Welcome to San Niccolò 2 — a charming century-old Istrian stone house surrounded by the peaceful countryside of northwestern Istria.
Carefully restored while preserving its original character, the house combines traditional stone, wooden details and the warmth of an old Istrian home with everything you need for a comfortable and relaxing stay.
The house is arranged over two floors. On the ground floor you will find a fully equipped kitchen and a cosy living and dining area. Upstairs are two bedrooms and two bathrooms. The bedrooms are connecting, making the house particularly comfortable for families travelling with children. Outside, a small private terrace with garden furniture and a barbecue is a lovely place for slow breakfasts, relaxed dinners and quiet evenings under the Istrian sky.
San Niccolò is more than a holiday house. It is part of our life in Istria and a place whose traditions we love to share with our guests. We grow our own olives and produce our own olive oil — a small taste of the land and of a tradition that has shaped Istrian life for generations.
The house is set in a peaceful rural location, away from busy tourist areas. The Adriatic coast and beaches are approximately 5 km away, while Istria’s historic towns, local restaurants, wineries and beautiful countryside are all within easy reach.
This is not a modern resort villa. It is a house with history, character and the atmosphere of old Istria — a place for guests who appreciate authenticity, tranquillity and a slower way of life.

I was born and raised in Odessa, one of the most beautiful cities in the world. Growing up surrounded by its architecture taught me, almost without realizing it, to value things created with love — because Odessa itself is a city shaped by beauty, character and attention to detail.
When I moved from a big city to Istria, I discovered a completely different kind of beauty: extraordinary nature, the scent of the Mediterranean, and centuries-old stone houses that seemed silent, yet each carried its own story. I wanted to preserve that feeling and create a place that could become a true “Dream Home.”
For me, being a host is not about status or simply owning a property. It is a form of hospitality and care for others — creating a place where people can feel happy, peaceful and truly welcome.
Why they chose this property
I fell in love with Istria for its quiet, timeless beauty. Here, the Mediterranean meets the countryside — vineyards, olive trees, old stone houses and small villages are all part of everyday life.
I especially love the sense of space and tranquility, while the sea and the charming towns of Umag, Novigrad and Grožnjan are all within easy reach. It is a place where life naturally slows down, where you notice the scent of herbs, the changing light and the rhythm of the seasons.
For me, this part of Istria has something increasingly rare — authenticity. And that is exactly what made me want to call it home.
What makes this property unique
San Niccolò is more than a holiday house — it is a piece of old Istria with a story of its own. The property is over 100 years old, and during its restoration we wanted to preserve its original character while creating a comfortable home for modern life.
Old stone, traditional details and the traces of generations who lived here give the house an atmosphere that cannot be recreated in a newly built property. We have tried to preserve that soul rather than make everything look new and perfect.
The connection with the land is also part of San Niccolò. We care for our own olive trees and produce our own olive oil. Our guests can taste it during their stay and, if they wish, purchase a bottle to take a little piece of Istria home with them.
Perhaps what makes San Niccolò truly unique is this combination of history, simplicity and personal care. It is not a house created for tourists; it is an old Istrian home that has been given a new life and is now ready to share its story with those who stay here.
