Don't miss this opportunity to enjoy an established "retro" home on the banks of the East prong of the Frio River. This estate has a lawn that extends all the way to the banks of the Frio where you have private access to that area. Although it is not a recently constructed home, it features two bedrooms with newly installed tile floors. Both bedrooms have two queen-size beds. A toddler bed is available upon request. There is a fold-out queen size couch and queen sized futon in the living area. Maximum Capacity of 12 people + a toddler in the main house and the annex/bunkroom can be rented at an additional charge of $150 per night. It adjoins the kitchen and sleeps an additional 7 guests. This quaint home is nestled on the banks of the Frio just below the headwaters. There is a minimum nightly stay depending on the season. So whether your thing is floating in a tube, snorkeling, or a little catch and release fishing this is a place for you. We supply bedroom linens and beds for up to 12 guests in the main house and 7 guests in the annex and a toddler but don't forget your bath and kitchen linens as well as personal toiletries. We have our own personal well water but not chlorinated. We suggest that you bring bottled water if you are not accustomed to nonchlorinated water. The kitchen is furnished with a large supply of cookware. All refunds are based on a full calendar day from check in time and day booked. 60-Day cancellation policy for full refund. 30-day cancellation policy for 50% refund. No refund after 30 days prior to stay or for early check out. $1000.00 deposit for damages. No Smoking inside the home. No pets except for service animals with credentials.

Our trip was very relaxing. The views were beautiful. It rained a lot but there were plenty of games and puzzles. The younger generation were amazed by the old phones. This is a beautiful little town and home.

A great place to stay!
The property is an excellent choice for a get away. It is very spacious with some of the best waterfront & wildlife views around, from the hummingbirds to the deer. The owners are very nice & knowledgeable about the area as well. Even though its a lil retro, its just an all around great choice!

Accommodations were comfortable for a large group. The kitchen is big, good for us folks who like to cook. The back patio was the chief attribute to our enjoyable stay, for eating outside, enjoying the river, and hanging out.

Property location was great and convenient. House was aged but comfortable with a very good AC system. House was in need of a good cleaning but nothing alarming that would raise any eyebrows.

Great swimming hole, rope swing and plenty fishing. Cypress canopy cover most of the riverbank. Stays cool and shady.
We plan on booking again next summer.
Love the retro look. Would have been even better with WIFI. No cell service at all. House was very spacious. River are was very nice, would have been more enjoyable with out door lights and rope swing.

So the house is beautifully furnished, the decor is very nice. My family said it's a nice 70s style house with a touch of modern, and the appliances work very well. There are no laundry appliances. River access in the back yard, is good, over grown with lily pads. But still very nice and great vacation spot.

Second year to stay here. Nice house and fits our purpose. Some nice update have made this year. Needs curtain on bathroom window. Microwave needs replacing. Very noisy neighbors. On a whole, we enjoyed our time there.

Fun for the Whole Familiy
Great time at the house and in town -- enjoyed kayaking in the river, fishing and just floating where the wind took us. Spent most of our time outside and taught the kids about the rotary phones and retro-features. Elizabeth is a great host -- and thankful for her expertise of the surrounding communities when a quick trip to the ER was needed for some stitches thanks to an adventurous little one.

The river here is absolutely perfect for us. We swam, canoed, had a great time with the rope swing and my granddaughter loved jumping from the tree stump.
The house has plenty of room and the yard and back patio are lovely. The kitchen floor was filthy.
I'm not impressed with the location of the fire pit. It is too close to the AC unit. It was too hot to want a fire anyway. My other disappointment was the amount of road noise.

Thanks for your review. Glad you had a good stay! I’m sorry about the floor in the kitchen. I will address it with the cleaning crew. I wish we could stop the road noise but that’s pretty much out of our control but at least it’s on the opposite side of the house from the river. We are considering making the fire pit it’s own feature area in the back yard. Come see us again soon.
Nice deep hole for swimming had more Lilly pads than we expected but was clear and beautiful. We kayaked up and down and it was soo beautiful and peaceful. Not much sun shines through the trees though. the house was spacious definitely never felt under each other’s feet. The retro vibe was cool to the older people and gross to the teens and 20 somethings lol. I only have 2 suggestions; I would remove the non potable water signs or at least don’t have the scary no ingestion pic on the sign. I know it’s a legit name for well water but it makes it seem dangerous and Non drinkable. I grew up on well water so it didn’t phase me at all but the others in our group were scared to even use it to brush their teeth lol. I have rented many other properties in the past who were on well water and none had a non potable sign. With the reviews stating that the water stunk I was expecting a sulfur smell because some wells are that way but ur water just smelt like iron not gross or unpleasant just Normal hard water smell. Second suggestion would be to add curtains (u can’t see through) or blinds to the back windows of the rooms and bathrooms because when some of us were still outside on the patio or in the yard we could see everyone in the rooms and one or 2 of our group were seen changing. Other than that everything was great thank you for sharing your home.

Thank you very much for your input. You will be happy to know that blinds have been ordered for the entire house and are somewhere in manufacturing. They were ordered before the summer season began but Lowes says they won’t be here until August 12 which is much later than they promised. The non-potable drinking water thing is strictly for liability. We drink it when we are there too. We are glad you had a great stay.
Creepy Owners, Roach Feces, HVAC Refrigerant Leak in House,
We thought things were strange when the owners showed up to “turn off the sprinklers” but stayed and talked to my family that beat us to the rental. The husband and wife began to tell them all about the houserules. The river fish are their “grandchildren’s pets” and “catch and release” fishing only, even though they advertise their rents as “perfect for fishing”. The owners spent 30 minutes “waiting for us to arrive” to accept cash on the side of VRBO for an extra night because VRBO “has too many fees”. They finally left my family members to enjoy their stay while we continued to make our way to the property. Upon arrival, we saw that there was dried food on the “clean” silverware, not enough cups for 8 people to have coffee when the description reads that it can seep 18 comfortably. We saw dying tree cockroaches in the cabinets, and roac feces on the plates. Everything from the cabinets had to be washed. We realized quickly that the house is advertised as having whole home WiFi, however it only works well in the Master bedroom, which was inconvenient for us, as we operate a business remotely, and like to be able to sit with our kids while they are playing outside. Second night, the ac was blowing hot air. owner came over and tripped the breaker, which didn’t make sense because the blower was running prior to that. A tech was called out and told my husband the he “topped off” the unit with refrigerant, which was leaking into the house, making us sick.

We try but can’t please everyone I Guess…
We only have one home that we rent out and take all guest stays very seriously so we try to be there to greet our guests. These had already inquired about and declined to rent an extra night on VRBO. Just 30 minutes before they notified us their eta was 6:00 so we planned to meet them and turn off the sprinklers to our large yard at the same time since it is about 10 miles from our home. When we arrived we were surprised that some of their party had already arrived and been swimming (later we realized they were not even listed as guests on the rental agreement). We talked to them for 30 minutes and they were aware we were waiting on the responsible party. During that time their child asked the wifi password and we explained it was posted in the master bedroom near the router. Our WiFi works in almost all places in the house and on front and back porches. Also discussed was if anything is unsatisfactory please let us know immediately so we can correct it. One topic of discussion was where to find the light switch so they could see outside if cooking on the grill after dark. We felt awkward so we decided to forego the introductions and left. The guests stayed the entire stay with only one complaint which was about the ac not working. We notified our certified HVAC technician who went to location immediately. He reported to us that the outside and inside components of the unit are on separate breakers and that the outside breaker was weak and tripping.
After they departed, I notified the guests that I was terrified as I was removing sheets and there was a very lifelike rubber snake left under a pillow requiring my husband to skip his paying job and come make the determination that it was fake. Her return text indicated shock and that she would speak to the children. Following that the barrage of text messages demanding a FULL REFUND began complete with embellished complaints.
I would also like to add that we have a professional exterminator treat the home quarterly. Since the home is near the river, has many large trees, and guests bringing groceries and luggage he knows we expect him to make sure he is treating especially for roaches. All dishes are supposed to be washed and put away by guests prior to departure. Had I known there was a problem I could have addressed it immediately.

I have lived in Leakey my entire life. Met my husband at college in Alpine, Texas and brought him back home with me. Eventually he also moved his mother here.
Why they chose this property
My mother-in-law bought this property in 1991 as her retirement home. My husband inherited it so since we already had a home in Leakey, we decided to create a vacation rental. I lost him in 2017 so I acquired partners that do rentals professionally. We have worked hard to gradually update the property and create a comfortable place for your vacation on the banks of the East Branch of the Frio River.
