Characterful tastefully furnished mansion with commanding views over estuary sea and mountains. This property is ideally placed for access to Barmouth's premier restaurants, popular pubs and coffee shops with shoreline or mountain walks from the property.
The property has been converted into 3 flats that can be opened to provide full access to 20 guests. It especially suits large groups who may comprise 3 different families. Each group having their own facilities yet being able to congregate in the generous proportions of the ground floor reception rooms.

Excellent location with stunning views. Perfect place to stay for a large family, close to shops, pubs, restaurants and the beach. Highly recommended. Nick was an excellent host.

A beautiful, spacious, and comfortable Victorian house with outstanding views directly opposite the beach. There’s plenty of room for both teenagers and adults, making it ideal for a multi generational family stay. We had a fantastic week exploring Barmouth and the surrounding area. The owner was very responsive and quickly resolved a small issue we had.We’d highly recommend dining at The Fanny Talbot for a Michelin-level experience, and The Mermaid for excellent fish and chips. A great week had by all!

Overall we had a great weekend stay in this large beautiful house with fantastic views for my Dad’s 80th birthday . We were a group aged between 4 and 80 and our dog and it was an ideal house for hosting such a group. It was in a great location and we all managed to park in the layby opposite for free. The host was very responsive and came back with suggestions for places to eat etc when asked. The downstairs of the house is pretty worn and in need of some TLC, however that wasn’t a problem. The beds were comfy and bedlinen fresh and clean, as was the towels, however the cleanliness of the rest of house was quite poor. There were cobwebs everywhere, and the skirting boards and furniture had not been cleaned in a long time.the downstairs also smells quite damp. It was a shame as it did spoil first impressions, but we still had a great weekend there.

A delightful stay

We recently stayed at this beautiful property in Barmouth and had a truly memorable experience. The house is spacious, full of character, and offers amazing views. Its location is great, just a short walk to shops, restaurants, and drinkeries.Each bedroom had its own unique style, but still felt cosy, and the beds were very comfortable. The kitchen was well-stocked, perfect for our group who enjoys cooking. We only missed a blender, as we love making soups, this is just a personal preference though, not a fault.A few small issues to note: the dining room would benefit with curtains for privacy and warmth, and the living room curtains could do with a refresh. One of the radiators in our bedroom didn’t work, however this has been reported and will be rectified, thankfully the weather was mild during our stay. There was a slight draught in some front bedrooms despite them being double glazed.Nick, the owner, was responsive and helpful, which we appreciated. However, on two occassions he entered the property unannounced while we were inside. On a third occasion, a repair was done while we were out, though I did later see the email Nick had sent I had not responded before the repair was carried out. We didn’t raise it at the time, but it did feel like a privacy concern.Overall, the house was lovely and in a fantastic location. I would recommend a stay here.

Clearly I misread this happy gregarious group that I took to be easy going. I should have been less anxious to please and arranged formal periods for attending to the issues. The Hive heating control advised it had gone off line and I was concerned that the heating/hot water had failed. That said I did advise the group I would attend whilst they were out. Maybe this didn’t get communicated to the reviewer Sometimes it’s difficult to know how best to help.
