LIVING & DINING AREAS: The inviting living space features a leather sofa set with a side chair and cable TV, creating a comfortable place to unwind. The adjacent dining area includes a table with seating for six, while sliding glass doors open to the expansive front patio for seamless indoor-outdoor living.
BEDROOMS: - Primary Bedroom: King bed and cable TV - Guest Room: King bed with access to the side walkway
BATHROOMS: - Hallway Bathroom: Tub/shower combination with dual sink vanity
OUTDOOR LIVING: The large front patio is shared with the upstairs unit, with a designated area on the left-hand side (when facing the property). This space includes a dining table for four, a market umbrella, a propane gas BBQ grill, and ocean views—perfect for enjoying the coastal atmosphere.
KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with all major and small appliances for convenient meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS: Guests will have private and exclusive access to the entire ground-floor residence, including all interior spaces and the designated front patio area. The patio is shared with the upstairs unit. The upstairs 4-bedroom/2-bath residence is not included in this listing but can be rented simultaneously, when available, to accommodate larger groups.
SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: Shared coin-operated laundry facilities are located in a utility room along the side walkway near the rear carport area. Guests must provide their own laundry supplies and quarters.
Parking: One covered carport space is provided for a mid-size vehicle (no SUVs), with access from the rear alley (garage height 82"). Street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations of 30 nights or fewer) as mandated by the City of Newport Beach.

Best stay we've ever had with a vacation home. We can't wait to come back and stay here again. Location was perfect and the house was wonderful. I don't give 5 stars often but it was pretty close to perfect.

This was perfect for our family of 4 beach vacation. The beach is literally across the street. Parking in this area is scarce so having a carport with the until was excellent ( we did fit a Durango in the carport but a small vehicle recommended).The location is excellent. The patio was perfect for barbecues. The WiFi was slow and was the only downside. We loved our stay!

Property location is awesome and the layout of this property is pretty great too. I would definitely rent again but with that said, the kitchen, bath and flooring are all in need of some TLC at the unit is dated. But don’t let that stop you. It’s a great property!!!!

The location of this unit can not be beat! Just a half block off the sand with a beautiful patio and off street parking (a real plus!). The unit is clean but very basically stocked with just enough to get by in the kitchen. A coat of paint on the interior would do a world of good. But, don't hesitiate to book this. It works just fine. And, the property managers, Beachview Vacations, are very responsive and helpful.

Location was the best part.
Great location but property was not at all maintained. Because of the condition, unit had a frat house vibe.
Sections of blinds were broken/several door hinges full of rust/laminate door in kitchen mismatched/ paint job needed/front door hard to open/toilet seat broken/carpets smelled moldy. Furnishings of home were decent but it would feel much homier if unit was given some TLC.

It was a wonderful 2 1/2 day visit and then upstairs visitors arrived. They were a nightmare!!! Not sure how to regulate this part of renting, but it sure wrecked the last night. Someone in the neighborhood finally called the police who we understood called the property manager who came and spoke to the problem renters. The antics and noise stopped so he did a good job.!!!

We had the best time staying at this property. It was exactly what was listed and described. I wish I could give the property management team 10 stars. We flew in several hours before the check-in time and on top of that we had a boat ride scheduled before we could check in as well. The property management team not only let us store our luggage in their office, they also let us change out of our travel clothes, and they then had someone take our luggage to our property once it was ready for check in because we would not be back before their office closed. Our first day was set up to be such a headache and they didn’t even hesitate to help us however they could and totally saved the day!!

We checked in with you 24 hours after you checked in to the unit asking that you contact us with any issues/concerns during your stay. We did not hear from you until you had been in the unit 9 nights in a 12 night stay. When you called, you asked if one of your visitors/guests could utilize the upper unit's parking space, to which we had to decline. You then became upset, alleging pests, lack of cleanliness, and threatening a bad review on VRBO. While posting negative reviews is your prerogative, as we live in a free country, the manner in which you went about it is unfortunate, vindictive, and opportunistic, in our humble opinion. -Beachview Realty

This property is beautiful and in a great location just steps from a wonderful beach!
Interior is wonderful! Bedrooms, bathroom and kitchen are up-to-date and comfortable!
Family of four works great. Too many guests would be tight. We were in lower unit. Upper unit is much larger.
Easy to do laundry, cook everyday and enjoy the beach. The pier is a short walk and a great place to grab a cocktail, fish or hang out.
Would definitely recommend!!
Only room for one car and an SUV is tight to park. Beware of 4th of July party atmosphere. More crowded and wild than we would have expected. Once 4th was over- back to laid back and relaxed.

Noisy and stinks
It all started when I tried to park in our parking stall. Neither of us could open the car door once parked. Had to back up, let my wife out and then re-park with the passenger door as close to a stucco wall as possible and then squeeze out on the driver side door. Upon entering the unit we noticed a unusual smell, almost a mold like smell. The first night we knew it was going noisy when the people staying up stairs started walking around, the old wood floors made lots of noise. Later when their kids started running around in the house it was almost unbearable. The toilet paper and paper towels were the cheapest I have ever encountered. I would never rent this unit again and based on what we experienced I would never rent from this company again

VRBO disappointment
The positives include the location and the comfortable beds. KUDOs to the staff who had to come over for repairs. Their response was immediate and one person in particular, Vladimir, one of the handymen, was great. We had issues with the heat, the electricity on our next to last day, and the TV's, and he took care of all the issues. But it goes downhill from here. The property is in need of major restoration. When we walked in, we immediately noted the paint peeling from several of the walls and woodwork. The cabinets were damaged and needed refinishing. All the appliances needed replacing and were so old that they did not work properly. Most places you stay at have a Keurig. This place still has a Mr Coffee that looked like it was 20 year old. The refrigerator also looked like it was from the year one and was rusting. The stove , which was gas, would not work after you had turned the burner on, then shut it off, and tried to turn it on again. My wife, who wanted to cook some of our granddaughter's favorite dishes found it almost impossible as there was a lack of silverware, small dishes, and the pots and pans were in terrible shape. The linens looked like they were from the year one. For the prices they charge, I think they could afford to do a remodel. The carpeting in the bedrooms was revolting. Needless to say, I was not a happy camper. I could go on, but I think you get the point.

WILL NOT USE THIS COMPANY AGAIN
1. WE WEREN'T INFORMED THAT THE PATIO BBQ AREA WAS SHARED WITH OTHER UPSTAIRS TENANTS. NOR DISCLOSED IN ADVERTISMENT OF PROPERTY. DISRUPTIVE AND NOT PRIVATE.
2. HAD TO BUY A FRYING PAN TO COOK BREAKFAST. ONLY POTS WERE PRESENT TO COOK FOR MEAL PREPARATION.
3. A LARGE GROUP OF PEOPLE (8 PLUS) WERE UPSTAIRS AND THEY PARTIED TILL LATE IN THE MORNINGS. NOISE WAS EASILY HEARD THROUGH OUR CEILING.
4. THE HEATER DIDN'T WORK. INSIDE TEMP WAS IN LOW 60'S.
5. A REPAIR MAN WAS SCHEDULED WHEN WE ARRIVED AT 3PM. FOR A FIRE SENSOR. NOT COOL. ESPECIALLY WHEN CHECK OUT TIME IS 10AM AND WE TOLD HIM TO RETURN AFTER OUR STAY. COMMUNICATION WAS LOUSY.
6. TV IN THE LIVING ROOM KEPT SHUTTING ITSELF OFF OR BUFFERING, MAKING IT IMPOSSIBLE TO WATCH A MOVIE.
7. TRASH CANS IN ALLEY WERE ALREADY FULL. WE HAD TO TAKE OUR TRASH OFF PREMISE.
8. PARKING IN THE LEFT SIDE CAR PORT IS SO NARROW THAT MY DOOR BARELY COULD OPEN TO LET MYSELF OUT. ESPECIALLY WHEN THE 2 OTHER CAR PORTS WERE WIDER AND UNUSED.
