San Niccolò – A Charming Old Stone House in Istria.

Welcome to San Niccolò 2 — a charming century-old Istrian stone house surrounded by the peaceful countryside of northwestern Istria.

Carefully restored while preserving its original character, the house combines traditional stone, wooden details and the warmth of an old Istrian home with everything you need for a comfortable and relaxing stay.

The house is arranged over two floors. On the ground floor you will find a fully equipped kitchen and a cosy living and dining area. Upstairs are two bedrooms and two bathrooms. The bedrooms are connecting, making the house particularly comfortable for families travelling with children.
Outside, a small private terrace with garden furniture and a barbecue is a lovely place for slow breakfasts, relaxed dinners and quiet evenings under the Istrian sky.

San Niccolò is more than a holiday house. It is part of our life in Istria and a place whose traditions we love to share with our guests. We grow our own olives and produce our own olive oil — a small taste of the land and of a tradition that has shaped Istrian life for generations.

The house is set in a peaceful rural location, away from busy tourist areas. The Adriatic coast and beaches are approximately 5 km away, while Istria’s historic towns, local restaurants, wineries and beautiful countryside are all within easy reach.

This is not a modern resort villa. It is a house with history, character and the atmosphere of old Istria — a place for guests who appreciate authenticity, tranquillity and a slower way of life.

Die Wohnung war in einem sehr gepflegten Zustand und sehr gut klimatisiert. Es gab keine abgenutzten Utensilien, es war sehr gründlich gereinigt, Waschmaschine, Spülmaschine, alles hat funktioniert. Bettwäsche frisch bezogen, Handtücher in ausreichender Menge. Das Haus ist hochwertig renoviert. Stauraum fürs Gepäck hat es genug. Internet mit 50MBit völlig ok, um auch mal was aus dem HomeOffice zu tun. Wir haben vor der Anfahrt immer sehr schnell Antworten bekommen bei allen Fragen. Der Checkin war superfreundlich und es wurden auch mögliche Aktivitäten in der Nähe und Einkaufsmöglichkeiten genannt. Die Vermieter wohnen in der Nähe, sollte was sein. Man kümmert sich hier so unglaublich toll, man hat bspw. ohne zu fragen Holz für den Grill direkt bereitgestellt bekommen. Wenn man sich gesehen hat immer ein nettes Hallo und ob alles ok ist, hier steckt sehr viel Aufmerksamkeit in vielen Details. Bewerten wollte ich eigentlich nicht, da ich selbst so ein 5Sterne FeWo Sucher bin und dann nichts mehr finde und das hier wirklich ein Geheimtipp ist. Danke an die Vermieter, mehr kann man wirklich nicht machen, es war toll!

Lovely place

Ich hatte kürzlich das Vergnügen, in einer wunderschönen Unterkunft in Umag, Kroatien, zu übernachten. Die Unterkunft befindet sich in einer ruhigen und malerischen Gegend, die perfekt für einen erholsamen Urlaub ist. Lage: Die Lage der Unterkunft ist hervorragend. Sie liegt nur wenige Fahrminuten vom Strand entfernt, und auch das Stadtzentrum von Umag ist leicht zu erreichen. In der Nähe gibt es zahlreiche Restaurants und Einkaufsmöglichkeiten, was den Aufenthalt sehr bequem macht. Ausstattung: Die Unterkunft war modern eingerichtet und sehr sauber. Die Küche war gut ausgestattet mit allem, was man zum Kochen braucht, und das Wohnzimmer war gemütlich und einladend. Besonders hervorzuheben ist die großzügige Terrasse mit Blick auf das Meer, die zum Verweilen einlädt. Die Klimaanlage funktionierte einwandfrei, was an den heißen Sommertagen sehr angenehm war. Gastgeber: Der Gastgeber war sehr freundlich und hilfsbereit. Bereits vor unserer Ankunft erhielten wir ausführliche Informationen über die Anreise und die Schlüsselübergabe. Während unseres Aufenthalts stand er für Fragen jederzeit zur Verfügung und gab uns wertvolle Tipps zu Ausflugszielen in der Umgebung. Preis-Leistungs-Verhältnis: Das Preis-Leistungs-Verhältnis war sehr gut. Für die gebotene Ausstattung und die Lage war der Preis absolut angemessen. I was born and raised in Odessa, one of the most beautiful cities in the world. Growing up surrounded by its architecture taught me, almost without realizing it, to value things created with love — because Odessa itself is a city shaped by beauty, character and attention to detail.

When I moved from a big city to Istria, I discovered a completely different kind of beauty: extraordinary nature, the scent of the Mediterranean, and centuries-old stone houses that seemed silent, yet each carried its own story. I wanted to preserve that feeling and create a place that could become a true “Dream Home.”

For me, being a host is not about status or simply owning a property. It is a form of hospitality and care for others — creating a place where people can feel happy, peaceful and truly welcome.

Why they chose this property

I fell in love with Istria for its quiet, timeless beauty. Here, the Mediterranean meets the countryside — vineyards, olive trees, old stone houses and small villages are all part of everyday life.

I especially love the sense of space and tranquility, while the sea and the charming towns of Umag, Novigrad and Grožnjan are all within easy reach. It is a place where life naturally slows down, where you notice the scent of herbs, the changing light and the rhythm of the seasons.

For me, this part of Istria has something increasingly rare — authenticity. And that is exactly what made me want to call it home.

What makes this property unique

San Niccolò is more than a holiday house — it is a piece of old Istria with a story of its own. The property is over 100 years old, and during its restoration we wanted to preserve its original character while creating a comfortable home for modern life.

Old stone, traditional details and the traces of generations who lived here give the house an atmosphere that cannot be recreated in a newly built property. We have tried to preserve that soul rather than make everything look new and perfect.

The connection with the land is also part of San Niccolò. We care for our own olive trees and produce our own olive oil. Our guests can taste it during their stay and, if they wish, purchase a bottle to take a little piece of Istria home with them.

Perhaps what makes San Niccolò truly unique is this combination of history, simplicity and personal care. It is not a house created for tourists; it is an old Istrian home that has been given a new life and is now ready to share its story with those who stay here.
