San Silvestro is a unique 3 bedroom villa with private pool located just 2 km from the historic hilltop town of Cortona. Originally a small country church dating back over 700 years, the house still retains a fresco of the saint by the front door, giving it a rare sense of history and character.

This is a simple, authentic Tuscan home offering privacy and peace in an outstanding location. The villa is arranged over two floors.

On the lower floor there is a comfortable sitting room with a working fireplace and two sofas, leading to the dining room and a fully refitted kitchen with dishwasher. There is also a bathroom with shower on this level.

Upstairs you will find a large double bedroom with beautiful traditional country furniture, a twin bedroom, a small single bedroom and a bathroom with shower.

Broadband (wireless), washing machine, pool towels, barbecue and table football are provided.

The swimming pool is situated approximately 50 metres from the house and offers a peaceful place to relax. Outside the house, mature fig and bay trees provide natural shade and create a wonderfully tranquil atmosphere. It is the perfect base for guests seeking genuine Tuscany rather than polished luxury. The owners live about 50 metres away in their own villa and are available for advice if needed, while always respecting guests’ privacy. They also offer their own cold pressed olive oil for sale.

The location is one of the property’s strongest features. Cortona is just 2 km away and can be reached in 5 to 10 minutes by car, with car parks located just outside the historic centre. There is also a local bus a short walk from the house which takes around 15 minutes to reach the centre. Walking takes approximately 40 minutes.

Cortona is one of Tuscany’s most sought-after towns, with excellent restaurants, stylish boutiques and atmospheric medieval streets within ancient city walls. The views across the valley towards Lake Trasimeno are superb. The famous Etruscan Museum offers a fascinating glimpse into life over 2,000 years ago.

For everyday shopping, Camucia is only 1.5 km away and offers supermarkets, banks, cafés, bars and restaurants. The local cantina sells wine at very reasonable prices, and it is easy to pick up a takeaway pizza and head back to watch the sun go down over Cortona. Camucia is practical and convenient, while Cortona offers a more refined and tourist-oriented experience. Having both within a 10 minute drive gives guests the best of both worlds. The train station in Camucia is 5 minutes by car, 15 minutes by bus or around 25 minutes on foot.
