Overview
Berkeley House is a beautiful, spacious Victorian house, set in an area of outstanding natural beauty with stunning views of the Valley of Limpley Stoke. Full of character, the house is perfect for family gatherings, reunions, retreats, chilled hen weekends or corporate team building away days. You will find everything you need for a relaxed and memorable stay.
Located in the Avon Valley, the city of Bath is a 10-minute drive away from the property. With shops, theatres, pubs and the famous Roman-built baths, you won’t be short of things to do there. For those who prefer the outdoors, the house is surrounded by lovely country walks, taking in the nearby Avon and Kennet Canal.

Cook in the cosy kitchen, complete with Aga to keep you warm. Play board games or chat with friends and family, sipping wine by the log fire. At Christmas time, why not visit the famous Bath Christmas Market just a short drive away?
(ADDITION FOR SUMMER) As the weather gets warmer and the days grow longer, Berkeley House is the perfect location for summer getaway. Surrounded by beautiful countryside views, there is plenty of space for the kids to run around or play table tennis, before enjoying a BBQ or a relaxed drink as the sun goes down.
The space
Berkeley House is perfect for those who want to chill, relax and enjoy some time in the peaceful countryside. This charming Victorian house, set in large gardens, is laid out over 3 floors.
The ground floor has a magnificent, fully equipped kitchen complete with granite worktops and an Aga, perfect for catering for large groups. There plenty of pots, pans, crockery, utensils and glassware. For coffee lovers you also will find a Nespresso machine (please bring your own coffee pods). A table and seating for 16 people is positioned in the orangery, which opens out from the kitchen and benefits from beautiful views of the valley.
Adjacent to the kitchen is a lovely lounge, with an open fire, 3 sofas and a Smart TV. There is a second reception room with 3 sofas, and patio doors that open out onto a table tennis area. Nearby is another study room with seating and a desk. The ground floor also has a large laundry room and downstairs toilet.
There are 7 comfortable, stylish double bedrooms across the middle and top floors. All have a high spec finish, with and care and attention in their presentation. The master bedroom and bedroom 2 both have super king size beds, and bedroom 2 also has an en-suite shower room and a lovely dressing room with a single bed. Bedroom 3 has a super king size bed and benefits from lovely views over the valley. The bathroom on the middle floor has a bath and steam shower. Bedrooms 4 and 5 on the top floor both contain super king size beds, bedroom 6 has a king size bed. Bedroom 7 has super king bed and a sofa bed ideal for one person. All rooms on the top floor share a large shower room.
Outside you will find a grassy area to explore and a gravel patio area with lots of seating, ideal for drinks or a BBQ in the long summer evenings. There is a table tennis table which you are welcome to use. When the weather is colder and you’d like to light the fire, there is a well-stocked wood store.
If you are looking for local activities, or would like to organise something in the house, we can offer you details of local contacts – from yoga, massage treatments, beauty product and perfume making, tea parties, a personal chef for your evening meal.
Next door is the old Coach House which can be rented separately – this very attractive accommodation sleeps up to 8 people, so ideal for renting at the same time as Berkeley House if you have a group of more than 16. Please view our additional Airbnb entry for information and details about the Coach House.
PLEASE NOTE: Due to our location and out of respect for the locals, we are not able to accept portable hot tubs, bands or live music, or large, noisy parties. We do allow Hen Party weekends, but due to recent issues, you must take note and adhere to the house rules. We want our groups to chill and relax as if they were at home, so if you are looking for a wild party weekend, please consider looking elsewhere.
Guest access
You will have access to the whole house, including the main gardens and lower gardens. There is parking for a maximum of 5 cars – please ensure that you keep to this rule as the driveway is shared with the next-door Coach House. Dogs are very welcome (and there are glorious walks in the surrounding area but must be kept on leads in the grounds.
Other things to note
The house comfortably sleeps 16 people.
The Coach House next door is also owned by us and is also available to rent. It contains a lovely open plan living area and sleeps up to 8 people.

The property is a 10-minute drive away from the city of Bath. A taxi fare to the city centre costs between £10 and £15, Uber is also available in Bath. You are in an area of outstanding natural beauty, and we are happy to share with beautiful house with you and make your stay as special as we can. Guests are asked to treat the home and the furnishings with care, as you would in your own home. We care about our neighbours so please be respectful of our home and our neighbourhood. Unfortunately, the behaviour of some of our previous guests has been unacceptable so we have had to draw up some stricter house rules:
At all times in the garden, please ensure there is no loud music, no chanting or swearing and no nudity. Smoking is not allowed anywhere inside the house. No other guests are allowed on the property at any time without prior agreement. lease keep to a maximum of 5 vehicles in the drive to avoid blockages – this is important as the drive is shared with another house. Dogs are welcome but please don’t allow them on the furniture and ensure that they are kept on a lead in the grounds, please clean up after them.

This is a wonderful home that me and my girlfriends enjoyed while visiting Bath. The gardens were beautiful and the hosts were very kind. I would highly recommend this property.

Perfect house for friends getaway
This house was the perfect base for a weekend away with friends. 12 adults and 4 kids ranging from a new born to 4 years spent the weekend at this beautiful house. The set up was perfect with all rooms equal in size and plenty of facilities and toys for the little ones. We were blessed with good weather and enjoyed the BBQ and sitting outside I h the garden, plus walking by the canal and the local pub which was literally next door. The house is very well equiped with everything you need to cook for large groups.

Home from home for a large group of friends for a pre Christmas get together
Berkeley House is homely and spacious with every comfort from home. Plenty of rooms to spread out in and yet the individual rooms were large enough to comfortably seat 12 of us. It is warm, well stocked with logs and kindling with 2 open fires. The beds are very comfortable with luxurious feel linen. During our 3 night stay we visited the Hop Pole pub at the end of the garden, which served great pub grub and employed a house recommended caterer who cooked and served a lovely 2 course meal for a very reasonable price and even cleaned all away afterwards - luxury!
All in all a great winters break, many thanks to Jackie and Paul - all 12 of us would recommend this lovely house highly. It also has easy access to a nearby bus stop that will take you into Bath and a great walk along the canal.
Our multigenerational family group was agreed that the house was perfect. It is extremely attractive and well cared for. Every need is so thoughtfully catered for, including a selection of wellingtons, dog towels, endless games...... It worked so well having the kitchen, dining and main living room run into each other, all so attractive. The three sofas were perfect for our ritual family game of Matthew Mark Luke and John! Additional sitting areas gave the opportunity for seclusion. The kitchen is incredibly well equipped. The bedrooms are all beautiful with extremely comfortable beds so assigning them was easy and everyone was happy! The surroundings are lovely. A visit to Bradford on Avon and walk along the canal were highlights. We would love to come back.

Fantastic house you won't want to leave .
We were 5 couples who stayed for a long weekend. Owner was very helpful when making the booking to accommodate us. The bedrooms are all great with the most comfortable beds . Lovely bed linen and comfy mattresses. All the décor is simple but elegant with some homely touches. Everything you could need for your stay. The kitchen is well equipped with everything needed and more ..... A lovely warm house (we stayed in January) with the arga in the kitchen and lovely open fires. We didn't use the outside space due to wet weather but looked lovey. We spent time in the lovely orangery which looked out onto the great views.
Easy walk to the bus stop to catch the bus into Bath (20 mins). We walked along the canal for 3 miles towards Bradford on Avon to find a great pub serving food. Pub also 5 mins walk away. Overall I would definitely recommend this house. Everything you need and more ....

We celebrated my friend’s hen do here in May. We had the most incredible stay. The house and views are absolutely beautiful - the photos don’t do the place justice! We would love to return someday
Beautifully thought out entertaining house that is warm and homely. The kitchen / conservatory are super spacious and as an added bonus, the living room is joined on making the perfect area for cooking, entertaining and dining.
The bedrooms are all large with fabulous cosy beds and the garden and view are just lovely.
We loved the Inn at Freshford close by and the lovely walks through the villages. There are also great canal walks very close by the house.
The owners are lovely and super helpful.
This property was a dream. Better than imagination.
It had everything you can imagine from space to utensils.
The rooms were all large that there was no arguments who gets what room. The steam shower was a bonus.
The only negative I can think of is that we had no reception on our phones and the wifi was not working. We did not bother telling Paul to fix it as we took this as an opportunity to get social media detox.
Paul was an amazing host and very accommodating.

This was our second family stay at Berkeley House and it was just as good as the first! The house is beautiful in a wonderful location. It’s absolutely perfect for a family gathering. Everything has been thought of - it is so well equipped and we really appreciated the Christmas tree and decorations. There was no fighting over the bedrooms as they are all equally desirable. Fantastic house and location
14 adults had a fabulous stay at Berkeley house, we would also stay again with the children. It’s a huge house 15 mins from Bath, well stocked kitchen, amazing beds and beautiful grounds. We were lucky enough to have sunny weather and it was so nice to sit outside and enjoy the garden in early spring. It would be lovely any time of the year. Thank you we all had a fabulous time!

Beautiful house, great location and fantastic for families. We wish we could have stayed longer!
The house is not only beautiful but has an abundance of thoughtful touches that make a family stay easy and unforgettable. We had a few families staying together and there was ample room, not once did we feel we were living on top of each other.
The location is great, easy walking distance to pubs and a short drive or train ride to Bath.
Highly recommend staying here, you will not be disappointed.

Golden Wedding Celebration
Berkeley House is magnificent, surrounded by glorious scenery. There is plenty of seating outside to take in the views. All downstairs rooms are well appointed and the orangery that leads off the spacious kitchen is ideal for entertaining. The seven bedrooms are large and airy and no one was left feeling they had the ‘small room’.
We would like to recommend Michael, a chef, who cooked for us on two evenings so that we could relax and enjoy our celebrations.
Berkeley House lived up to our expectations and we enjoyed our stay there. It had a lovely atmosphere with a comfortable feeling.

Great large house in a beautiful setting. Excellent for sharing with others.
Really nice house with lovely outside areas. It was well set up with a lot of glasses, crockery etc. We had 3 couples with kids and it was perfect. Lots of games, table tennis and more. It was a bit hot but many homes in the UK don’t have aircon. Highly recommend.

Beautiful property, great for a family get-together
Upon arrival we were met by the owners who gave us a tour of the house detailing how to use everything and where to find everything (it is a very large house!). They were very helpful from providing taxi information to ensuring we were all happy with bedrooms and where to find extra mattresses etc.
The house was great for us as it allowed us to come together but also have time on our own as there are other rooms you can lose yourself in. There were 10 of us but the house could easily accommodate more. We had a great weekend and would certainly think if going back.

Wonderful house in a great location
Slightly unusually we were a business group of 8 people for a 2 day off site meeting. We found the house very beautiful, warm and welcoming. You can walk to the river Avon & canal in about 5 mins and we had a couple of lovely early spring walks. The owners were very helpful & responsive to our requests. Highly recommended!

Beautiful house in wonderful village very close to Bath
We stayed here over New Year. The house is s perfect spot for a getaway for a large group. It is very well equipped with everything you could possible need in the kitchen. It is also very tastefully decorated. There were two living spaces which worked really well with the kids in one and the adults in the other and a huge dining table for us all. It was a great place to see the new year in.

Cozy, comfortable family home.
This property worked perfectly for our family get together for three generations. It is well equipped with every utensil, game and room for Christmas for 16. There are smaller rooms to relax in and the larger living and dining room for all to gather in. The views are stunning and can be enjoyed from the terrace with one of the Nespresso coffees. A short walk through the secret garden takes you to the very friendly pub or to the walk along the river or the canal with art along the way. All in all, a fantastic place.

An imposing fantastic property, in a beautiful setting
We were a group of 14, 10 adults 4 children .We were celebrating a 70th and 12th birthday..
The house was perfect . 7 bedrooms all large. so nobody had to have a smaller one .
The kitchen was perfect for a large group with the dining conservatory and lounge leading off .There was also another snug sitting room with log burner which was used a lot by the kids or adults wanting to watch videos or play games. We walked into Bath along the canal path. it was about 7 miles but very flat with plenty to look at . The kids all managed without too much complaining. We did get buses and taxis home. We were a bit worried when we saw the Aga as none of us had used one . We managed and no one went hungry. The house was very clean and the beds all very comfy and warm .we would certainly recommend to large groups all wanting to stay under one roof
