Lattice Lodge is a 14 ensuite bedroom detached Edwardian house which can be exclusively hired on a self catering basis. Perfect as a base for an extended family holiday, a theatre cast, or as is often the case, a home from home place to stay for a group of people attending a local wedding, event or celebration.
Located in East Ipswich in a pleasant residential area, it’s a 15 minute walk to Ipswich Hospital and on the route 66 bus to BT Adastral Park - it’s also within a mile of the main town centre, shopping and business districts, the college and university campus as well as the popular Waterfront area, and is an ideal base for exploring Suffolk.
All of our comfortably furnished rooms have shower en-suites. All have digital LCD TV with Freeview, some have Smart TV’s, and super fast free Wi-Fi. The bedding is top quality Egyptian cotton, feather duvets and pillows (non feather available on request). Complimentary toiletries (shampoo/shower gel) are provided.
There are 9 double bedrooms, 4 twins and 1 suite (sofa bed available for additional charge). 3 of the doubles can be split into twins, 2 of the twins can be connected into superkings (on request). We have two ground floor twin rooms which are capable of accommodating wheelchair users.
The recently refurbished domestic kitchen has two double electric ovens, two full size electric induction hobs and extractors, dishwasher, washing/drying machine and iron/ironing board and a large American-style fridge/freezer, plus kettle, toaster, grilling machine, microwave oven and ample cooking and serving equipment for day to day self-catering needs. We also provide essentials such as washing up liquid/dishwasher tablets, washing powder, kitchen roll, cling film/foil, cooking oil, salt and pepper.
The living room has comfortable seating for 12 people (more at a ‘cosy’ level) and a wall mounted 46" LED TV, BluRay/DVD player, Humax Freesat PVR, and a Roku video streaming device - also Hi-Fi separates. Guests have full access to an additional south-facing conservatory at the rear of the property with further comfy seating, books and board games. There is a small private rear garden that has outdoor seating. The dining room comfortably seats 17 people (but we have had Christmas dinner for 24 in there!) and can be configured to a few different layouts.
There is gas central heating throughout and plentiful hot water. There are 10 marked car parking spaces at the front of the property.
Lattice Lodge is well located for your self-catering requirements - with a Sainsbury’s Local just across the road, a greengrocer, butcher and bakery all within a short walk you have delicious and fresh produce right on the doorstep. But if eating out is more your thing, there’s a couple of restaurants and a real ale pub (again just a short walk away) that we are more than happy to recommend to you.
Well behaved children are welcome... as are well behaved adults! We also understand that to make your self-catering break at Lattice Lodge complete, you may wish to bring your four-legged friends along too - and so we are able to accommodate up to 2 small/medium sized pet dogs, providing this has been pre-arranged with us. Charges do apply, please enquire prior as to restrictions. The house is completely no-smoking throughout.
Ipswich is Suffolk’s County Town and due to recent and significant regeneration projects, the town is alive and bustling. It has a thriving business district, an excellent cultural and arts scene, a constantly growing food and drink offering, sports and outdoor activities galore, some spectacular coastal, rural and architectural scenery, many places of interest to visit, and not forgetting the impressive history and heritage of the area which dates back to the Anglo-Saxon times. You will not be bored visiting Suffolk!
Ipswich has a great transport service network of buses, trains and taxis as well as good access to A12 / A14 arterial roads and is just one hour from both London Stansted and London Southend airports by car, and the train from London Liverpool Street.

This guest and her large extended family group stayed at our property for 3 nights.
At no point during their stay did they report any issues to us at all.
During their stay we had to visit the property to put the bins out, and found nappies in the recycling. At the end of the stay we found a soiled shower mat in one of the bathrooms.
The various games provided for children were left strewn across the floor.
It took us several extra hours of cleaning and tidying to prepare the house for incoming guests. Please note that we do not charge an additional 'cleaning fee', we ask that the house is left reasonably clean and tidy.
Although we have been a little more 'measured' in our scoring of the guest, we would not recommend these guests to any other host.
We received a request for a substantial refund at the end of their stay. This was politely declined, due to no issues being reported during their stay, which we feel has probably resulted in this review.
Please read our other reviews for a genuine view of our property and how much guests usually enjoy their stay.

We had a three generation get- together of our family and had a wonderful time. The property manager and his staff couldn’t do enough to help us and were very friendlyWe found the local Sainsbury’s store ideal and, with children to amuse on a, quite frankly, miserable weekend weather-wise, the location so close to the town was a boon with plenty to do. Thoroughly recommend Lattice Lodge!

Well equipped and well maintained
The property had just about everything we could need. The location was perfect with plenty of space to park. The rooms were all decorated to a high standard and the bathrooms were all well equipped and clean.

Excellent location lovely big house fabulous for our needs
We had a wonderful stay the rooms were lovely very clean and well presented all of the guests were well catered for. We enjoyed our annual quiz night in the dining room which was plenty of room for the 22 guests. Our needs were attended to quickly and we couldn’t ask for better thankyou very much.

Very well kept house. Every thing was just perfect
Enjoyed a family break throughly to celebrate Dad's 90th birthday
Had a very good time. The whole family (all 21 of us) fitted in nicely. There is enough space in the house for children and adults to enjoy and not step on each others toes. Martin looked after our elderly parents and made sure that they were comfortable.
Held a garden barbeque party for over 40 people and there was enough crockey and cutlery to go around.

Clean well presented exactly as described on the packet.
Martin (the owner) welcomed us when we arrived and showed us around, he covered all aspects of access, waste disposal, televisions in each room etc, all very friendly, explained how he was on call at any time day or night no problem was too small for him to deal with (we didn't need to). I was overjoyed because I found this place online so I was going to get the blame if there was anything wrong with it. Access in and out of the carpark requires care as it is straight out on to a roundabout but once you have entered and left one or two times its fine. I would happily recommend this venue for a family gathering over a weekend. Brendan

A lovely house in a good location, perfect for what we needed!
Weare a group of 5 families that wanted to get away for the bank holiday. Lattice house was ideal as had plenty of bedrooms, all clean with en suites shower rooms and a lovely big dining room for us to all eat together.
Not far from ipswich town centre and the lovely Chritstchurch Mansion. We loved having the Sainsburys local opposite to stock up on things we had forgotten.
A great weekend and would definatley reccommend!
