. I know it sounds picky but for what I paid, I expected everything to be supplied.
2. The intercom was broken and the electric outlets in both bathrooms did not work. (Alex got them fixed immediately).
3. Sad to say, I could not get to the beach from our patio access because there is no path along the rocks in the picture. You have to climb over those rocks and I have a bad knee that prevents me from doing any steps or stairs without a handrail. There is a public access a short way down Seacoast and I do think we could have gotten extra supplies with just a phone call to Alex who got the outlets fixed right away. There is also an elevator in the building which takes you right to your door.
Lastly: I was never given a unit number, just the street address and you need the unit number to know which lockbox is yours. Since I rented this place through HomeAway, I don't think this was the owners fault. You do not get the lock box number till the day before which is totally understandable but I NEVER got the unit number. When we arrived we had to try the code on all the boxes to see which was ours and I think the other owner thought we were a bit sketchy as he asked which unit we were in and we didn't know. That was a bit uncomfortable. The HomeAway says 1 bathroom. There are 2.
All in all, it was a great vacation and a really beautiful location for our stay. I recommend it.
This was our second time back to this same property. Last year’s trip went so well and was so relaxing that we decided to repeat the process. We were not disappointed. The kids enjoyed it as well since SeaWorld and the Birch aquarium were on the agenda. There is so much to do whether you want to walk along the beach to the pier and get ice cream or hop in the car for a multitude of fun things for the kids and Mom and Dad within about 30-40 minutes drive time. There’s no shortage of things to do in San Diego. But if you don’t want the crowds, this place at Imperial Beach is a wonderfully calm and quiet area where you can just enjoy the sounds of the ocean surf. I highly recommend this place.
I should also mention that if you’ve been busy all day and are tired when dinner time rolls around Grubhub delivers to this place. There were a couple of nights where we just ordered out and had food delivered. There’s a large grocery store about 10 minutes away so stocking the kitchen was easy as well.
Everything else was provided. Plates, bowls, cookware, utensils, beach towels, shower towels, linens, pillows, shampoo, soap, paper towel, beach toys, boogie boards, beach chairs and a beach umbrella. There’s even a gas grill there if you want to grill out. Truly all you need to bring is your clothes and personal stuff. It makes for light traveling.
The place is very clean and well taken care of. We were sad to leave.

Relaxing, comfortable stay
We had a great visit and loved the laid back but family friendly vibe of Imperial Beach and the unit (great location) met our needs Below are some thoughts about what we appreciated about the condo
We appreciated:
• Host was very accommodating and responsive
• Despite some wear, the condo was very clean
• Location—beach viewing from living room as well as deck and patio
• Surfer watching a big plus—distracted us for hours
• Elevator is handy for transferring luggage, kids in strollers and anyone mobility impaired
• Convenient beach access directly from the condo or from road access several doors down Note—it is good to be a few doors away from a beach access street as those streets attract lots of people, some who like to party including weddings and underage drinking
• Guest bath has doors to the guest bedroom and hallway
• Lots of cookware and serving pieces
• Many essentials and lots of spices, also condiments—check all cabinets before grocery shopping
• Dining area is roomy with plenty of seating at a large table
• Several seating areas in multiple rooms—dining room includes an extra couch and chairs
• Nicer table and chairs on small deck
• Gas fireplace is useful for early morning chill
• Towels (beach and bath) were good quality and plentiful
Less appreciated:
• Overall, a bit worn (especially carpet)-proximity to the beach brings corrosion, some visible rust—but clean
• No kitchen chopping knife
• Vacuum cleaner may have wiring issues
• Wi-fi: because router is at far end of living area, signal can be weak in the living room-I moved the router to a higher point and that helped
Imperial Beach:
• Has a laid-back vibe even during spring break
• Very walkable (beach or street) with a variety of restaurants, small stores, ice cream shops and a new beer garden with great tacos
• Several nearby park areas are good for small kids
• Great access to transit that has access to much of San Diego including the Zoo and Balboa Park There is a convenient bus a few blocks away from the condo to the Palm Avenue trolley stop and larger grocery and big box stores Transit is pretty cheap, especially for those over 60
• There can be some concerns about water quality (no odor issues and can’t tell by looking) given proximity to the Tijuana River that are easily checked on County of San Diego Beach Water Quality website

It was VERY relaxing!
We had a VERY enjoyable stay at Imperial Beach. The living space was clean, the beach was beautiful, the neighborhood was good and the weather was great. We have family in the area who warned us of something Californians call “June Gloom” which, to those of us who live in the Midwest is a fancy to say mid 70s and sometimes partly overcast. We found it to be very comfortable. The place was stocked with everything you’d need so that all we needed to bring was clothing, personal items and food. Plenty of grocery shopping options around as well so getting food was not a problem.
We have family in the area who expressed concern about the quality of the beaches due to the Tijuana river sewage problem. We figured that if we had to travel to better beach conditions, that would be the case no matter where we were staying. Beach front or otherwise. It was not a problem at all. The water quality was great. We watched dolphins jumping and playing and walks down the beach to the Imperial Beach Pier were very enjoyable and relaxing. The kids loved it!
We would definitely recommend this place and we would definitely come back here again.

Wonderful property, excellent location, and very helpful and courteous owner at a very fair price.
The location and setup is fantastic. The other bonus is the Imperial Beach area is relatively quiet and low key. The only reason I did not give it a 5 star is that on the floor we were on, there was no privacy with the adjoining unit on the back outdoor porch. If you are not compatible with your neighbors (i.e. adults looking for quiet evening to watch the sunset and sip a glass of wine versus families with young energetic kids), it can keep you indoors when you'd rather be outdoors. If the owners of the building did a project to add some privacy or separation between the units on the porches, it would enhance the property's appeal. The owner was very helpful and very responsive before and during our stay. Would come back for sure. Thanks Alex!

Property is excellent beach house right on Imperial beach with great views, access & accommodations.
House was clean and well stocked for kitchen, bedroom and bathroom needs. Family room opens up to deck on beach with great views and direct access to beach. Accessories like propane bbq, lots of beach towels, 2 umbrellas, boogie boards, washer/dryer, outdoor table and beach chairs were great. Owner provided clear household instructions and nice tips about the beach and communicated well even giving a post visit follow up call. If you want to stay on Imperial Beach I highly recommend this Beach House.

Fabulously restful!
Our extended family thoroughly enjoyed our stay. The beach access is superb, not a busy section of the beach so some days it felt like we had it all to ourselves. Condo comfortably slept 6, and we had every amenity imaginable. AJ was informative and attentive and easy to contact. Will definitely stay here again on our next trip to Imperial Beach.

Sewage and Surf
The condo itself wasn't too bad, a little run down and in need of some updates/repairs (Kitchen, master bath and other minor repairs/updates). I feel that for the price to rent this place that it would be a lot nicer. The pictures are kind of deceiving, since you don’t really notice the things that need updated or fixed.
My main issue with this place is the location or I should say what beach it is next to. Yes it is beachfront condo, but if you can't go into the ocean or go to the beach then that kind of defeats the purpose of getting a place this close to the beach. If you are not a local or have not been to San Diego a lot, then you would probably never know about the issues that Imperial Beach has because of the Tijuana River. The Tijuana River flows from Mexico into the Pacific Ocean and brings along with it a bunch of sewage that all makes it way into the ocean. An example of this is a month before we were going to be in SD, about 143M (yes million) gallons of sewage spilled into the Tijuana River, which flowed into the Pacific Ocean causing several Southern SD beaches to close due to health concerns. It was so bad that residents even complained of the smell. This issue has been occurring for many years and Mexico has not done anything to solve the problem and they continue to release millions of gallons of sewage into the river.
What kind of irritated me the most, was when I spoke with the owner AJ about this, he made it seem like this never happens and was surprised it did happen. This is not the case, since while we were staying in SD, Imperial Beach was closed several times due to health concerns. If you just want to look at the ocean and not go outside, then maybe this is the place for you, but I think most people get a beachfront place to enjoy the ocean and the beach.
In the end, I will never stay at this place or any other place in Imperial Beach again. I would recommend going further north and away from the TJ River if you want to be able to fully enjoy the beach.

Response from VrboOwner on 23 Aug 2023
My sincere apologies to our valued guests. I certainly do not blame them for this review as we had the worst spillage in the last 27 years due to a deluge of rains that hit Tijuana Mexico, San Diego and all of California this season. When we first spoke, I did state to our guest that IB as well as other popular beaches in San Diego such as La Jolla and Delmar occasionally have beaches temporarily closed due to contaminated rain runoff. This year was an anomaly. Unfortunately the Mexican authorities did not disclose to the public that there was a major break in their sewer system causing a major spill. Had we known we definitely would have made our guest aware of the situation. The City of San Diego is taking immediate action to work closely with the Mexican authorities to correct the problems in the future.

Everything you could ask for
Wonderful time. Brought our kids (11-10 years old) here for spring break and we loved it. It is exactly what it's advertised as. Right on the beach, clean, walking distance to pier, restaurants, etc. We spent time all over San Diego and IB was just what we were looking for. Comparatively no crowds, great surf, extremely convenient, right on the sand, parking garage, and fairly priced... I have a hard time believing you can get more bang for your buck. Great place, great time, definitely recommend it.

San Diego Beach Vacation
The owner communicated promptly to questions regarding the lockbox and entry to the property. The proximity to beach was awesome as were the views in the evening. Imperial beach was not overcrowded; a great place to rest and relax on the beach. My daughter hasn't stopped talking about it and a month has elapsed; I think that says it all!
